12 Ideas for Upper and Lower Units

Browse 12 interior looks for a Malaysian townhouse, from a lower unit opened to its garden to a duplex upper unit with a feature stair, then see what each involves.

📍 We serve KL, Selangor & Putrajaya.

Illustrative concept design: townhouse lower-unit living and dining on an oak-look floor with a grey sofa, a timber dining set and glass doors to a walled lawn

A Malaysian townhouse usually stacks two strata units in one landed-looking block: the lower unit gets the garden, the upper unit gets its own stair and often a duplex. Good design plays to each: open the lower unit to its garden and side yard, and make the upper unit's entrance stair, internal stair and balcony work hard. Because the units share a slab and a facade, plan for noise and leaks between them, and keep outside changes within the strata rules; the management's written approval comes first. These 12 concept designs show lower-unit, upper-unit and strata-friendly ideas. Use the filters below to narrow them by unit.

How to design a townhouse unit

Start with what you own. ClickBina's townhouse renovation guide explains that a townhouse usually sits under a strata title, so it is renovated like a condo in some ways and like a landed house in others: inside your parcel, non-structural work needs the management's written approval, while structural work, the facade, the roof and wet areas over the unit below need much more.

  • Lower unit: open the living room to the garden, use the side yard for drying and wet work, keep the facade within the rules.
  • Upper unit: make the entrance stair welcoming, turn the internal stair into storage, screen the balcony, add light from above.
  • Both: soft floors upstairs, careful wet-area work, and a colour scheme that reads with the other unit.

Plan the shared things together where you can. A repaint, a roof repair or a waterproofing job that covers both units usually works out better than two separate jobs a year apart.

Strata rules before you start

  • Management approval first. The townhouse guide explains By-law 27: proprietors may renovate their parcels, and the management may set conditions but cannot refuse unreasonably.
  • Wet areas. Relocating a bathroom or kitchen without an engineer's assessment and management approval is among the things the strata rules guide says you cannot do, because of the risk to the unit below.
  • Facade, grilles and awnings. Changing the external appearance needs approval; many schemes publish an approved design.
  • Extensions. A strata owner cannot extend outside the parcel boundary.
  • Solar and roof. For upper units, the condo and townhouse solar guide explains why the roof allocation matters.

What a townhouse makeover costs

ClickBina's guides quote (indicative Klang Valley ranges for 2026): a typical strata renovation deposit of RM500 – RM3,000, refundable after a final inspection; an aluminium sliding door at RM800 – RM2,000 per 2-panel set; laminate cabinet doors at RM280 – RM420 per foot run for under-stair or built-in storage; a basic built-in shoe cabinet at RM1,800 – RM3,200; and a basic fixed polycarbonate skylight at RM1,500 – RM4,000.

Ask for any work that touches the facade, the roof or a wet area to be priced separately, because it may need approvals that change the timing.

Common Questions

Do I need approval to renovate my townhouse?
Usually yes. Most townhouses are on strata title, so the management's written approval comes first; it may set conditions but cannot refuse unreasonably under By-law 27.
Can I open my lower unit to the garden?
Often, with approval. A wider opening changes the external appearance and may touch structure, so check with the management and an engineer before hacking.
How do I reduce noise for the unit below?
Use vinyl or timber floors with large rugs and felt pads, avoid hard tiles on bare slab, and agree noisy work days in advance.
Can I move the bathroom in a townhouse upper unit?
Only with an engineer's assessment and management approval, because a wet area over the unit below is a leak risk.
Can I change the grilles or awnings on my townhouse?
They are part of the external appearance, so they need approval. Many schemes publish an approved design that makes it simple.
How much is a townhouse renovation deposit?
ClickBina's strata rules guide lists a typical RM500 – RM3,000, refundable after a final inspection; each development sets its own.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show interior options. Your unit is assessed and quoted to its own layout and rules.
