Browse 12 ceiling designs that work with what a condo gives you: a low slab, deep beams, sprinkler heads and aircon piping.

Condo ceilings start low: ClickBina's small condo guide puts most Malaysian condos at about 2.7 – 3.0m from floor to ceiling, and every centimetre a false ceiling drops is a centimetre you lose. The slab and beams cannot be cut, the building's sprinkler heads and smoke detectors must stay working and reachable, and most bulkheads exist only to hide aircon piping or a curtain track. Good condo ceilings therefore do as little as possible: a bulkhead only where something needs hiding, a flat ceiling elsewhere, light from coves, tracks and slim downlights, or no false ceiling at all. These 12 concept designs show modern, minimalist, industrial, contemporary and Japandi options.
Each design below is an illustrative concept render of a condo ceiling, grouped by style. Tap any image to enlarge it, and open the details for what each idea suits, the finish and what to watch for. Every card links to the ClickBina guide that covers the work behind that look.

living room ceiling designs →These are illustrative concept designs created to show ceiling options for condo units. They are not completed ClickBina projects. We build plaster ceilings and bulkheads in condos across KL and Selangor, and your ceiling is assessed and quoted to its own height, beams, sprinklers and your building's rules.

Start by finding out why you want a false ceiling at all. In most condos the honest answers are aircon piping, a curtain track, a deep beam, concealed lighting or a wish to hide the slab's surface. Each of those needs only part of the ceiling, so the best condo ceilings drop only where they must and leave the rest at full height.
Then choose the look: a flat white ceiling with slim downlights, a single lit band, an exposed slab with track lights, or timber-look panels in one zone.
| Move | What it solves | What to check |
|---|---|---|
| Bulkhead on one wall | Hides aircon piping and a curtain track | Access panel for piping and drain |
| New flat ceiling | Clean surface, room for downlights | Sprinklers and detectors brought down by the right trade |
| No false ceiling | Keeps every centimetre of height | Neat conduit and pipe runs; more echo |
| Cove or lit edge | Soft indirect light | Depth lost where the cove sits |
| Ceiling cassette aircon | No wall unit over the bed | Ceiling depth, drain route, building rules |
| Painted or boxed beams | Turns beams into a feature | Cracks and dents show on dark paint |
| Room | Usually works | Watch for |
|---|---|---|
| Living room | Window-wall bulkhead, flat ceiling elsewhere, or exposed slab with tracks | Sprinkler heads and the beam line |
| Open kitchen | Lit drop over the cabinet run only | Hood duct route and heat over the hob |
| Bedroom | Flat ceiling with a cassette or a close-mounted fan | Clearance above the bed |
| Corridor | Slightly dropped ceiling with a linear light and a hatch | Pipe junctions above |
| Duplex void | Tall plain void with lit edges | Access to change bulbs |
This gallery is about ceilings in condo units. For room-by-room ideas, see the living room ceiling designs, the bedroom ceiling designs and the kitchen ceiling designs. If the room already feels low, making a low ceiling look higher explains what gains real height and what only looks like it.
Thinking of skipping the false ceiling? Do you need a false ceiling? weighs it up, and the exposed ceiling guide covers removing an existing one for the industrial look.
ClickBina's low ceiling guide puts a basic flat gypsum ceiling at RM8 – RM11 per sq ft, and the false ceiling cost guide puts a cove ceiling with LED lighting at RM12 – RM18 per sq ft (indicative Klang Valley ranges for 2026). A condo ceiling that drops only along one wall or over one zone costs far less than a full room, because you pay for the area actually built.
Sprinkler extensions, access panels, track lights and aircon cassettes are quoted as separate items, because they depend on the building's system and the fittings you choose. Ask for each one to be listed.
We build plaster ceilings, bulkheads, coves and access panels in condo units across KL and Selangor, and we plan them around your beams, sprinklers and aircon piping.
