Illustrative concept design: industrial living room with a cognac leather sofa against a grey concrete-look wall, black track lights, a steel shelf and a live-edge timber table

An industrial living room shows the bones of a building: concrete-grey walls, black steel, warm reclaimed timber, leather and exposed light. In a Malaysian condo or terrace, most of that look is built with finishes rather than by stripping the structure: microcement or concrete-effect paint, surface-run conduit, track lights and terrazzo-look tiles. The other half of the job is softening it so the room feels like a home, not a cafe. These 12 concept designs show walls and floors, steel and storage, light and ceilings, and soft industrial ideas. Use the filters below to narrow them by type or by home.

What makes a living room industrial

Industrial style comes from converted warehouses: raw concrete, brick, steel, old timber and visible services. Malaysian homes are mostly condos and terraces, so the look is usually created with finishes that read the same. ClickBina's industrial interior guide explains the whole-home approach and the strata limits; this gallery is only about the living room, and it avoids the epoxy floor, red brick-slip wall and glass study already shown there.

  • One raw surface. A microcement, concrete-effect or block wall as the main feature.
  • Black steel. Window grids, shelf frames, cabinets and light fittings.
  • Warm timber and leather. Reclaimed timber and cognac leather stop the grey from feeling cold.
  • Visible light. Track lights, conduit and filament bulbs instead of hidden cove lights.
  • Soft layer. Rugs, linen, rattan and plants make it a home.

Softening industrial for a family home

The difference between an industrial home and an industrial cafe is softness. Warm timber comes first, then textiles: a large rug, linen cushions and curtains. Leather adds warmth that ages well, and plants soften every hard edge. Keep the raw materials to one or two surfaces and use a warm grey, not a cold one; the grey wall paint guide explains the difference. Light should be warm and adjustable, which is why track lighting suits the style.

Practical limits in an industrial living room

  • Strata rules. In a condo the slab and structure are common property; real exposure is often limited, so applied finishes are the usual route.
  • Humidity. Raw steel rusts and raw brick sheds dust; use powder-coated steel and sealed finishes.
  • Heat. Dark ceilings and walls absorb heat and light; balance them with light walls and good ventilation.
  • Wiring. Surface conduit still needs proper circuits; removing a false ceiling changes where the wiring runs.
  • Noise. Hard surfaces echo; a rug and fabric sofa absorb sound.

What an industrial living room costs

ClickBina's industrial interior guide puts concrete-effect feature paint at RM500 – RM1,500 per feature wall and brick-type feature walls at RM2,000 – RM9,000, depending on material and wall size. It lists track lighting, pendants and loose furniture at RM4,000 – RM12,000.

The microcement guide lists a microcement-look accent wall at RM900 – RM1,500, and the track lighting guide lists a new wiring point at RM120 – RM250. Steel cabinets, shelving and windows are quoted per job. These are indicative Klang Valley figures for 2026.

Common Questions

What makes a living room industrial?
Concrete-grey surfaces, black steel, reclaimed timber, leather and visible lighting such as track lights and filament bulbs, softened with rugs and plants.
Can I have an industrial living room in a condo?
Yes, mostly with applied finishes: microcement or concrete-effect paint, surface conduit, a dark ceiling and track lights. Real exposure of the structure is often limited by strata rules.
What is the cheapest way to get the industrial look?
One concrete-effect feature wall, black track lighting with warm bulbs and a few steel and timber pieces of furniture.
Is microcement a good idea in Malaysia?
It works on a sound, dry wall with a skilled applicator. On a cracked or damp wall the finish will show the problem.
How do I stop an industrial living room feeling cold?
Add warm timber, leather, a large rug, linen and plants, and keep the lighting warm and adjustable.
Industrial or japandi for a living room?
Industrial is rawer and darker; japandi is calmer and lighter. A mix of warm timber slats with dark steel is a popular middle ground.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show industrial living room options. Your room is assessed and quoted to its own walls, ceiling and strata rules.
