Browse 13 homestay looks for guest rooms, family halls and back-of-house corners, then see what each one involves before you renovate.
📍 We serve KL, Selangor & Putrajaya.

A homestay interior has two jobs at once: it must look inviting in your listing and on arrival, and it must survive strangers, fast cleaning and back-to-back bookings. In Malaysia the looks guests search for are mostly kampung, modern and minimalist, and families and groups expect floor seating, enough beds, a place to pray and a bathroom that copes with a queue. These 13 concept designs show guest rooms, shared spaces and service corners for kampung houses, terraces and semi-Ds. Use the filters below to narrow them by style, by guest room or shared space, or by home type.
Each design below is an illustrative concept render of one homestay idea: a guest room, a shared space or a back-of-house corner. They are grouped by style, by guest room or shared space, and by home type. Tap any image to enlarge it. Every card links to the ClickBina guide that covers the work behind that look.

Start from the guests you want, not the furniture. A kampung stay for big families needs floor seating, many beds and a prayer corner; a city stay for couples needs quiet rooms, blackout and fast check-in. Then design for the cleaner: every surface will be wiped, mopped and changed far more often than in a family home.
ClickBina's house-to-homestay renovation guide covers the layout, sound, fire safety and plumbing behind these looks, and the short-stay set-up checklist covers locks, blackout and storage for a single unit.
| Style | Feels like | Works in | Watch for |
|---|---|---|---|
| Kampung | Timber, batik, verandah living | Timber or modern kampung houses | Termites and damp in old timber |
| Modern | Clean lines, neutral colours, timber accents | Terraces and semi-Ds | Looking like every other listing |
| Minimalist | White, calm, very little decor | Small rooms and city stays | Stains show on white surfaces |
| Peranakan heritage | Patterned tiles, pastel walls, dark timber | Old terraces and shophouse-style homes | Patterned tiles are hard to match later |
| Your homestay | Spend first on | Leave for later |
|---|---|---|
| Big family and group bookings | Beds, floor seating, a second bathroom, a prayer corner | Feature walls |
| Couples and city stays | Quiet walls, blackout, a good shower | Large shared lounges |
| Kampung or heritage house | Timber treatment, wiring, bathrooms | Changing the traditional look |
| Two-storey terrace | Sound between rooms, stair safety, a laundry | Extra decor in the corridors |
Design sits on top of the layout. The room-rental conversion guide explains partitions between rooms, and the kampung house interior design guide covers modernising a timber house without losing its character.
Before you renovate, check with your council and, in a gated or strata scheme, the management whether a homestay is allowed and which approvals or tourism registration it needs. For guest bedrooms in a family home, the guest room design gallery shows quieter, simpler ideas.
ClickBina's homestay conversion guide puts a basic bathroom re-do at RM6,000 – RM10,000 per bathroom and an insulated double-skin partition between rooms at RM28 – RM38 per sq ft (indicative Klang Valley ranges for 2026). Bathrooms and walls are usually the largest lines in a conversion.
For finishes and fittings, the SPC flooring guide lists mid-range SPC planks at RM7 – RM13 per sq ft installed, and the short-stay set-up checklist lists a blackout roller blind at RM180 – RM350 per window and a keypad digital lock at RM400 – RM700 supplied and installed. Built-in bunks, benches and shelving are quoted per job.
We renovate and fit out houses for homestay use as part of our renovation work: we build partitions, redo bathrooms, lay floors, and build bunks, benches and shelving to suit the look you choose. Locks, blinds and loose furniture are priced as items.
