12 Looks for Malaysian Condo Units

Browse 12 living room looks built around what a condo unit gives you: one long room, a balcony door, a beam and a building's rules.

📍 We serve KL, Selangor & Putrajaya.

Illustrative concept design: condo living and dining room with a boxed concrete beam, a grey sofa, a slim TV console and balcony glass looking out to other blocks

A Malaysian condo living room is usually one long room that holds the living and dining areas and ends at the balcony sliding door, with a concrete beam across the ceiling, an electrical distribution box somewhere on a wall and building rules on what you can hack. The good designs work with that shell rather than against it: a TV wall that hides the box, a beam boxed and lit, furniture that zones one room into two, and light colours that carry the balcony daylight deeper into the unit. These 12 concept designs show modern, contemporary, minimalist, Scandinavian, Japandi and darker looks. Use the style filter to narrow them down.

How to plan a condo living room

Start with the parts the building fixes. The balcony door, the windows and the facade belong to the building, the beams and slab cannot be cut, and the electrical distribution box, aircon points and sprinklers sit where the developer placed them. In most units the living room is also the corridor from the front door to the balcony, and the dining table shares the same room. A good layout answers four questions in this order.

  • Where is the walkway? Keep one clear path from the door to the balcony and the kitchen, then place furniture around it.
  • Which wall takes the TV? Usually the long wall opposite the sofa; check what is already on it, such as the DB box or a riser door.
  • How do living and dining separate? A rug, a pendant, a console or a see-through screen, not a solid wall.
  • Where does the light come from? Almost always only the balcony end, so the colours get lighter as they move away from it.

Then pick one style and let it run through the whole room. In a small unit two competing feature walls usually make the room look smaller, not richer.

This gallery covers the condo living room as a whole. The pieces inside it have their own galleries and guides: the living room ceiling designs for cove lights and bulkheads, the living room wall panel guide for TV and sofa walls, the balcony design gallery for the space beyond the sliding door, and small condo design ideas for the rest of a compact unit.

If you are planning the whole unit, not just the living room, the condo interior design guide explains the process, the management application and how a full design-and-build is priced.

Condo rules to check before you renovate

  • Management approval. ClickBina's condo interior design guide explains that every managed building asks for a renovation application first, with a refundable deposit (typically RM500 – RM3,000), approved working hours and no structural hacking.
  • Beams, columns and slabs stay. You can box and light a beam; you cannot cut it.
  • The facade is common property. Balcony enclosures, window frames and grilles are usually standardised by the building, and enclosing a balcony without approval is the classic enforcement target.
  • Sprinklers and smoke detectors. If a new ceiling or bulkhead covers the area, the heads have to be brought down to the new ceiling, not hidden above it.
  • Hard flooring. Some buildings ask for an acoustic underlay when you change to a hard floor, to protect the unit below.

What a condo living room costs

ClickBina's living room design guide puts a living room refresh of paint, lighting and decor at about RM3,000 – RM8,000, a feature wall with ceiling and lighting at RM8,000 – RM20,000, and a full living room with built-ins and finishes at RM18,000 – RM40,000 (indicative Klang Valley ranges for 2026). In a condo, add the building's refundable renovation deposit to your cash plan.

Carpentry, custom screens and mirror walls are quoted per job, because the wall length, board, glass and access to the unit change the price. Ask for each item to be listed separately so you can phase the work: walls and lighting first, then carpentry, then loose furniture.

Common Questions

How do I make a small condo living room look bigger?
Keep one clear walkway from the door to the balcony, use light walls and floors, float the TV console, and add a mirror on a side wall. Keep the dark colours and heavy pieces to one wall.
Can I hack a wall to open up my condo living room?
Structural walls, beams, columns and slabs cannot be hacked. Many buildings also restrict hacking non-structural walls without an engineer's endorsement, so ask the management office before you plan around it.
How do I hide the DB box on my TV wall?
Build the TV wall as a panel wall and give the box its own flush hinged door painted to match. It must stay reachable and must never be sealed behind fixed panels.
Can I enclose my condo balcony to make the living room bigger?
Only with the management's approval. The facade is common property, balcony enclosure designs are usually standardised, and enclosing one without approval is a common enforcement target.
How much does a condo living room makeover cost?
ClickBina's living room guide puts a refresh of paint, lighting and decor at about RM3,000 – RM8,000, and a full living room with built-ins and finishes at RM18,000 – RM40,000, before the building's renovation deposit.
How do I separate the living and dining areas in one room?
Use a rug under the sofa, a pendant over the table, a console behind the sofa or a see-through fluted glass screen. Solid walls block the balcony light and usually need approval.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show options for condo living rooms. Your unit is assessed and quoted to its own layout and your building's rules.
