Illustrative concept design: whole studio unit with a timber slat screen by the bed, a compact sofa, a window desk and a one-wall white kitchenette on a light oak floor

A studio, SOHO or SOFO unit is one open room that has to hold the bed, the living area, a desk and a kitchenette, so good design is mostly about zoning and storage. Screen the bed with a slatted divider, a glass box or curtains; make furniture do two jobs with a wall bed or a daybed; put the desk at the window; and use built-in storage on the walls. Many of these units sit on a commercial title with strict house rules on hacking, the facade and aircon, so the management's approval comes first. These 13 concept designs show zoned, multi-use and rental-ready looks. Use the filters below to narrow them by style.

How to design a studio or SOHO unit

Start with the building, then the layout. ClickBina's SOHO and SOFO renovation guide explains that these units are compact strata units, often on a commercial title, with house rules on hacking, working hours, the facade and aircon, and plumbing risers that may only suit a kitchenette. Inside those limits, the layout ideas that work are simple.

  • Zone the room with a slatted divider, a glass box, curtains or rugs rather than full walls.
  • Make furniture work twice: a wall bed, a daybed, a bench with storage.
  • Put storage on the walls: full-height built-ins, a wardrobe rail behind a curtain, a loft if the ceiling allows.
  • Give work its own spot: a desk at the window and, for calls or recording, acoustic panels.
  • Plan the kitchenette with the room; the studio kitchenette gallery covers it.

Keep one colour scheme and one wood tone across the whole room. In a single space, every extra material reads as clutter.

House rules before you start

  • Management approval. The SOHO guide says to apply before any work, with the scope, drawings for any wall, plumbing or electrical change, and the contractor's details; expect a refundable deposit.
  • Facade and aircon. Towers with central M&E or strict facade rules may not allow new trunking or outdoor units.
  • Short stays. Many strata buildings restrict short-stay letting; see the short-term rental guide.
  • Lofts and heavy fixings. A loft or a heavy wall bed is structural; confirm the slab and wall first.

What a studio makeover costs

ClickBina's guides give the scale (indicative Klang Valley ranges for 2026): a compact-unit renovation typically costs RM30,000 – RM75,000; a half-height bookshelf divider RM800 – RM3,000 and a full room divider or feature backdrop RM2,500 – RM6,000; a manual curtain track RM30 – RM120 per window and a ceiling-recessed one RM80 – RM200; and built-in cabinets with laminate doors RM280 – RM420 per foot run. The SOHO guide lists serviced-apartment renovation deposits on ClickBina's KL guide at RM1,500 – RM3,000.

Built-in carpentry returns more per ringgit than loose furniture in a small unit, so put the budget into storage and the divider first.

Common Questions

How do I separate the bed in a studio?
A floor-to-ceiling slat divider, a glass box with curtains, or full-height curtains on a ceiling track. Rugs and furniture work too if you cannot build anything.
Is a wall bed a good idea in a SOHO?
Yes, if the unit doubles as an office. It needs a solid wall and a proper mechanism, so check what the wall is made of first.
Do I need approval to renovate a studio or SOHO?
Yes. Apply to the management with the scope and drawings, pay the renovation deposit and follow the house rules.
What colours suit a small studio?
One light main colour and one wood tone across the whole room, so the space reads as one calm room rather than many.
Can I build a loft in my SOFO unit?
Only where the ceiling height allows and the management agrees; a loft is structural work and may need approval.
How much does a studio renovation cost?
ClickBina's small condo guide puts a compact-unit renovation at RM30,000 – RM75,000 (indicative 2026, Klang Valley); a divider or wall bed adds to that.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show interior options. Your unit is assessed and quoted to its own layout and rules.
