SOHO, SOFO and SOVO units are compact strata units, often on commercial titles, sold for living and working in the same space. Renovating one is like renovating a small condo, with three extra checks: the management's house rules and deposit, whether the plumbing risers can take a full wet kitchen, and whether aircon and facade changes are allowed in a building with central M&E. Plan the layout around built-in carpentry, keep the bathroom waterproofing sound, and confirm any change of use with the management first. SOHO, SOFO and SOVO: what the names mean

The letters describe how the unit was marketed, not a separate law. All are strata parcels in a larger building, managed by a JMB or MC like a condo.

Commercial title: what it changes for a renovation

Many of these units sit on land approved for commercial use, and the building may be registered for mixed use. For a renovation, the practical effects are about the building, not the tools:

  • The house rules may be stricter than in a residential condo, especially on hacking, working hours, contractor access and loading bays.
  • Some buildings distinguish permitted uses by unit type, so converting an office-layout unit into a residence (or the reverse) may need the management's consent.
  • The plumbing and M&E were designed for the use the developer planned, which may limit a full kitchen or extra aircon.
  • Short-stay letting is controlled by the building's by-laws, which the JMB or MC can tighten.

Management approval, deposit and house rules

Apply to the management before any work: submit the scope, drawings for any wall, plumbing or electrical change, and the contractor's details. Expect a refundable renovation deposit, rules on working hours and noisy work, lift protection, and waste removal. Layouts that work in a small unit

Compact units reward planning more than spending. The KL guides make the same point: built-in carpentry returns far more per ringgit than open shelving in a small unit.

  • Zone the open plan: sleep, work and living zones separated by a half-height cabinet, a sliding panel or a change in flooring rather than full walls.
  • Beds that work harder: a platform bed with storage, or a wall bed that folds away so the room works as an office by day.
  • Wall-mounted storage: TV and media walls with concealed storage, full-height wardrobes, and shelving above the desk.
  • Light and mirrors: keep the window side clear, use layered lighting, and place mirrors to bounce daylight.
  • Acoustic comfort: soft finishes and a good door seal help when a unit is both home and office.

Kitchenette or full kitchen: check the risers first

Many SOHO units are zoned commercial-residential and have kitchenette-grade plumbing risers. ClickBina's KL guide warns that these may not support a full-sized wet kitchen sink and hob. Before you plan a full kitchen, ask the management about the drain riser size, whether gas is available, and whether heavy cooking exhaust is allowed. A dry kitchenette with a compact sink, an induction hob and good storage suits most units and avoids grease-trap and smell complaints.

Bathroom and waterproofing

In a high-rise, a bathroom leak becomes the problem of the unit below. If the bathroom is being redone, full membrane waterproofing is not optional; if it is not, test it before you tile over it or cover it with new fittings. Aircon, ventilation and the facade

Many towers with SOHO and serviced units have centralised M&E or strict facade rules.
