Building a window seat

  • Board choice: the space next to glass gets hot by day and can collect condensation from aircon at night, so a moisture-resistant plywood carcass is worth it near the window.
  • Drawers or lid: drawers are easier to use but need depth and good runners; a lift-up lid suits seasonal storage.
  • Ventilation: leave a gap or vent at the back so stored bedding does not go musty against a cool window wall.
  • Cushion: a removable cover in a fabric that tolerates sun; bright sun fades fabric quickly.
  • Access: keep window handles, locks and the curtain track reachable after the seat is built.

A desk in the bay

A desk across a bay window gives the best daylight in the room, but a screen facing the glass sits against a bright background all day. Heat and glare

Check for leaks before boxing it in

Bay windows have more frame joints than a flat window, and the ledge is exactly where water from a failed seal ends up. Once a seat or cabinet covers the ledge, a leak can soak the carpentry for months before anyone notices. Before building:

  1. Look for stains, peeling paint or damp on the ledge and the wall below it.
  2. Check the sealant line round the outside of the frame and the weep holes in the frame bottom.
  3. Run water on the glass or wait for a heavy storm, and look at the ledge corners.

Hacking the ledge: usually not worth it

Some owners want the ledge removed so the floor runs to the glass. In a condo, the ledge and the window are usually part of the structure and the facade, so hacking needs written management approval, and an engineer should confirm what the ledge does structurally before anything is broken out.
