Most houses find space for a maid's room or utility room in one of four places: an existing store room, the space under the stairs, the rear yard, or a small extension. A utility room only has to keep the washer, dryer and cleaning things dry and ventilated; a room someone sleeps in also needs a window, fresh air, a proper door, power and a toilet nearby. Two different rooms

A utility room is a working space: the washing machine and dryer, an ironing area, brooms, the vacuum, cleaning products and spare household stock. It has to cope with water, heat and damp, and it needs a drain and power, but nobody lives in it.

A maid's room (helper's room) is a bedroom, even if it is a small one. Someone sleeps, rests and keeps their belongings there every day, so it needs what any bedroom needs: daylight and fresh air, privacy, a door that locks from inside, a light and sockets, and a toilet and shower close by. Many houses combine the two side by side at the back of the house, sharing the wet services.

The yard route is the most common in terrace houses, because the back of the house already has the kitchen, the drains and the water points. Light and fresh air come first

Malaysia's building by-laws expect rooms people live and sleep in to get natural light and ventilation from a window, which is why a windowless store or the space under the stairs is not a bedroom however it is furnished. For a maid's room, check before anything else that the room has, or can be given, a window that opens to the outside air.

A toilet and shower nearby

Many older terrace and semi-D houses already have a small toilet at the back near the kitchen, which makes a room beside it the natural choice. Where there is none, adding one means a water supply, a waste route to the existing drain and a floor that falls to a trap, all properly waterproofed. Walls, door and privacy

Carving a room out of a yard or a larger space means new walls. In a wet or semi-outdoor area, use brick or a moisture-resistant board, not ordinary board that swells when the yard floods or the washer leaks. The door should lock from inside and open without hitting the bed; a solid door gives more privacy than a louvred one. Power, lighting and the washer

  • A ceiling light and a switch by the door, and at least one socket for a fan and a phone charger in a bedroom.
  • A fan or an aircon point: a small room at the back of the house with a single window gets hot.
  • A dedicated point for the washer and dryer in a utility room, kept away from where water splashes.
  • An exhaust fan where there is no window, or where the dryer is used.

When approval is needed

Converting an existing store or spare room inside the house is renovation and usually needs no plan approval, though a strata scheme will still want to know about the work. Enclosing the yard with walls and a roof, or building an extension, adds floor area, so plans and council approval are needed first.
