Illustrative concept design: white condo laundry room with a washer under a grey worktop, a sink and a ceiling drying rack

A Malaysian laundry area is usually the service yard of a condo or the rear yard of a terrace house: a washing machine, somewhere to dry clothes, and storage that has to live with water, heat and humidity. A good laundry area design solves three things: drying (the right rack for the space and ceiling), the machines (water, drain and power in the right place, with room to open the door) and storage in a material that does not swell. The 13 concept designs below are grouped by style and by the home they usually suit.

How to choose a laundry area design

Start with how you dry clothes, because that decides what goes on the ceiling and the walls, and only then plan the cabinets around the machines.

  • Drying. A ceiling pulley rack or a motorised rack uses the ceiling of a small condo yard; a wall-fold rack suits a narrow utility balcony; a ceiling track with poles suits a long terrace yard; a covered outdoor drying area suits a landed home. The laundry rack cost guide compares them.
  • Machines. Side-by-side machines under a worktop give you a folding surface; a stacked washer and dryer saves floor space but needs the maker's stacking kit. Water, drain and power points decide where they can go; see the guide to relocating a washing machine point.
  • Cabinet material. A service yard is wet, hot and humid. Moisture-resistant plywood, PVC or foam board, aluminium and stainless steel last; ordinary board swells. The laundry and yard cabinet guide compares the materials.
  • Floor. The floor should fall to a floor trap; an anti-slip finish helps where water is splashed.

In a terrace house, the laundry often shares the back of the house with the wet kitchen; see the wet kitchen design ideas if you are planning both together.

Practical limits to check before you commit

  • Fixing the rack. A loaded rack is heavy. Ceiling racks must be fixed into the concrete slab or a joist, never into plasterboard alone.
  • Stacking. A dryer goes on a washer only with the maker's stacking kit, and the cabinet must never carry the dryer's weight. The washer-dryer stacking guide explains why.
  • Ventilation. A dryer in a closed room or closet pushes warm, damp air into it, which leads to mould. Plan a vent or an opening.
  • Water and drain points. Moving the machine means moving the tap point and the drain. Plan it with the layout, not after the cabinets are made.
  • Waterproofing. A yard floor that is washed down must fall to the drain and be waterproofed; see the wet floor waterproofing guide. An epoxy floor is a finish, not waterproofing.
  • Machine care. A hidden machine is still a machine to clean; see the washing machine cleaning guide.

Common Questions

What material suits laundry cabinets in a Malaysian service yard?
Moisture-resistant plywood with laminate doors for a covered yard, PVC or foam board where it gets wetter, and aluminium or stainless steel for an exposed or heavy-use yard. Ordinary particle board swells and is not suited to a yard.
Which drying rack suits a condo?
A ceiling pulley rack or a motorised ceiling rack uses the ceiling of a small service yard and keeps the floor clear. A wall-fold rack suits a narrow utility balcony with small loads.
Can I stack a dryer on top of my washing machine?
Yes, but only with the maker's stacking kit, and the cabinet around them must not carry the dryer's weight. Leave space and ventilation around the stack.
Can a ceiling rack be fixed to a plasterboard ceiling?
Not to the plasterboard alone. A loaded rack must be fixed into the concrete slab or a joist above the ceiling.
Do I need condo management approval for laundry area works?
Check the house rules. Racks and cabinets are usually fine, but anything that changes the facade, the drainage or the outside of the yard may need approval first.
What worktop works over a washing machine?
A hard, water-resistant top such as solid surface, quartz, sintered stone or a rendered concrete top. Laminate tops are vulnerable at the joins in a wet yard.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show style options. Your laundry area is planned and quoted to your own space, water and drain points and drying needs.
