In most Malaysian terrace houses the kitchen sits at the back of a long, narrow ground floor, between two solid party walls, with light and air coming only from the back yard. That shapes the design: the dry kitchen faces the dining table, the wet kitchen sits behind it or in a rear extension, the cooker hood ducts out of the back wall, and in a double-storey house there is often a bathroom right above. These 13 concept designs show dry kitchens, dry-wet splits and storage ideas for that plan. Wet kitchen looks have their own gallery, linked below.

How a terrace kitchen layout works

A terrace kitchen is shaped by the house around it. The two long side walls are party walls with no windows, so daylight and air come from the back. The ground floor usually runs in one line from the living room to the dining table to the kitchen, so the dry kitchen is on show. The wet kitchen, where heavy cooking happens, sits behind it near the back door or in a rear extension.

  • Let the dry kitchen face the table. An L-shape or a peninsula turns the kitchen toward the dining area and keeps the walkway to the back clear.
  • Use the party wall for storage. The long solid side wall is the natural place for tall pantry units.
  • Borrow light from the back. Glass panels, glass blocks or a glazed door between dry and wet kitchens keep the middle of the house from feeling dark.
  • Plan the hood duct first. The duct has to reach the rear wall, so the hob is usually on the back wall or close to it.
  • Look up. In a double-storey terrace the upstairs bathroom often sits over the kitchen, so plan the ceiling with an access panel.

Where the wet kitchen goes

This page covers the dry kitchen and the split between dry and wet. For the wet kitchen itself, see the wet kitchen design gallery. If you plan to build it out into the back yard, the rear kitchen extension guide for terrace houses covers the drain, setback and approval rules, and the dry and wet kitchen cost guide breaks down the budget. For the rest of the ground floor, see the terrace house interior design gallery.

Practical limits in a terrace kitchen

  • Walls. Opening a wall between kitchen and dining can be simple or not, depending on what the wall carries. The wall hacking guide covers what to check first.
  • Bathroom above. Pipes from the upstairs bathroom often run in the kitchen ceiling. Fix any existing leak before the new ceiling goes up, and keep an access panel.
  • Hood duct. The duct needs a route out through the back wall; every bend and every extra length reduces the extraction.
  • Gas and power. Moving the hob means moving the gas point and adding sockets; plan both before the cabinets are made.
  • Back yard space. The yard behind the kitchen is often the only source of light and air, so think twice before covering it fully.

What a terrace kitchen costs

ClickBina's kitchen design gallery quotes the kitchen renovation cost guide for a medium terrace or standard condo kitchen at RM20,000 – RM35,000. A basic glass partition to split dry from wet is RM8,000 – RM15,000 in the dry and wet kitchen cost guide.

For a lighter refresh, the cabinet door replacement guide prices a respray or reface of the cabinet doors only at RM800 – RM2,500 on a typical rental-unit refit, and the hood and hob cost guide adds RM200 – RM600 for ducting where a kitchen has never had a hood. These are indicative Klang Valley figures; your kitchen is quoted to its own size, finishes and plumbing.

Common Questions

Where should the dry kitchen go in a terrace house?
Usually at the back of the open ground floor, facing the dining table, with the wet kitchen behind it near the back door. That keeps the cooking smells away from the living room.
How do I split the dry and wet kitchen in a terrace?
A glass partition with a sliding or pocket door is the usual way. ClickBina's dry and wet kitchen cost guide puts a basic glass partition at RM8,000 – RM15,000.
My terrace kitchen is dark. What helps?
Bring light from the back: a glazed door or glass panel between dry and wet kitchens, glass blocks in the rear wall, and good ceiling lighting along the party wall.
Can I keep my old concrete kitchen counter?
If the base is sound and dry, new doors and a new top can refresh it. Check for damp under the old tiles before you commit.
Why is there a bulkhead in my kitchen ceiling?
In double-storey terraces the upstairs bathroom pipes often run above the kitchen. A dropped ceiling box hides them; keep an access panel so a leak can be reached.
Can the hood be on an inside wall?
Yes, but the duct then has to be boxed in to reach the back wall. Keep the run short with as few bends as possible.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show terrace kitchen options. Your kitchen is assessed and quoted to its own walls, pipes and layout.
