Illustrative concept design: internal courtyard with a slender tree in white pebbles and ferns, seen through open black-framed glass doors

An air well or internal courtyard is the open-to-sky space inside the footprint of the house: the narrow light well in many terraces and the larger courtyard at the heart of some semi-Ds and bungalows. It brings daylight and air into the middle of the house, so the design choices are about keeping it open, covering it, or planting it, and about rain: where the water falls, where it drains, and which plants survive the mix of rain and shade. These 13 concept designs show air wells and courtyards in modern, tropical and zen styles, both open to the sky and covered. Use the filters below to narrow them by style, open or covered, or home type.

How to plan an air well or courtyard

Decide first whether it stays open. An open air well brings the most light and air into the house, but also rain, leaves and sometimes animals. A covered one stays dry and can become usable floor, but it can trap heat. Many owners keep it open and plant it, or cover it with a roof that still lets air move.

  • Open, covered or partly covered. A glass or clear roof with louvres, or a fabric roof that retracts, gives a middle path between light, air and rain.
  • Plan the water. Rain and roof run-off land in the courtyard. A floor trap, a pebble drain or a channel must be able to cope with a heavy storm.
  • Plants for rain and shade. Ferns, palms, bamboo in a contained bed, and small trees suit the mix of bright sky and shade.
  • Look in from the rooms. Design the courtyard as a view from the living and dining rooms, with full-height glass where it matters.
  • Security. An open air well can be a way in; a grille or mesh over the top keeps it safe without closing it.

ClickBina's air well renovation guide explains whether to cover, enclose or keep an air well open; this gallery shows what each choice can look like.

The pieces of a courtyard have their own guides. The polycarbonate roofing guide covers clear covers, the skylight cost guide covers glass roofs, and the koi pond cost guide covers ponds with filtration.

For water features without fish, see the garden pond and water feature guide; for a courtyard that floods, the garden drainage guide explains falls and drains.

Rules and practical limits before you change an air well

  • Approvals. Covering or enclosing an air well can change the approved building; check with your council before turning it into a room.
  • Ventilation. The air well may be the only source of air for nearby rooms and bathrooms. A cover must leave openings so the house still breathes.
  • Drainage. Planting beds, ponds and decks must not block the floor trap; every surface needs a fall to a drain.
  • Damp walls. The walls around an air well get wet often. Fix any seepage before finishing or cladding them.
  • Water and mosquitoes. Ponds and bowls need moving water, fish or regular top-ups so mosquitoes do not breed.

What a courtyard or air well makeover costs

Covers have published ranges. ClickBina's air well guide cites a small fixed polycarbonate skylight at RM1,500 – RM3,500 installed, a small fixed glass skylight at RM3,500 – RM7,000 and a large custom glass roof at RM15,000 – RM35,000 (indicative Klang Valley ranges for 2026).

For water, the garden pond guide puts a basic small decorative pond at RM8,000 – RM15,000, and the koi pond guide puts a mid-size pond with proper filtration at RM15,000 – RM35,000. For floors and shade, the decking guide prices basic-to-mid WPC at RM30 – RM60 per sq ft installed, porcelain tiles run RM18 – RM35 per sq ft supplied and laid on the pebble wash guide, and a retractable fabric roof is about RM400 – RM900 per metre run on the awning guide.

Common Questions

Should I cover my air well?
Cover it if rain, leaves or animals are a real problem, but keep openings so air still moves. Many owners keep it open and improve the drainage and planting instead, which keeps the light and air the air well was built for.
What plants grow well in an air well?
Ferns, palms, clumping bamboo in a contained bed and small trees such as frangipani cope with rain and part shade. Avoid trees with aggressive roots near the floor trap and walls.
How much does it cost to cover an air well?
ClickBina's air well guide cites a small fixed polycarbonate skylight at RM1,500 – RM3,500 installed and a small fixed glass skylight at RM3,500 – RM7,000 (indicative Klang Valley, 2026).
Can I turn my air well into part of the room?
Enclosing it changes the approved building and can cut off ventilation to nearby rooms. Check with your council first, and plan how the surrounding rooms will still get air.
How do I stop an open courtyard flooding?
Give every surface a fall to a drain, keep the floor trap clear of soil and leaves, and size the drain or pebble basin for heavy storms.
Is a koi pond a good idea in a courtyard?
It can be beautiful in a semi-D or bungalow courtyard, but it needs filtration, a pump and power, and regular care. A stone water bowl gives the calm of water with far less work.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show courtyard and air well options. Your house is assessed and quoted to its own layout, drainage and building rules.
