Illustrative concept design: wide upstairs bungalow balcony under a deep white overhang with a frameless glass balustrade, grey tiles and lounge chairs

A bungalow balcony is usually a wide outdoor room off the master bedroom, often built over a room or porch below. That makes two things matter more than the railing style: the floor must be waterproofed and fall to a drain, because a leak shows up in the ceiling underneath, and the balcony needs shade and privacy, because it faces the sun and often the road. Good bungalow balconies combine a sheltering roof overhang or canopy, a safe railing (glass, metal or a solid parapet), planting or screens for privacy and a hard-wearing outdoor floor. These 12 concept designs show open, covered, planted and screened balconies; use the filters below to narrow them by style.

How to design a bungalow balcony

Start with what is under the balcony and which way it faces. Many bungalow balconies sit over a bedroom, a living room or the porch, so the floor is really a flat roof that people walk on, and its waterproofing and drainage matter more than its finish. Then decide what the balcony is for: a sitting area off the master bedroom, a place for plants, or simply light and air for the room behind it.

  • Shelter: a deep roof overhang, a glass canopy or a slat shade keeps sun and rain off the floor and the doors.
  • Railing: frameless glass keeps the view, metal bars suit a classic house, and a solid parapet gives privacy from the road.
  • Privacy and green: louvre screens and built-in planters soften the view from the street.
  • Floor: anti-slip outdoor tiles or deck tiles on a membrane that turns up the walls and falls to a drain.

For the outside of the whole house, the bungalow facade gallery shows how the balcony sits with the roof, walls and gate, and the terrace house balcony gallery covers the smaller balcony over a terrace porch.

Practical limits on a bungalow balcony

  • Waterproofing first. A balcony over a room is a flat roof; the balcony waterproofing guide explains why tile-on-tile fixes fail and why the membrane must turn up the walls and the door threshold.
  • Falls and drains. The floor must fall to the outlet, and planters, deck tiles and furniture must not block it.
  • Railing safety. Railings must be strong, high enough and without footholds or wide gaps; glass needs the right safety glass and fixings.
  • Structure and approvals. Enlarging a balcony, roofing it over or enclosing it can change the building and may need approval; ask before you build.
  • Wind. Canopies, louvres and shades on an upper floor take wind load and must be fixed into the structure.

What a bungalow balcony costs

The terrace house balcony gallery quotes ClickBina's balcony renovation cost guide for a basic balcony refresh (retile, waterproof and repaint the railing) at RM5,000 – RM10,000 and waterproofing a balcony slab at about RM1,500 – RM3,000. The balcony waterproofing guide puts a standard balcony strip, re-membrane and retile at RM1,200 – RM2,500, larger decks at RM2,500 – RM4,000 and up, and the membrane alone at RM6 – RM18 per sq ft. Bungalow balconies are often larger than these examples. For the extras, a structural glass balustrade is RM800 – RM1,800 per running metre, a tempered glass awning RM900 – RM2,000 per metre run, re-waterproofing a small balcony planter RM800 – RM1,500 and a bi-fold or stacking sliding door RM4,000 – RM12,000 (indicative Klang Valley ranges for 2026).

Ask for the waterproofing, the floor, the railing and any canopy, screens or doors to be listed separately, and fix the waterproofing before spending on the finishes.

Common Questions

Which railing suits a bungalow balcony?
It depends on the view and privacy you want. Frameless glass keeps the view, metal bars suit a classic house and are cheaper to maintain, and a solid parapet gives privacy from the road. All must be strong and without footholds.
Why does the ceiling under my balcony leak?
A balcony over a room is a flat roof. Leaks usually come from the edges: a membrane that does not turn up the walls, a low door threshold, a blocked drain or tiles laid over old tiles. Re-waterproofing fixes the cause.
Can I put a roof over my bungalow balcony?
A glass canopy over the doors or an open slat shade is usually simpler than a full roof. Roofing over or enclosing a balcony can change the building, so check approvals first.
How do I get privacy on a balcony facing the road?
Louvre screens, a solid clad parapet or built-in planters along the edge all block the view from the street while letting air through.
Are deck tiles good on a balcony?
Timber-look tiles or raised deck tiles make the floor warmer, but they must not cover the drain or raise the floor to the level of the door threshold.
How much does a bungalow balcony makeover cost?
ClickBina's guides put a basic balcony refresh at RM5,000 – RM10,000 and a standard re-waterproof and retile at RM1,200 – RM2,500, more for larger decks (indicative 2026, Klang Valley).
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show balcony options. Your balcony is assessed and quoted to its own structure and waterproofing.
