12 Ideas for Master and Small Condo Bedrooms

Browse 12 bedroom designs built around what a condo bedroom gives you: a bay ledge, a fixed aircon point, thin partition walls and not much floor.

📍 We serve KL, Selangor & Putrajaya.

Illustrative concept design: condo master bedroom with a cushioned bay window ledge, a white wardrobe wall, a wall aircon and an oak bed

The condo bedroom has a signature: the bay window ledge, a deep sill at about knee height that eats floor space unless you use it. Add an aircon point the building fixed, partition walls you cannot hack, and secondary rooms that are often small, and the good designs follow: the ledge becomes a desk, a reading nook or a headboard shelf, the wardrobe takes one full wall and hides the aircon or the TV, sliding doors clear the door swing, and the third room becomes a study or a kids' room. These 12 concept designs show modern, Japandi, Scandinavian, contemporary, minimalist and family options.

How to plan a condo bedroom

Start with what the room already has. The bay ledge, the window, the aircon point and the walls are fixed by the building, and condo bedroom walls are often thin partitions that should not be hacked. In most units the master bedroom is reasonable and the second and third rooms are small, so each one needs a clear job.

  • Give the bay ledge a use. A desk, a reading nook or a headboard shelf turns dead space into the best spot in the room.
  • Put the wardrobe on one full wall. Taking it to the ceiling holds more and lets you hide the TV or the aircon in it.
  • Check the door swing. Sliding wardrobe doors and careful bed placement stop doors hitting each other.
  • Decide the third room's job. Study, guest room, kids' room or walk-in wardrobe, not all four.

Then choose the look and keep it consistent with the rest of the unit, so the bedroom does not feel like a different flat.

Condo rules to check before you renovate

  • Partition walls only. Hacking is limited to non-structural partitions, and many buildings want an engineer's endorsement even for those.
  • Bay window and facade. The window, its frame and the outside of the bay are common property. You can build on the inside of the ledge; you cannot change the window.
  • Aircon position. The indoor unit and the compressor go where the building allows. Plan the wardrobe and bed around the aircon point, not the other way round.
  • Approval and hours. Carpentry, wiring and any hacking run through the management's renovation application and working hours.
  • Thin walls. Fabric panels help acoustics inside the room but do not soundproof a thin partition.

What a condo bedroom costs

ClickBina's bedroom design guide puts a bedroom refresh at around RM2,000 – RM5,000, adding a built-in wardrobe at RM6,000 – RM15,000, and a full bedroom with wardrobe, feature wall and ceiling at RM12,000 – RM25,000. The study desk cost guide puts a custom study desk and shelving unit at RM2,000 – RM5,000 (indicative Klang Valley ranges for 2026).

Bay-ledge seats, headboard walls, blinds and en-suite glass are quoted per job. Ask for the carpentry, electrical points and glass to be listed separately so you can see where the money goes.

Common Questions

What can I do with the bay window in my condo bedroom?
Use the ledge: top it with a board as a desk, add a fitted cushion for a reading nook, or push the bed against it and use it as a headboard shelf. The window itself stays as the building made it.
Can I hack the wall between two condo bedrooms?
Only if it is a non-structural partition and the management approves, often with an engineer's endorsement. Structural walls, beams and columns stay.
Where should the wardrobe go in a small condo bedroom?
On one full wall, taken to the ceiling, ideally the wall without the window or the door swing. Sliding doors help where the bedroom door would hit a swing door.
How much does a condo bedroom makeover cost?
ClickBina's bedroom design guide puts a refresh at around RM2,000 – RM5,000 and a full bedroom with wardrobe, feature wall and ceiling at RM12,000 – RM25,000.
Can I move the aircon in my condo bedroom?
The indoor unit and compressor positions are set by the building. Plan the wardrobe and bed around the aircon point; setting the unit into the wardrobe top is a neat option.
How do I fit two kids in one condo bedroom?
Two single beds against opposite walls with a shared desk under the window, and wall cabinets above, usually fits better than a bunk bed in rooms with a low ceiling.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show condo bedroom options. Your room is assessed and quoted to its own size, walls, aircon point and your building's rules.
