Window Design Ideas
for Terrace & Condo Homes

Browse 12 window designs by style and home, then check how each opens, the frame, the practical limits and the price per panel.

Illustrative concept design: living room lined with tall bronze-framed glass panels and sliding doors opening to a garden

A window design comes down to three choices: how it opens (casement, sliding, top-hung, louvre or fixed), the frame (aluminium, uPVC or timber, in white, silver, black or bronze) and the glass (clear, frosted, tinted or double glazed). Casements seal better against rain and noise, sliders save space, and fixed or high windows bring light where you do not need air. In a condo the outside face of the window is part of the building, so management approval comes first. Use the filters below to narrow the 12 concept designs by style or home type.

How to choose a window design

Start with what the window has to do in that room: let in air, keep out rain and noise, give privacy, or simply bring in light. The same opening can take very different windows depending on which job matters most.

  • Casement for bedrooms and living rooms: it opens fully and seals well against rain and noise.
  • Sliding where an opening sash would hit furniture or a walkway, such as over a desk or a corridor.
  • Top-hung for bathrooms and laundries that need air even in light rain.
  • Fixed or high (clerestory) windows for stair voids and double-height halls that need light, not air.
  • uPVC or double glazing for high floors and roadside rooms where noise and heat matter.

Then choose the frame colour and the glass. Black and bronze frames suit modern and modern-classic homes; white suits almost everything. Frosted glass gives bathroom privacy, and a solar film helps a west-facing room.

Practical limits to check before you commit

  • Condo approval first. In a condo the outside face of the window is part of the facade, so management approval comes before any change; see the strata renovation rules.
  • Escape route. If the window has a grille, include at least one quick-release emergency panel per floor so people can get out in a fire.
  • Safety glass. Use tempered or laminated glass for large and low panes.
  • Repair before replace. Most window complaints are leaks, stiff hinges or worn seals that can be repaired; see window leak repair.
  • New or wider openings. Cutting a bigger opening changes the wall and needs a proper lintel; see lintels above doors and windows.

What these window designs cost

ClickBina's doors and windows guide gives indicative Klang Valley prices for 2026: RM250 – RM600 per panel for a standard-size aluminium casement window, RM200 – RM500 per panel for an aluminium sliding window, and RM500 – RM1,200 per panel for a uPVC casement window.

Louvre, fixed, top-hung, timber and tinted windows are quoted per job, because the size, the glass and the access vary so much. The window replacement cost guide explains what else goes on the quote, such as removing the old frame, making good the plaster and repainting.

About the images: every image on this page is an illustrative concept design generated to show a style option. Captions describe what each render shows. RM figures are quoted unchanged from the ClickBina guides named above, indicative Klang Valley ranges for 2026. No safety-glass height figure is given, because the source guide states two different thresholds.

Common Questions

Casement or sliding window: which is better?
A casement opens fully and seals better against rain and noise. A sliding window saves space because nothing swings out, but it leaks more air and sound. Many homes use casements in bedrooms and sliders where space is tight.
Aluminium or uPVC windows?
Aluminium is slimmer, cheaper and comes in more colours. uPVC has chunkier frames but better seals, which helps on noisy high floors, at a higher price per panel.
Do I need condo approval to change my windows?
Yes. The outside face of the window is part of the building facade, so management approval comes first, and many condos specify the frame colour and type.
Which windows cut traffic noise best?
Well-sealed casements with laminated or double glazing. The seals matter as much as the glass; a leaky slider stays noisy whatever glass it has.
Can old nako windows be replaced?
Yes. Louvre windows are often swapped for casement or top-hung windows that seal better against dust, insects and rain.
Should I repair or replace my windows?
Most complaints are leaks, stiff hinges or worn seals that can be repaired. Replace when the frames are corroded or you want a different type of window.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show style options. Your windows are measured and quoted on their own openings and building rules.
