Illustrative concept design: open dining and living hall with a timber dining table, glass sliding doors along the garden side and timber roof beams at the ceiling edges

A single-storey semi-D puts every room on one level, with a whole open side facing a side garden and the roof directly above. That gives it three strengths: rooms can open onto the garden, ceilings can rise into the roof space, and with no stairs it is the natural house for older parents. The design work is about using the garden side, bringing light into the middle of a wide plan and keeping floors level. These 12 concept designs show halls, bedrooms, kitchens, bathrooms and outdoor rooms for a single-storey semi-D.

How a single-storey semi-D differs

A single-storey semi-D is wider than a terrace and has a whole open side, but keeps everything on one floor. The open side gives the bedrooms, the dining area and the corridor real windows onto a side garden. The roof sits directly over every room, so ceilings can rise and skylights can go almost anywhere, but every room also feels the roof heat. And because there are no stairs, it is often the house older parents move into.

  • Face the garden. Put the master bedroom, the dining area and the family room on the open side.
  • Light the middle. A wide plan can leave the centre dark; a skylit courtyard or roof lights fix it.
  • Raise the hall. A raked ceiling in the living hall makes the most of the roof space.
  • Plan for heat. Insulate the roof before any feature ceiling.
  • Keep it level. Level thresholds, wide doors and a level entrance keep the house usable for life.

Designing for ageing in place

A single-storey semi-D is already on one level inside, which makes it easy to adapt. The elderly parents home modification checklist lists the changes that matter most, and the ground-floor bedroom and bathroom guide covers the bathroom details. In a one-floor house the work is usually a level-threshold shower, grab bars, wider doorways and a level entrance.

Grab bars must be fixed into solid wall; the grab bar installation guide explains why. Outside, a gentle ramp to a covered side door is often easier than changing the front entrance; see outdoor steps and ramps.

Practical limits in a single-storey semi-D

  • Walls that carry the roof. Some internal walls support the roof; the wall hacking guide explains what to check before opening up.
  • The party wall. The side shared with the twin has no windows; keep services and storage there.
  • Side setbacks. Patios, porches and extensions on the open side are limited by council setbacks and may need approval.
  • Going up later. If a second floor is possible one day, read adding a second storey before you spend on ceilings.
  • Roof openings. Every skylight and courtyard roof must be flashed and sealed properly.

What a single-storey semi-D renovation costs

For ceilings, ClickBina's living room ceiling guide lists a flat ceiling at RM6 – RM12 per sq ft and a perimeter cove at RM15 – RM25 per sq ft, and the roof insulation guide lists reflective sarking during a re-roof at RM1,500 – RM2,500. The skylight cost guide puts a basic fixed polycarbonate skylight at RM1,500 – RM4,000 and a mid-range fixed glass skylight at RM4,000 – RM9,000.

For ageing-in-place work, the home modification checklist puts a new WC at RM350 – RM1,200 supplied and installed. Layout changes, courtyards and patios are quoted per job. These are indicative Klang Valley figures for 2026.

Common Questions

What is different about designing a single-storey semi-D?
Everything is on one floor with a whole open side. Rooms can open onto a side garden, ceilings can rise into the roof space, and there are no stairs, which suits older parents.
How do I bring light into the middle of a single-storey semi-D?
Add a skylit courtyard or roof lights in the centre of the plan, and open the corridor to the side garden with glass.
Is a single-storey semi-D good for elderly parents?
Yes. With level thresholds, a walk-in shower, grab bars, wide doors and a level entrance it can serve for life.
Can I raise the ceiling in a single-storey semi-D?
Often, with a raked ceiling following the roof. Insulate the roof first and keep access to the roof space for wiring and leaks.
How much does a level-floor bathroom cost?
It is quoted per job, because the floor and drain have to be reworked. ClickBina's home modification checklist puts a new WC at RM350 – RM1,200 supplied and installed.
Can I build a covered patio on the side?
Usually, within the council's side setbacks. A roofed structure may need approval, so check before building.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show single-storey semi-D options. Your house is assessed and quoted to its own roof, walls and services.
