Flat & Apartment Living Room Design
12 Ideas for a Narrow Living Room

Browse 12 living room ideas for older flats and apartments, where the front door opens into a narrow strip that is also the dining room and the way to the bedrooms.

📍 We serve KL, Selangor & Putrajaya.

Illustrative concept design: narrow flat living room with a TV over a white console, a tall white cabinet wall, an armchair and a balcony door with sheers

In most older Malaysian flats and low-cost apartments the living room is a narrow strip with the front door opening straight into it, a grilled window or small balcony at the far end, a bare ceiling, and the corridor to the bedrooms running off one side. It has to be the entrance, the living room, the dining room and sometimes the guest room. The ideas that work give the door a screen or a shoe cabinet, keep one wall for the TV, put dining by the window, soften the grilles, and use paint, rugs and curtains instead of carpentry where the budget is tight. These 12 concept designs show modern, minimalist, Scandinavian, Japandi, tropical and budget ideas.

How to plan a flat living room

Start with the walkway. In a narrow flat living room the path from the front door to the corridor and the kitchen is fixed, so furniture goes along the walls and the middle stays clear. Then give each part of the strip one job.

  • At the door: a tall shoe cabinet or a screen so the room is not seen straight from the corridor.
  • Along one wall: the TV, on a floating shelf or open shelving rather than a deep cabinet.
  • At the window: dining or a bench, where the light is best, with the grilles softened by plants or sheers.
  • Over the floor: one continuous floor and a rug to mark the sofa area.

Where the budget is small, paint, curtains, rugs and a few plants change a flat living room more than any carpentry.

This gallery covers the living room. The flat interior design gallery covers the whole unit, and the walk-up and low-cost flat renovation guide explains what to fix first. For the details, see foyer and shoe storage, floating shelves and room dividers without walls.

Rules and checks for flats

  • Management approval. Carpentry, wiring and any hacking need the management's approval and set hours; ClickBina's walk-up flat guide lists a typical renovation deposit of RM500 – RM1,500.
  • Stairs. Built-ins have to fit up the stairs and round the landings, so order them in modules.
  • Rented units. If you rent, ask the landlord in writing before drilling or painting.
  • Grilles. Keep window grilles openable where they are an escape route; soften them rather than seal them.
  • Old wiring. Surface wiring in older flats may need checking before you add sockets for the TV and lights.

What a flat living room costs

ClickBina's walk-up and low-cost flat guide puts a full interior repaint at RM3,000 – RM5,500 and vinyl plank flooring for the living room and bedrooms at RM5,000 – RM10,000, within a cosmetic refresh of the whole flat at RM12,000 – RM25,000 (indicative Klang Valley ranges for 2026).

Shoe cabinets, benches, shelving and screens are quoted per job. Rugs, curtains and plants are the cheapest changes and need no approval at all.

Common Questions

How do I arrange a narrow flat living room?
Keep the walkway clear and put the furniture along the walls: the TV on one wall, the sofa on the other, and dining by the window. A rug marks the sofa area.
My front door opens straight into the living room. What can I do?
Add a tall shoe cabinet or a screen beside the door so the room is not seen from the corridor, keeping the door and grille gate clear.
What is the cheapest way to refresh a flat living room?
Paint, new curtains, a large rug and plants. ClickBina's walk-up flat guide puts a full interior repaint at RM3,000 – RM5,500.
Can I put a dining table in a small flat living room?
Yes, push a small table to the window with a built-in bench or two chairs, so it does not block the walkway.
How do I hide the TV cables on a flat wall?
Plan a socket behind the TV and run the cables inside the wall or in a slim trunking painted the wall colour.
Can I renovate a rented flat?
Only with the landlord's written permission. Rugs, curtains and free-standing furniture are the safest changes.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show living room options for flats and apartments. Your room is assessed and quoted to its own size, condition and the management's rules.
