What “tenant-proof” really means

No finish survives every tenant. The goal is different: choose materials that take ordinary wear without looking tired, that do not fail when water or a heavy bag hits them, and that can be patched or replaced one piece at a time. A floor that swells when a mop is left on it, or a kitchen carcass that crumbles after one leak, turns a normal tenancy into a big repair bill.

Floors: the biggest decision

The rental damage guide recommends vinyl plank as more damage-resistant than parquet. It is water-resistant rather than waterproof at the joints, so keep it out of bathrooms and wet kitchens.

Existing tiles in good condition are already one of the toughest rental floors. If only a few are cracked, replacing those tiles is cheaper than covering the whole floor, provided spares or a close match can be found.

Walls: washable paint and tough panels

Repainting is the most common turnover job. The rental refurbishment cost guide recommends washable emulsion for rentals, so light scuffs can be wiped off during a tenancy instead of repainted. Keep one colour across the unit and record the product and shade, so touch-ups match.

In high-traffic spots, such as the entrance, behind the sofa or along a corridor, a wall panel or dado takes knocks better than paint.
