Illustrative concept design: master bedroom with a grey bed facing black-framed glass doors to a balcony, an oak wardrobe wall and a ceiling fan

Upstairs in a double-storey terrace there are usually three kinds of bedroom: a front master bedroom opening onto the balcony over the porch, one or two small rooms at the back facing the back lane, and sometimes a middle room with no outside window at all. The side walls are party walls, so light and air come only from the front, the back or above. Good designs use sliding doors, corner wardrobes and built-ins to save floor space, a skylight or a new use for the dark middle room, and soft finishes on the shared wall. These 12 concept designs show terrace bedrooms in modern, Japandi and contemporary styles.

How the bedrooms of a terrace house work

A double-storey terrace usually has three or four bedrooms upstairs, arranged along the length of the house. The master bedroom is at the front, over the car porch, with the best light and often a balcony. One or two small rooms sit at the back facing the back lane. In many layouts there is also a middle room between them with no outside wall, lit only by the stairwell or an air well. The side walls are party walls shared with the neighbours.

  • Open the master to the front. Glass sliding doors or a bay daybed make the most of the best light.
  • Save floor in the small rooms. Sliding doors, corner wardrobes, loft beds and desks under windows leave more floor clear.
  • Rethink the middle room. Add a skylight, or turn it into a walk-in wardrobe or a study.
  • Soften the shared wall. Acoustic panels or upholstered headboards reduce echo and some neighbour noise.
  • Tidy the services. Box in aircon pipes and plan sockets before carpentry.

For the whole upper floor, including the family hall at the top of the stairs, see the terrace house interior design gallery.

The windowless middle room

Many terraces have a middle bedroom with no outside wall. Under building rules a habitable room needs natural light and air, which is why these rooms are often lit by the stairwell or an air well. There are two good answers: bring light in from above with a skylight, or stop using it as a bedroom and turn it into a walk-in wardrobe or a study.

Because the middle room is right under the roof, a skylight there needs proper flashing, and the roof above should be insulated so the room does not overheat.

Practical limits in terrace bedrooms

  • The party wall. It is shared with the neighbour; fix panels and wardrobes to your own plaster and deal with damp first. See the party wall guide.
  • Wardrobe depth. Small rooms lose a lot of floor to a deep wardrobe; the standard wardrobe size guide helps you plan.
  • Openings. Widening the front window into doors needs a lintel and a waterproof balcony outside.
  • Ceilings. Bulkheads and cove ceilings lower the room; keep them slim in small rooms, see bedroom ceiling designs.
  • Heat. Upstairs rooms sit under the roof; blinds, insulation and good aircon placement matter.

What terrace bedroom work costs

ClickBina's bedroom design gallery puts a bedroom refresh at around RM2,000 – RM5,000 and adding a built-in wardrobe at RM6,000 – RM15,000. For doors, the barn door guide quotes an aluminium sliding door at RM800 – RM2,000 per 2-panel set for comparison.

For the middle room, the skylight cost guide puts a basic fixed polycarbonate skylight at RM1,500 – RM4,000. Wall beds, loft beds, acoustic panels and bulkheads are quoted per job. These are indicative Klang Valley figures for 2026.

Common Questions

How do I make a small terrace bedroom feel bigger?
Use a sliding or barn door instead of a swinging one, a corner wardrobe, a loft bed for children and a desk under the window.
What can I do with a windowless middle room?
Add a skylight to bring in daylight, or use it as a walk-in wardrobe or study instead of a bedroom.
Can I open my master bedroom onto the porch-roof balcony?
Often, by replacing the window with glass sliding doors. The opening needs a lintel and the balcony must be waterproof.
How do I reduce noise from the neighbour's side?
Acoustic slat panels or an upholstered headboard on the shared wall soften echo and some noise; louder noise needs a proper wall lining.
How much does a built-in wardrobe cost?
ClickBina's bedroom design gallery puts adding a built-in wardrobe at RM6,000 – RM15,000, depending on size and finish.
How do I hide aircon pipes in a bedroom?
Run them inside a slim plaster bulkhead along the top of the wall, with an access panel at the joints and the drain line.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show terrace bedroom options. Your rooms are assessed and quoted to their own size, walls and services.
