A master bedroom with an en-suite is planned as one suite: the sleeping area, a dressing or wardrobe zone, and the attached bathroom, with a sensible route from bed to wardrobe to shower and a way to keep bathroom steam and noise out of the bedroom. Renovate the bathroom first because it is the wet, messy work, then the bedroom finishes and carpentry. Adding an en-suite where there was none depends on getting a drain to a soil stack with enough fall. Most master bathrooms in older Klang Valley homes are small and have ageing tiles, fittings and waterproofing. When you renovate the suite, decide early whether the bathroom is a refresh (new fittings, vanity and lighting on the existing tiles) or a full redo (hack out, new waterproofing, new tiles). Turning part of the master bedroom, or an adjoining small room, into a bathroom is a common upgrade in older terraces. What decides whether it works:
An en-suite shares air with the room you sleep in. A properly sized exhaust fan that runs during and after a shower, a door that seals well, and a floor trap that holds water stop steam, mould and drain smells from reaching the bedroom. The wardrobe is usually the biggest single item in a master bedroom budget. Full-height built-ins use the space best; a walk-in or walk-through suits a larger room. Plan internal fittings (drawers, hanging heights, shoe racks) around what you actually own, and light the inside of deep wardrobes.
Where the budget is limited, spend in this order: the bathroom's waterproofing and plumbing, because they are expensive to redo later; then the wardrobe, which you use every day; then lighting and the ceiling; and finally decorative items such as a feature wall, which can be added at any time without disturbing the rest. Keep the wardrobe carcass off the floor of a room that is mopped often, choose door finishes that do not show fingerprints, and allow for an aircon and power point inside a walk-in if it has no window, so it does not become a warm, stale cupboard.
