Unlike a terrace, a semi-D can extend sideways into the side land as well as backwards, and the new room gets windows on the open side. That opens up side family rooms, side wet kitchens, L-shaped wraps round the back corner and rooms over the car porch. The design questions are how the extension meets the twin's roof line, how far it may go into the side setback, and whether it keeps a path for upkeep along the boundary. These 12 concept designs show side and rear extensions for semi-Ds. Every extension needs approved plans before work starts.

How a semi-D extension is shaped

A semi-D has three directions to grow in: back, sideways into the side land, and up over the porch or kitchen. The side is what makes it different from a terrace, because a side room can have real windows onto a side garden. The limits come from the council's setbacks on the open side, the drain or lane at the back, and the twin house joined to yours at the party wall.

  • Side for living. A side family room or sunroom gets daylight and garden views.
  • Back for service. Wet kitchens, laundries and helper's rooms usually sit at the rear.
  • Up for privacy. A room over the porch adds a bedroom or study, if the structure allows.
  • Keep a path. Stop the side extension short of the fence so the wall, gutter and drain can be reached.
  • Respect the twin. Match the roof line and materials so the pair still reads as a pair.

For terraces, which can only go back or up, see the sibling terrace house extension gallery.

Light, roofs and the junction with the old house

A side extension can take light from its own side windows, but a rear room or an L-shaped wrap can darken the old rooms behind it. A roof light along the old wall, or a small courtyard inside the L, keeps those rooms bright.

Where the new roof meets the old wall or the twin's roof, water finds its way in unless the junction is flashed properly; the roof flashing guide explains apron and step flashing. New footings next to the old house may need deeper foundations or piles; see the foundation guide.

Rules and limits for a semi-D extension

  • Approved plans. An extension needs plans approved by the council before work starts, prepared and submitted by a qualified person; see who can submit building plans.
  • Setbacks. The side land is limited by setback rules; the corner and side land guide explains how they apply to side extensions.
  • Building without approval. The illegal extension guide covers stop orders and demolition of unauthorised structures.
  • The rear drain. The rear kitchen extension guide covers drain reserves and foundations next to a drain.
  • The twin. Work along the party wall or the shared roof line affects your neighbour; agree access and protection first.

What a semi-D extension costs

ClickBina's corner and side land guide lists a side extension of 80 – 150 sq ft at RM20,000 – RM55,000 before consultant and council fees, and the rear kitchen extension guide puts a full rear extension at RM40,000 – RM120,000, with a wet kitchen adding RM10,000 – RM30,000.

For doors and light, the folding door guide puts a bi-fold or stacking sliding door at RM4,000 – RM12,000, and the skylight cost guide lists a basic fixed polycarbonate skylight at RM1,500 – RM4,000 and a mid-range fixed glass skylight at RM4,000 – RM9,000. These are indicative Klang Valley figures for 2026.

Common Questions

Can a semi-D extend sideways?
Yes, into the side land on the open side, within the council's setback rules. A side room can have windows onto the side garden, which a terrace extension cannot.
How much does a semi-D side extension cost?
ClickBina's corner and side land guide lists a side extension of 80 – 150 sq ft at RM20,000 – RM55,000, before consultant and council fees.
Do I need approval to extend a semi-D?
Yes. Extensions need plans approved by the council before work starts, prepared and submitted by a qualified person.
Can I build a room over my car porch?
Sometimes. An engineer has to confirm the porch structure and foundations can carry a room, and the plans need approval.
Should I leave a gap between the extension and the fence?
Yes, where you can. A maintenance path lets you reach the wall, gutter and drain, and setbacks often require it anyway.
How do I stop the extension leaking at the old wall?
Flash the junction properly with apron or step flashing, give the new roof a fall away from the house and seal any roof light along the joint.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show semi-D extension options. Your extension is assessed and quoted to its own lot, setbacks and structure.
