Terrace House Extension Design
12 Rear and Upstairs Ideas Between Two Party Walls

Browse 12 extension looks for a terrace house, where the new room can only go back or up and gets no side windows, then see what each one involves.

Illustrative concept design: rear extension dining room with a gabled timber-lined ceiling, a glazed gable end, black folding glass doors open to a planted yard and a long timber table

A terrace house can only extend backwards into the yard or upwards over the kitchen, because both sides are party walls. That makes light the main design problem: the new room has no side windows, so roof lights, clerestory strips, high louvres, a light well or glazing at the back carry the design. The other problem is the junction, where the new roof meets the old house and the neighbours' walls. These 12 concept designs show rear rooms, upstairs rooms and the details that keep them bright and dry. Every extension needs approved plans before work starts.

How a terrace extension is shaped

A terrace extension starts from three fixed facts. Both sides are party walls, so the new room cannot have side windows. The back of the lot ends at the back lane or the drain reserve, so the room can only go so far. And the new roof has to meet the old house and the neighbours' walls without leaking. Everything else is a choice.

  • Back or up. A rear room on the ground floor is the usual choice; an upstairs room over the kitchen adds space without losing the yard but needs a structural check.
  • Light from above. Roof glazing, a clerestory strip or high louvres replace the side windows the room cannot have.
  • Keep a gap. A small light well between house and extension keeps the old kitchen bright.
  • Match or contrast. From the back lane, an extension can match the house or be a clear new box; both work if the junction is neat.
  • Decide the use first. A wet kitchen, a dining room and a laundry need different drains, power and ventilation.

If you only need shelter for laundry or a work area, compare it with a roof cover first: back yard roof cover or full extension sets out the difference.

Getting light into a room with two party walls

Because the side walls are shared, light has to come from the roof or the back. A skylight over the darkest part of the room, a clerestory strip set above the neighbour's roof line, or a band of high louvres on the back wall each bring in daylight; louvres also let hot air out.

Under a metal roof, plan roof insulation before the ceiling goes up, or the room will be hot in the afternoon. Where the new roof meets the old wall, the roof flashing guide explains the apron and step flashing that keep that joint dry.

Rules and limits for a terrace extension

  • Approved plans. An extension needs building plans approved by the council before work starts, prepared and submitted by a qualified person; the guide to who can submit building plans explains who that is.
  • Building without approval. The illegal extension guide explains the enforcement risk, including stop orders and demolition of unauthorised structures.
  • Back lane and drain. The rear kitchen extension guide covers the drain reserve and how far back an extension may go.
  • Foundations. New footings sit next to the party wall and the neighbour's foundations; the foundation guide covers when piling is needed.
  • Neighbours. Work along the shared wall affects the house next door; agree access and protection with them first.

What a terrace extension costs

ClickBina's rear kitchen extension guide quotes the extension guide's range for a full rear extension at RM40,000 – RM120,000, with a wet kitchen adding RM10,000 – RM30,000, and metal-deck roofing at RM12 – RM20 per sq ft. The roof cover or extension guide lists a basic rear room at RM18,000 – RM50,000.

For the light and doors, the skylight cost guide puts a basic fixed polycarbonate skylight at RM1,500 – RM4,000 and a mid-range fixed glass skylight at RM4,000 – RM9,000, and the folding door guide puts a bi-fold or stacking sliding door at RM4,000 – RM12,000. Plan fees and approval costs are separate. These are indicative Klang Valley figures for 2026.

Common Questions

How do I get light into a terrace house extension?
From the roof and the back: a skylight, a clerestory strip above the neighbour's roof line, high louvres on the back wall, a light well between house and extension, or glazing onto the yard.
Do I need approval to extend my terrace house?
Yes. An extension needs building plans approved by the council before work starts, prepared and submitted by a qualified person. Building without approval risks stop orders and demolition.
How much does a terrace house rear extension cost?
ClickBina's extension guide puts a full rear extension at RM40,000 – RM120,000, and a basic rear room at RM18,000 – RM50,000, indicative Klang Valley ranges.
Can I build an extension upstairs over my kitchen?
Often, if the structure below can take it. An engineer has to check the existing kitchen walls and foundations before an upstairs room is designed.
Will my extension be hot?
A metal or glass roof gains heat fast. Insulate under the roof, use solar-control glass for roof lights and add high louvres so hot air can escape.
Should the extension match the house?
It can match, with the same plaster, paint and roof tile, or be a clear modern box. Either way, the junction with the old roof and the neighbours' walls must be properly flashed.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show terrace extension options. Your extension is assessed and quoted to its own lot, structure and approval.
