Illustrative concept design: compact condo living room with a grey sofa, a wall-hung TV over a floating oak shelf and sheer curtains hung at the ceiling

A small living room works when the floor stays open and the walls do the storing. The moves that help most are furniture that is shallower or does two jobs (a compact sofa, stools, storage ottomans, a daybed), a TV fixed to the wall instead of standing on a long console, storage that rises up the wall, and light colours and curtains that make the room read taller and wider. These 13 concept designs show small halls in condos, studios and narrow terrace houses in modern, Scandinavian, Japandi and contemporary styles. Use the filters below to narrow them by style or home type.

How to plan a small living room

Start with the way people walk through the room. In most Malaysian condos and terraces the living room is also the corridor between the front door, the dining table and the kitchen, so the walkway decides where the sofa can go. Draw the walking route first, then fit the sofa, the TV and the storage around it.

  • Shallower, not smaller. A compact sofa with a shallow seat keeps the seat count and gives back floor. Add stools or ottomans for guests instead of a pair of armchairs.
  • Get things off the floor. A wall-hung TV, floating shelves and a sofa on legs let the floor show under them, and a room with more visible floor reads as bigger.
  • Use the height. Shelving and curtains taken up to the ceiling draw the eye upward, which matters in rooms with a low ceiling or a beam.
  • Fewer colours. One soft colour across walls, sofa and curtains, or light walls with one darker accent, looks calmer than many colours in a small room.
  • One job per wall. Give the TV wall, the storage wall and the window wall one role each, so nothing competes.

ClickBina's living room design guide covers the whole room, from the TV wall to the ceiling; this gallery stays with the moves that win space back.

This gallery covers the small living room as a whole. The parts have their own guides: the TV cabinet design gallery for consoles and TV walls, the floating shelves and full-height bookcase guide for storage walls, the curtain track installation guide for ceiling-hung curtains, and the living room floor tiles guide if the floor is being replaced too.

Rules to check before you change a small living room

  • Strata rules. In condos and apartments, drilling hours, noise and any work near the facade or the balcony are set by the management; ask before the work starts.
  • Walls that carry weight. A swivel TV arm, tall shelving or a wall bed puts real load on the wall. Confirm what the wall is made of and fix into it properly.
  • Wiring first. Move sockets, data points and the TV cable route before any panel, shelving or paint goes on, so nothing has to be opened up again.
  • Built-ins are permanent. A built-in bench or shelving wall fixes the layout; settle where the sofa, TV and walkway go before you commit.
  • Light and air. Keep the window and balcony door clear of tall furniture, and do not block the aircon's airflow with a shelf or curtain box.

What a small living room makeover costs

ClickBina's living room design guide puts a refresh of paint, lighting and decor at about RM3,000 – RM8,000, and a feature wall with ceiling and lighting at RM8,000 – RM20,000 (indicative Klang Valley ranges for 2026).

For single items, the curtain track guide lists a manual track at RM30 – RM120 and a ceiling-recessed track at RM80 – RM200 per window, before the fabric; the shelving guide lists a floating or low TV console at RM280 – RM600 per foot run; and the small condo guide puts an area rug at RM200 – RM1,500. Loose furniture is bought separately. Ask for built-ins, wiring and paint to be listed as separate lines so you can phase the work.

Common Questions

How do I make a small living room look bigger?
Keep more floor visible and use the height of the walls. A wall-hung TV, a sofa on legs, shelving and curtains taken up to the ceiling, and one soft colour across walls and furniture all make a small room read larger.
Is a wall-mounted TV better than a TV console in a small hall?
Usually, because it frees the floor under the TV. Plan the socket and a concealed cable route first, and confirm the wall can take the bracket, especially for a swivel arm.
What sofa suits a small living room?
A compact sofa with a shallow seat, raised on legs, often armless where it sits beside a walkway. Add stools or storage ottomans for guests instead of armchairs.
How much does it cost to refresh a small living room?
ClickBina's living room design guide puts a refresh of paint, lighting and decor at about RM3,000 – RM8,000 (indicative Klang Valley, 2026). Built-ins and new flooring are quoted separately.
What colour suits a small living room?
Light, soft colours on the walls with the ceiling kept white are the safe choice. A single soft shade across walls, sofa and curtains makes the room look calmer and less cut up.
Can I put built-in storage in a rented or strata unit?
In a strata unit you can build inside your own walls, but drilling hours and any work near the facade follow the management's rules. In a rented home, ask the owner first, because built-ins stay behind.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show small living room options. Your room is assessed and quoted to its own size, layout and building rules.
