12 Ideas for the Front, the Corner and the Side Land

Browse 12 design ideas for a corner or end lot, where the house shows three faces and comes with a strip of side land, then see what each one involves.

📍 We serve KL, Selangor & Putrajaya.

Illustrative concept design: corner end unit of a double-storey terrace row with white walls and charcoal blocks, behind a long fence of red brick piers and dark slats on both roads

A corner lot house has three exposed faces instead of one: the front, a long side wall on the road and the back. It also comes with side land that can hold a patio, a guest room, a store, a third car or a garden, within the council's setbacks. The side wall takes the afternoon sun and the street noise, and the fence at the corner has to leave drivers a clear sight line. These 12 concept designs show corner and end-lot terraces and semi-Ds, with ideas for the front, the corner and the side land.

How to plan a corner lot house

A corner lot is a terrace or semi-D with more of everything: more wall facing the street, more sun on the side, more land and more rules about that land. The first decision is what the side land is for, because every use, from a patio to a guest room, has a different cost, a different approval path and a different effect on the side facade.

  • Design three faces. Carry the colours and materials of the front round the corner, so the side wall does not look like the back of the house.
  • Shade the hot side. A west-facing side wall needs fins, louvres, trees or light colours.
  • Pick one use for the side land. A patio, a guest room, a store or a third car; mixing all four crowds a narrow strip.
  • Plan the fence as a facade. On a corner lot the side fence is a long street face; brick piers, slats and planting make it look designed.
  • Keep the corner clear. The boundary at the junction should stay low for drivers' sight lines.

ClickBina's corner and end lot renovation guide covers the setbacks and approval rules for the side land in detail.

Rules for corner lots and side land

  • Setbacks. Side land is limited by the council's setback rules; the corner lot guide explains how they apply to extensions, porches and stores.
  • Approved plans. A side room or porch needs plans prepared and submitted by a qualified person; see who can submit building plans.
  • Facade changes. The renovation permit guide treats changes to the building facade or boundary wall beyond the approved design as external alterations that need approval.
  • Boundary walls. A higher or rebuilt side wall can need approval, and the corner section should stay low; the boundary wall guide covers construction and raising.
  • Security. A long side fence on a road is easier to climb; an anti-climb fence design helps without making the house look like a fortress.

What corner lot work costs

ClickBina's corner lot guide lists a side extension of 80 – 150 sq ft at RM20,000 – RM55,000 before consultant and council fees. The boundary wall guide puts brick walling with plaster and paint at RM55 – RM80 per sq ft of wall area and brick or RC pillars with infill at RM350 – RM700 per linear metre.

A prefab aluminium gazebo kit is RM6,000 – RM12,000 in the gazebo and pergola gallery, and an exterior repaint of a semi-D-sized house runs RM6,000 – RM12,000 plus RM800 – RM2,500 for upper-floor access in the exterior repaint guide. Pergolas, stores and sun fins are quoted per job. These are indicative Klang Valley figures for 2026.

Common Questions

What can I build on the side land of a corner lot?
A garden, a covered patio, a store, a side car porch or a room, within the council's setback rules. Anything roofed or enclosed usually needs approval, and a room needs approved plans.
How much does a side extension cost on a corner lot?
ClickBina's corner lot guide lists a side extension of 80 – 150 sq ft at RM20,000 – RM55,000, before consultant and council fees.
How do I keep the side wall of a corner house cool?
Shade it with sun fins or louvres over the windows, plant shade trees along the side land and use light paint colours.
Can I raise the fence on a corner lot for privacy?
A higher boundary wall can need approval, and the part at the road junction should stay low for drivers' sight lines. A planted or slatted fence gives privacy along the rest.
Should the side wall match the front of the house?
Yes. On a corner lot the side wall is seen from the street, so carry the front's colours, frames and materials round the corner.
Can I add a second gate on the side road?
Often, if the council allows a new opening and drain crossing. Match it to the front gate so the boundary reads as one design.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show corner lot options. Your house is assessed and quoted to its own lot, setbacks and rules.
