Renovating a walk-up or low-cost flat is a different job from a condo: there is usually no lift, the unit is small, the pipes, wiring and waterproofing are decades old, and the JMB sets strict rules and working hours. Put the money into the hidden basics first (wiring, pipes, bathroom waterproofing), then the kitchen and finishes. Most renovation advice is written for condos with a service lift, a loading bay and a building manager. Older flats and walk-up apartments, many built in the 1980s and 1990s, work differently. Everything goes up and down the stairs by hand, the units are compact, the building services were sized for a household with far fewer appliances, and the management body often has little money and a lot of rules.

The electrical board and wiring in an older flat were sized for far fewer appliances than a household uses today, with several aircons, a water heater and an induction hob. A rewiring and board upgrade is done by an electrician and should be decided before tiling or carpentry closes the walls. Because the bathroom is small, a wall-hung basin, a slim vanity and a glass screen instead of a kerb and curtain make the most difference to how it feels.
Compact flat kitchens reward careful planning: a single straight run or an L-shape, tall cabinets to the ceiling for storage, a proper hood vented outside, and sockets where the appliances will actually sit. Expect a written application, a renovation deposit and set working hours.
