Spotted cracks or a lean in the wall holding back your slope? Here is how to read the signs and when to call an engineer.

A retaining wall that is leaning outwards, bulging, or showing cracks that keep widening is moving, and a moving retaining wall needs a Professional Engineer (PE) to look at it before anyone patches, paints or waterproofs it. Hairline surface cracks and damp alone are often a drainage or waterproofing issue, but tilt, bulges, fresh ground cracks above the wall and muddy water coming through are structural warning signs. A retaining wall holds back soil that wants to slide down, and in Malaysia it also holds back water. After heavy rain the soil behind the wall is heavier and pushes harder, and if the water cannot escape through weep holes and drainage it adds its own pressure. Other causes are a footing that was too small or too shallow, soil washed out from under the toe, tree roots, new loads placed on top such as a car porch, an extension or a water tank, and walls that were built higher than their design or never designed at all. Many older landed homes on slopes have walls with no record of who designed them.

Not every crack in a retaining wall is serious. Fine cracks in render or in the surface of a concrete wall, which do not change over months, are common. What matters is the pattern and whether it is changing.
A wall can move a long way before it cracks badly. Stand at one end and look along the top: it should be a straight line. A spirit level held against the face, or a string line pulled tight between the ends, shows whether the top has moved out further than the base, or whether the middle has bulged.
Then look above the wall. Cracks in the ground, a lawn or paving that has sunk, a gap opening between the wall and the slab or drain above it, fences, lamp posts and trees starting to tilt, and water ponding at the top all point to soil moving behind the wall. Below the wall, check the base for soil bulging, erosion or a drain undermining the footing.
Monitoring is for walls with minor signs. If you see the urgent signs in the table, do not wait to collect more readings.
Treat the wall as an emergency if cracks are opening quickly, the wall bulges or leans more after rain, the ground above has cracked, or muddy water or soil is coming through. Keep people, children and cars away from the base and from the ground directly above the wall, warn the neighbours who share it, and do not add load such as parked cars or stored materials near the top. Contact the emergency services and your local council if collapse looks imminent, and get a Professional Engineer to inspect as soon as possible.
A retaining wall that is moving needs a diagnosis, not a patch. Injecting cracks or waterproofing the face can hide the signs while the pressure behind keeps building. A Professional Engineer inspects the wall and slope, may ask for soil investigation, and specifies the repair, whether that is drainage, strengthening or a rebuild.
