Renovating a 30–50-Year-Old House in Malaysia
What Fails First and the Order to Fix It

Bought, inherited or finally fixing up an old house? Here is what usually wears out after 30 to 50 years, which surveys to do first, the order of work that avoids paying twice, and a staged budget.

A house that is 30 to 50 years old usually has several systems wearing out at once: the original wiring, galvanised iron water pipes, the roof underlayment and gutters, the waterproofing in the bathrooms and at the wall base, and often termites. Survey first, then fix in this order: make it safe and dry, treat termites and cracks, replace wiring and pipes while the walls are open, waterproof, re-tile, then carpentry, paint and a final clean. What 30 to 50 years does to a Malaysian house

Houses built before 1995 make up a huge share of the Klang Valley's terraces, semi-Ds and bungalows. Thirty years is past the design life of the waterproofing they were built with, and galvanised iron water pipes last about 20 to 30 years in Malaysia's humid climate. The problems tend to arrive together rather than one at a time. The damp patch, the brown water, the tripping breaker and the popping floor tile are usually separate systems reaching the end of their life in the same decade.

Survey before you scope

A whole-house quote given without these checks is guesswork, because the biggest costs are the ones you cannot see: inside the walls, above the ceiling and under the floor. Four surveys settle most of it:

The order of work, and why each step comes first

  1. Make it safe: test the wiring and stop roof and gutter leaks. Water on old wiring is the most dangerous combination in the house.
  2. Structure and termites: treat active termites and deal with structural cracks before anything is covered up, or the new work hides the problem.
  3. Services: rewire and re-pipe while walls and floors can be opened. Galvanised iron pipes older than 25 years should be replaced during a renovation, when the walls are already open; our terrace house renovation guide notes that re-piping later, with walls finished, costs 40–80% more.
  4. Waterproofing: bathrooms, kitchen, any flat roof and the damp-proof course, before tiles and paint go on.
  5. Hacking and re-tiling: wet areas and any hollow or popped floors; see hacking walls during a renovation.
  6. Carpentry: cabinets, wardrobes and doors, once the rooms are dry and the floors are down.
  7. Paint: last of the trades, on dry, repaired walls.
  8. Clean: a post-renovation clean of the dust and cement film, typically RM1,000 – RM1,800 for a terrace house.

Doing these out of order is how old-house renovations go over budget: a new bathroom is hacked open for re-piping, or a repaint blisters because the damp was never treated.

A staged budget if you cannot do it all at once

Many owners spread the work out rather than doing it all at once. Stage it so each stage protects the next. The example below is for a double-storey terrace house with two bathrooms; each total is only the sum of the ranges shown, all indicative Klang Valley figures for 2026 from our guides:

If the house has stood empty for years

A house left empty for years (a rumah lama nobody has lived in, or one waiting for an estate to be settled) has its own list, on top of its age:

  • Stale water. The tank and pipes hold water that has stood for months or years. Drain, flush and clean the tank before anyone drinks or cooks with it; replace a tank that is cracked or brittle.
  • Taps and valves. Stop valves and taps that have not moved in years may stick or leak when first opened, so open them with someone watching for leaks.
  • Termites and pests. An undisturbed house is ideal for termites, rats and nesting birds. Get a termite inspection before you move boxes or furniture in.
  • Mould in closed rooms. Shut rooms and wardrobes with no air movement grow mould, especially where the roof has leaked.
  • Break-ins and damage. Check doors, grilles and windows, and change the locks.
  • Overgrowth and blocked drains. Clear the compound, gutters and drains before the next heavy rain.
  • Wiring test before power-on. Do not switch the supply back on until the installation has been checked.

Inherited (pusaka) house: fix to sell, rent or live in?

An inherited family house is often the oldest house in the family, and the heirs rarely agree on what to do with it at first. Decide the purpose first, because it decides how much to spend:

One legal point: until the estate is administered and the title transferred, who may authorise works on the house is a question for the estate administrator or your lawyer. Old condos and flats: what is yours and what is management's

In an older condo, apartment or flat, the same ageing happens, but not all of it is your job. The building's risers, main pipes, roof and common areas are the management's responsibility (the JMB or MC). Inside your unit, the wiring, the pipes, the bathrooms and the finishes are yours. A full rewire of a 2–3 bedroom condo is RM6,000 – RM12,000 and concealed PPR re-piping RM4,500 – RM7,500. Bathroom leaks into the unit below are the classic old-condo dispute, so re-waterproof when you re-tile. Apply to the management before any work and follow the strata renovation rules.

Who is qualified to do which job

An old-house renovation involves trades with legal requirements of their own. Whoever you hire, ask for these:

  • Electrical work: must be carried out by a wireman registered with Suruhanjaya Tenaga (the Energy Commission), who can issue the certification you may need. You can check a registration on the Energy Commission's e-COS register.
  • Termite treatment: pesticide applicators in Malaysia are licensed through the Pesticides Board (Lembaga Racun Makhluk Perosak) under the Pesticides Act 1974. Ask whether the firm is licensed.
  • Structural cracks and removing walls: a structural engineer assesses first; load-bearing changes need an engineer's drawings and approval.
  • Roof work: a roofing contractor who inspects the underlayment and flashing, not just the tiles.

Common Questions

My house is 40 years old. Should I rewire everything or just change the DB box?
It depends on what an inspection finds. Where the cabling itself is sound, a targeted upgrade, such as a modern consumer unit and a few dedicated circuits, may be enough. Where rubber- or cloth-insulated cable has degraded throughout, the fix is a partial or full rewire. Have a wireman registered with Suruhanjaya Tenaga inspect it first. A full rewire is RM8,000 – RM15,000 for a single-storey terrace and RM12,000 – RM20,000 for a double-storey.
Old house: which should I fix first, the roof leak or the bathroom?
The roof leak. Stop water coming in and make the wiring safe first, then replace pipes and wiring, then re-waterproof and re-tile the bathroom. A new bathroom under a leaking roof, or one that has to be hacked open again for re-piping, is money spent twice.
Must I change the old GI pipes when I renovate?
If they are galvanised iron and more than about 25 years old, replace them while the walls are open. Doing it later, after the new finishes are in, costs 40–80% more. Concealed PPR re-piping is about RM4,500 – RM7,500 for a condo and RM6,500 – RM11,000 for a terrace house.
Can I renovate an old house in stages instead of all at once?
Yes. Stage 1 covers safety and water (electrical inspection, roof and gutter repairs), stage 2 services and wet areas (rewiring, re-piping, bathrooms), and stage 3 finishes and the clean. The house has been empty for years. What should I check before moving in?
Have the wiring tested before the power goes back on, drain and clean the water tank, check for termites and mould in closed rooms, change the locks, clear the gutters and drains, and book a move-in deep clean. Taps and valves that have not moved in years may leak when first opened.

Do old houses in Malaysia have termite problems?
They can. Termites are drawn to conditions older houses often have: leaks, soil built up against the walls, timber in contact with the ground and poor ventilation. A termite inspection costs free to RM200. If termites are active, corrective soil treatment is typically RM1,500 – RM4,000 and a baiting system RM2,500 – RM6,000 with the first year of monitoring.
