Emptying a family house is part logistics and part family decision. Here is the order that protects the documents, the people doing the work and the budget.

Clear an inherited or hoarded house in stages: confirm who has authority over the estate, search and sort before anything is thrown, make the house safe, then remove what is left and follow with cleaning, pest treatment and repairs. When the owner has died, the executor (with a will) or the administrator (without one) is the person entitled to deal with the estate, so agree the plan with them first. Why an estate clear-out is not just rubbish removal

Emptying a parent's or grandparent's house is part logistics and part family decision. Decades of furniture, clothes, papers and kitchenware have to go somewhere, but hidden among them are title documents, bank books, jewellery, keepsakes and items one relative cares about and another does not. A rushed clear-out that sends everything to a lorry in one day is how a family loses a land title or a will.

A hoarded house adds a safety problem on top: blocked exits, heavy piles on upper floors, pests, mould and sometimes wiring that has been buried or overloaded for years. The order below keeps both problems under control.

First, who has the authority to clear it

If the house belonged to someone who has died, the contents are part of the estate. Before any bags go out, do a careful search with two people present. Older owners often kept important papers in unexpected places: inside books and albums, under drawer liners, in biscuit tins, behind wardrobes and in the prayer altar or display cabinet.

  • Property papers: land title, sale and purchase agreement, quit rent and assessment receipts.
  • Estate papers: the will, insurance policies, bank books, share certificates, loan documents.
  • Identity: identity cards, passports, birth and marriage certificates.
  • Valuables: jewellery, cash, gold, watches, and anything with a receipt or certificate.
  • Keepsakes: albums, letters, religious items and heirlooms the family will want to divide.

Keep a simple written list of what was found and who took it. It protects everyone later, especially if the estate is still being administered.

Sort into keep, give, sell and dispose

Work room by room, starting with the room that is easiest to finish so the family sees progress. Use four clearly marked zones or colours, and do not let anything leave until it has been through them.

Keep the 'special handling' pile separate. Old medicines, pesticides, paint tins and gas cylinders are the items most likely to cause harm if they are crushed in a lorry or dumped with general waste.

A hoarded house: make it safe before you clear it

When a house is packed floor to ceiling, the first job is safety, not speed:

  • Clear a route to the doors first, so everyone working inside can get out quickly.
  • Leave the electricity off until the wiring has been checked, especially where cables, sockets or the DB box have been buried under piles or chewed by rats.
  • Watch for weight: heavy piles of paper and books on an upper floor or timber floor are a load the floor was not designed for. Remove from the top down.
  • Wear gloves, closed shoes and a mask. Rat droppings, cockroaches, mould and broken glass are common.
  • Ventilate closed rooms before long work inside them.

Getting it out: lorries, bins and council rules

After it is empty: clean, treat, inspect

An empty house finally shows its condition. Follow the clear-out in this order:

  1. Pest treatment while the house is empty, before anything new comes in; see the pest control guide.

  3. Inspection of the roof, ceilings, wiring, plumbing, water tank and any termite damage.
  4. Decide whether the house will be sold, rented or lived in, which sets the repair budget.

Sell, rent or live in: the clear-out sets it up

The old-house guide's advice holds here: decide the purpose first. For a sale, the house only needs to be safe, empty and clean. For renting, it needs a durable refurbishment. To live in, it needs the full sequence of survey, services, waterproofing and finishes. Heirs who clear the house early, before they agree, often pay twice: once to clear and clean, and again when the plan changes.

How long it takes and how to plan the days

Plan the family search and sorting first, then book the removal, then the cleaning and pest work. Doing the search in a hurry while the lorry is waiting outside is the mistake to avoid.
