Short-Stay Turnover Cleaning & Maintenance
What to Do Between Guests (2026)

Running an Airbnb or homestay unit? Here is a turnover routine that keeps reviews up, plus the maintenance that cannot wait.

Condo studio being reset between guests with a freshly made bed and a linen trolley by the door

A short-stay turnover is a fixed routine between check-out and the next check-in: strip and remake the beds, clean bathrooms and kitchen, reset every room, restock consumables, inspect for damage and report anything broken, with deeper cleans and maintenance scheduled on quieter days. A written checklist and a reliable linen system matter more than the cleaning products. Periodic jobs keep reviews up: aircon servicing is RM60 – RM120 per unit on ClickBina guides, and a full deep clean of an empty studio RM250 – RM400. Turnover cleaning itself is quoted per unit and schedule.

Why a guest turnover is different

A long-term tenancy gets one deep clean every year or two. A short-stay unit gets a turnover every few days, often with back-to-back bookings and only a few hours between check-out and check-in. Every guest notices hair in the shower, a sticky remote or a missing towel, and every guest can say so in a review. The job is therefore about speed, consistency and catching problems early, not about scrubbing everything every time. Our move-in and move-out cleaning guide covers the one-off deep clean that a unit needs before it starts taking guests.

The turnover checklist

AreaEvery turnoverCheck and report
BedroomsStrip and remake beds, change pillowcases, dust surfaces, empty binsStains on mattress or sofa, damage, missing items
BathroomsClean toilet, basin, shower, mirror; clear hair from drains; fresh towelsSlow drains, leaks, mould, loose fittings
KitchenWash and put away dishes, wipe hob, fridge check, empty binBroken appliances, missing cutlery or cookware
Living areaVacuum and mop, wipe remotes and switches, straighten cushionsDamage to furniture, walls or floors
Balcony and windowsSweep, wipe glass doors, check locksBroken locks, rattling doors
ConsumablesRestock toiletries, toilet roll, drinking water, coffee and teaItems running low for the next order
Final checkAircon on and cool, lights working, smart lock or key readyAnything a guest would notice

Never move a guest's left-behind items without logging them; a simple record of what was found, where, and when protects everyone. A laminated copy of the checklist in the cleaning cupboard keeps every cleaner, including a stand-in on a busy weekend, working to the same standard.

Linen and laundry: the part that breaks first

Most turnover failures are linen failures: not enough sets, laundry delayed by rain, or stained sheets discovered at the last minute. Keep at least enough complete sets per bed that one is on the bed, one in the wash and one ready. Use one colour of towel and sheet so mixed sets and stains are obvious, and retire stained or thin linen before a guest finds it. Decide early whether laundry is done in the unit, by the cleaner or by an outside laundry, because it decides how long a turnover takes.

Inspection and damage reporting

The cleaner is the first person to see the unit after a guest. A quick, consistent inspection, with a short note to the host for anything broken, missing or unusual, is how damage is claimed from a platform and how small problems are fixed before they become bad reviews. Agree what the cleaner should report: stains, breakages, smoking, pets, extra guests, leaks and anything that does not work. Our common rental damage guide lists what usually goes wrong in rented units.

Small fixes between guests

  • Replace blown bulbs, remote batteries and smart-lock batteries before they run flat.
  • Clear slow shower and basin drains before they block; hair is the usual cause.
  • Tighten loose handles, towel rails and toilet seats.
  • Wipe aircon filters that are visibly dusty; book a service if a unit drips or smells.
  • Re-seal mouldy silicone around showers and basins before a guest notices it.

Keep a small kit in the unit: bulbs, batteries, a plunger, drain hair catcher, spare remote, a basic screwdriver set and touch-up paint.

Periodic deep cleans and servicing

Some jobs cannot be done in a turnover window and need a quiet day blocked off in the calendar: mattress and sofa cleaning, aircon servicing, curtain washing, oven and fridge deep cleans, and a top-to-bottom clean of cabinets, fans and light fittings. Aircon units in short-stay units work hard and guests notice warm or smelly air first. Our aircon servicing cost guide sets out regular service and chemical wash rates; if a unit stops cooling or drips, it needs diagnosing rather than cleaning, and ClickBina's aircon diagnostic is RM120–RM400.

Pests: bed bugs and cockroaches

Guests carry bed bugs in luggage from other accommodation, and a single complaint can hurt a listing. Train the cleaner to check mattress seams, headboards and sofa joints at every turnover, and act at the first sign. Our bed bug treatment guide explains why fast, thorough treatment matters for hosts. Cockroaches follow food: empty bins, clean under appliances and keep drains wet with trap water.

Building rules and the legal side

Before running a short-stay unit, check whether the building allows it. Many strata buildings restrict short-term rental in their by-laws and house rules, and management may control access cards, visitor registration and where cleaners and laundry can go. Our guide to short-term rental in condos covers the rules and penalties. Keep turnover crews within the building's working hours and lift rules.

Scheduling and who does what

Decide who is responsible for each part: the cleaner for the turnover and inspection, the host or a manager for restocking orders and guest messages, and tradespeople for repairs. Share the booking calendar with the cleaner, set a standard turnover window, and agree what happens when a late check-out or an early check-in squeezes it. A turnover that is always rushed is where standards slip.

Common Questions

What should an Airbnb turnover clean include?
Stripping and remaking beds, cleaning bathrooms and kitchen, resetting every room, restocking consumables, and a quick inspection with a report of anything broken or missing.
How many linen sets do I need per bed?
Enough that one set is on the bed, one in the wash and one ready, so a late laundry never delays a check-in.
How do I handle back-to-back bookings?
Use a written checklist, keep linen and consumables ready in the unit, and agree a standard turnover window with the cleaner.
How often should a short-stay unit be deep cleaned?
On a schedule, on days with no booking: mattresses, sofas, aircon, curtains and appliances can not be done properly in a turnover window.
How much does aircon servicing cost for a short-stay unit?
On ClickBina guides a regular service is RM60–RM120 per unit (indicative 2026, Klang Valley).
What should I do about bed bugs?
Have the cleaner check mattress seams and headboards at every turnover and treat at the first sign.
Is short-term rental allowed in my condo?
Check the building's by-laws and house rules first; many strata buildings restrict it.
