Clean glass is easy at ground level and dangerous everywhere else. Here is what can be cleaned safely, who cleans the rest, and what to ask before you hire someone.

Most home window cleaning is safe and simple on the inside and at ground level; the risk is the outside of glass on high floors and high windows in double-volume spaces. In a condo, the outside of the glass is usually cleaned under the building's facade programme, not by the owner leaning out. ClickBina's cleaning guides are clear that exterior high-glass cleaning on high floors should be skipped, and that no reputable crew should offer it. In a landed house, high windows need proper access equipment, not a chair on a table.
Window cleaning at home is more than the glass. A proper job covers the glass on both faces where it can be reached safely, the frames, the sliding tracks and their drainage holes, the grilles, the sills, and the mirrors and glass screens inside the house. ClickBina's deep cleaning scope lists window tracks, weep holes and grilles as part of the job, because that is where most of the dirt that people notice actually sits.
The question that decides everything else is not which cleaner to use but where the glass is and how it can be reached. That is where the safety line sits.
| Glass | Can it be cleaned safely from inside? | Usually done by |
|---|---|---|
| Inside face of any window | Yes | Owner or cleaning crew |
| Outside of ground-floor windows and sliding doors | Yes, from outside at ground level | Owner or cleaning crew |
| Outside of casement or pivot windows on upper floors | Sometimes, if the sash opens fully inward or wide | Owner or crew, without leaning out |
| Outside of fixed glass on a condo facade | No | The building's facade cleaning contractor |
| High windows in a double-volume hall or stairwell | Only with proper access equipment | A crew equipped for work at height |
| Skylights and glass roofs | No | A crew equipped for roof access |
The rule is simple: if cleaning a pane means leaning out, climbing onto a ledge or balancing on furniture, it is a job for proper equipment, or it is not a job at all. ClickBina's post-renovation cleaning scope excludes outside-of-glass cleaning on high floors for safety reasons, while interior glass stays in scope.
In a high-rise, the outside of the glass is part of the facade. Buildings clean it under a facade or window cleaning contract run by the JMB or MC, using gondolas or rope access. ClickBina's high-rise facade cleaning guide explains that this is work at height over occupied ground, and that the committee or owner who awards it holds the liability when something goes wrong.
If the outside of your windows is dirty, ask management when the next facade cleaning is scheduled, rather than trying to reach it yourself. Balconies are different: glass on the balcony side of a sliding door or a balcony railing can usually be cleaned from the balcony itself.
Double-storey terraces and semi-Ds often have a high window over the staircase, a double-volume living hall or clerestory glass near the roof. These are the windows that get left for years, because they cannot be reached from the floor. A stepladder on a staircase landing is one of the most dangerous set-ups in a home.
A crew cleaning these windows should bring access equipment suited to the space, such as a proper platform or tower for a stairwell, and extension poles with water-fed brushes for glass that can be reached from the ground. Ask how they will reach each window before agreeing a date; if the answer is a ladder on the stairs, look for someone else.
Sliding window and door tracks collect sand, dead insects and grime, and the small drainage openings in them block easily. ClickBina's sliding door track guide explains that the bottom track gets rid of rainwater through weep holes or drainage slots, and that how freely it drains decides whether it overflows in a storm. Cleaning the track and clearing the weep holes is therefore not just about appearance.
Grilles take longer than the glass. Dust and haze residue settle on every bar, and in a house with many grilles they are often the biggest part of the job. Fixed mosquito screens are another snag: ClickBina's mosquito net guide notes that a fixed screen cannot be removed easily, so cleaning the glass behind it means taking the frame off.
| What you see | Likely cause | What to do |
|---|---|---|
| White spots and rings | Mineral deposits from dried water or sprinklers | A suitable glass descaler; stubborn spots need a specialist |
| Grey haze that comes back quickly | Traffic and haze-season residue | Regular cleaning; the outside needs doing too |
| Cement or paint splashes after renovation | Left by the renovation | Specialist removal; scraping can scratch |
| Sticker glue and protective film residue | New windows or glass panels | Soften and lift; no abrasive pads |
| Cloudiness between two panes | Failed seal in double glazing | Not a cleaning job; the glass unit needs attention |
| Scratches or etching | Abrasives, grit or acid cleaners used before | Cannot be cleaned out |
Renovation splashes are the most common reason a new home's glass never looks clean. ClickBina's post-renovation cleaning guide explains why a scratched glass panel is one of the expensive mistakes in that kind of clean.
Window film sits on the inside face of the glass and is softer than glass. It needs a soft cloth or squeegee, a mild cleaner and no blades, abrasive pads or grit. Ask whoever installed the film what cleaner it accepts, and tell the cleaning crew which windows are filmed before they start. Frosted film looks similar to frosted glass but is cleaned far more gently.
Polycarbonate is not glass, and the wrong cleaner can damage it. ClickBina's skylight guide describes fine surface cracking, often made much worse by the wrong cleaner, and cloudy streaking inside multiwall sheet that cannot be cleaned out. Use plain water, a mild soap and a soft cloth, and leave roof-level skylights to someone with proper roof access.
There is no fixed schedule; it depends on the road, the dust and how much the glass matters to you. Useful moments are after the haze season, after any renovation or painting nearby, before moving in, and before handing a rental back. Inside glass and tracks can be done more often than outside glass, which can be timed with the building's facade programme in a condo.
