Everything in a condo renovation goes up one lift. Plan around it before anything long or heavy is ordered.

In a condo, every tile, board, cabinet and bag of debris travels in the service lift, so the lift decides how big each piece can be, when it can move and what it costs if a wall panel gets scratched. Measure the lift car, its door and the corridor turns before anything long or heavy is ordered, book the lift with the management, pad it, and plan large items in pieces. ClickBina's KL guides put lift booking fees at RM500–RM1,500 in some buildings, and the refundable renovation deposit is commonly RM500–RM5,000.
A landed house takes deliveries at the gate. A condo takes them at the loading bay, then everything goes up one lift, at set times, under the management's rules. ClickBina's strata renovation rules guide lists the usual conditions: management approval, a refundable deposit, permitted working hours and debris carried down in a padded service lift. Passenger lifts are normally off-limits for materials.
That single lift shapes the whole renovation. It limits the length of a countertop, the size of a cabinet, the number of deliveries a day and how quickly debris leaves. Planning around it early saves the most common condo surprise: an item that arrives and cannot get into the unit.
Most buildings want the renovation approved first, then each lift use booked in a slot. Ask the management office for its form, the booking lead time, the hours allowed for deliveries, whether weekends are allowed and who holds the key or card that switches the lift to service mode. ClickBina's guide to condo renovation hours explains why these rules are set by the by-laws and house rules, and how the deposit is used against damage.
Book enough slots for the heavy days: the tile delivery, the cabinet delivery, the stone top and the main debris runs. A lift booked for one hour on a day when four suppliers arrive is how a job loses a day.
Long items fail at the corners, not in the lift. Before anything large is ordered, measure every point on the route:
Give those measurements to every supplier and to the carpenter. A careful supplier will ask for them; if nobody asks, the risk sits with you.
| Item | Why it is awkward | Usual answer |
|---|---|---|
| Stone or quartz countertop | Long, heavy and brittle; can crack if flexed on a trolley | Plan a joint in the top, or confirm the route takes the full length |
| Plaster, cement and gypsum boards | Full sheets are long and snap at the corners | Order sizes that fit, or cut at the loading bay with approval |
| Built-in cabinets and wardrobes | Factory-built carcasses can be too tall or deep for the car | Build in modules sized to the lift, assembled in the unit |
| Aluminium and steel lengths | Window frames, trunking and rails come in long lengths | Cut to fit downstairs, or fabricate in sections |
| One-piece bathtub or shower tray | Cannot be cut or folded | Measure the whole route before ordering |
| Large mirrors and glass panels | Heavy, fragile and wide | Check the lift and corridor first; order split panels if needed |
| Tiles and bagged materials | Heavy rather than long; overload the car | Spread across trips and keep within the lift's load |
ClickBina's tile size guide makes the same point for large-format tiles, and the bathtub guide notes that a one-piece tub has to pass through the lift, the corridor, the staircase and the bathroom door.
Most condo carpentry is built in modules for exactly this reason: a tall wardrobe arrives as a base, a top and doors, and is joined in the room. For a kitchen, plan the joints in the cabinet run and in the countertop at the drawing stage, where they can sit at a corner or beside the sink, rather than discovering on delivery day that the top needs cutting. ClickBina's kitchen cabinet installation checklist covers how those joints should be fixed and sealed on site.
Cutting boards or lengths downstairs needs the management's agreement, a place to work, dust control and a clean-up. Many buildings forbid cutting in the car park, so ask before the lorry arrives.
Buildings usually require padding on the lift walls and floor before any material goes in, and protection on the lobby and corridor floor along the route. The renovation deposit is what the management deducts from when a lift panel is dented or the corridor floor is chipped, so the protection is cheaper than the repair. Typical good practice:
The deposit sits with the management until the final inspection. Before work starts, ask for the condition of the lift, lobby and corridor to be noted in writing, so later marks can be traced. If damage is claimed, ask for the repair quotation behind the deduction. ClickBina's renovation insurance guide explains how contractor's all risk and public liability cover relate to damage in common areas.
Debris leaves the same way materials arrive. Some buildings let the contractor bag it and take it down at booked times; others allow only an approved waste contractor on a fixed schedule, as ClickBina's debris disposal guide explains. Hacking a bathroom or kitchen produces many heavy bags, so book debris slots alongside delivery slots, and do not leave bags in the corridor or the lift lobby overnight.
Moving in after a renovation uses the same lift and the same rules. Book the service lift for the moving day well ahead, tell the movers the lift and door measurements, and check whether the building charges a moving deposit or fee separately from the renovation deposit. Ask the management to inspect the protection before the movers start, and walk the route again when they finish.
Move after the post-renovation clean, not before: cleaning around boxes is slower and misses the floors. ClickBina's post-renovation cleaning guide explains what that clean covers.
