It is time to renovate a kitchen when the problems stop being one-off repairs: cabinets swelling at the sink base, doors and drawers that will not stay aligned, a cracked or stained countertop, leaks under the sink, sockets that trip or are too few, or a wet kitchen floor that lets water through. One of these is usually a repair. Three or more at once, in a kitchen whose carcass is past its typical life, is usually the point where a planned renovation costs less than chasing faults one by one.
Kitchens rarely fail all at once. They wear out part by part, and the owner keeps patching until the patches cost more than they are worth. The useful question is not “how old is my kitchen” but “how many parts are failing, and are they failing because the whole thing is at the end of its life?”

Swelling is the clearest sign. When the board core absorbs water, the edge banding lifts, the panel puffs up and the surface flakes. It almost always starts at the sink base, under the dish rack or beside the dishwasher. Hardware is the second sign. A hinge that keeps dropping, a drawer that drags or a flap door that will not stay up is often fixed with new hardware. But if the screws no longer hold because the board around them has crumbled, new hinges will not last. That is a carcass problem, not a hardware problem.
A laminate top that has lifted at the joint near the sink, a tiled top with cracked tiles and black grout lines, or a stone top with a crack across the cut-out are all signs of wear. Small chips in stone can often be repaired. A cracked or lifting top over swollen cabinets is different: replacing the top alone means fitting new stone onto a carcass that is already failing.
Look at the backsplash joint too. Where the top meets the wall, failed sealant lets water run behind the cabinets, which is one of the quiet causes of carcass swelling.
Recurring drips under the sink, a waste trap that has been replaced more than once, or brown water from the tap after the house has been empty are plumbing signs. Timing matters here. If the pipes in the kitchen wall are near the end of their life, replace them before new cabinets and tiles go in, not after, so you are not hacking a new kitchen to reach an old pipe.
Older kitchens were wired for fewer appliances. Today's kitchen may run an air fryer, a microwave, a kettle, a rice cooker and a dishwasher at once. Extension cords on the worktop, sockets that feel warm or have scorch marks, and breakers that trip when two appliances run together are signs the wiring needs a competent electrician to look at it, whether or not you renovate.

In a wet kitchen, the floor is a waterproofing system. Tiles that sound hollow, grout that stays dark, water pooling instead of draining, or a stain on the ceiling or wall below all suggest the membrane under the tiles has failed. A failed wet kitchen floor is one of the strongest reasons to renovate rather than patch, because redoing the membrane means lifting the tiles anyway, and often the base cabinets that stand on them.
Some kitchens are in fair condition but no longer fit the household: a new baby, elderly parents moving in, more cooking at home, or a wish for a wet and dry split.
