A bathroom is due for renovation when the faults point under the tiles rather than on top of them: water reaching the ceiling or unit below, tiles that sound hollow or lift, grout and mould that come back soon after cleaning, low or rusty water from old pipes, or fittings that have become unsafe for the people using them. Surface problems can be patched or overlaid without hacking. Every bathroom decision comes down to one question: is the fault on the surface or inside the floor and walls? Stained grout, a dated colour scheme, a wobbly tap or a chipped basin are surface problems. They can be fixed or upgraded without touching the waterproofing. A failed membrane under the floor tiles, a corroded pipe inside the wall or a floor that slopes the wrong way are deep problems. They are reached only by removing what sits on top.

The strongest sign is water outside the bathroom: a stain on the ceiling of the room below, damp at the base of the wall outside the bathroom door, or peeling paint on the other side of the shower wall. Not every leak means the membrane has failed. A leaking pipe joint, a cracked floor trap or failed sealant around the WC can be repaired on their own. But if water tests show the floor itself is letting water through, the fix is new waterproofing, and that means lifting the tiles.
Tap the floor and wall tiles with a coin or the handle of a screwdriver. A dull, hollow sound means the tile has lost its bond with the bed underneath. One or two hollow tiles can be replaced. Many hollow tiles, tiles that crack along a line, or tiles that have started to lift usually mean water has been getting underneath for a long time, or the bed was poorly laid in the first place.
Lifting tiles also become a trip and cut hazard in a wet room, so treat them as a safety issue as well as a renovation sign.
Grout darkens with use, and regrouting is normal maintenance; the component lifespan guide gives regrouted joints a surface life of 3–5 years. The warning sign is grout that turns black again within weeks of cleaning, or mould that returns on the same patch of wall. That usually means moisture is coming from behind the tiles, not just from the surface, or the room is not ventilated.

Weak flow at the shower that the rest of the house does not have, brown water after the tap has been off, or repeated leaks at the same wall are signs of old piping. In older terrace houses, the supply pipes may be galvanised iron, which the lifespan guide puts at 20–30 years. If those pipes run inside the bathroom walls, they are best replaced while the walls are open, so plan pipe work and the bathroom renovation together.
A cracked WC, a basin pulling away from the wall, a water heater that trips or a shower screen with failing seals can each be replaced on their own. Look at safety too.
