A developer upgrade package is convenient, because the kitchen, wardrobes, aircon or grilles are in when you collect the keys; your own contractor usually gives you more choice, a clearer breakdown of what you are paying for, and control over quality. Before deciding, get the package's full specification in writing and price the same items independently. What a developer upgrade package is

Many new condos and landed projects offer buyers an optional package of fittings and finishes, either at booking or in the months before vacant possession. The developer's contractors install the items before handover, so the unit is closer to move-in ready on the day you get the keys. Some packages are promotions bundled with the purchase; others are sold separately at a price per item or per set.

What packages usually include

Neither route is right for everyone. A buyer who needs to move in quickly, or who is buying to rent out, may value the convenience. A buyer planning a full renovation may pay twice if the package items are ripped out later.

When the package makes sense

  • You need to move in or rent the unit out soon after the keys.
  • You only want basic, standard fittings and do not plan a renovation.
  • The specification is clear, item by item, and the price compares well with independent quotes.
  • The items are ones that are awkward to add later, such as concealed aircon piping, and the package includes them.

When your own contractor makes sense

  • You plan a full renovation or a particular design, and the package items would be removed.

Defects: the question most buyers forget

Compare like with like: the board, the door finish, the hinges and runners, the aircon brand and capacity, and whether installation, piping and making good are included.

Questions to ask the developer

  1. Can I have the full specification for each item: materials, brands, models and sizes?
  2. Is there a price for each item, so I can take some and not others?
  3. When is it installed, and can I inspect it at handover before accepting it?
  4. Is it part of the sale and purchase agreement or a separate contract?
  5. How are defects in the package items reported, and who repairs them?
  6. If I renovate later, will removing the package items affect any other claim?

Get the answers in writing. A package that cannot be itemised is hard to compare, and hard to hold anyone to.

Using your own contractor after VP

If you go your own way, plan for the time it takes. Inspect the unit and report defects first. In a condo, the management's renovation rules usually require an application, a deposit and set working hours before any contractor starts. Get itemised quotes, agree the order of works, and schedule the trades so the kitchen and wardrobes go in after the wet works and wiring.

Mixing the two

It does not have to be all or nothing. Some buyers take the package for items that are standard and awkward to add later, such as grilles or concealed piping, and leave the kitchen and wardrobes to their own contractor, where choice and specification matter most.
