The first row is the number to plan with. The rows under it show where it comes from: the bottom of the band is a moisture-resistant plywood carcass with a laminate face, the top is a full aluminium build. Melamine on a particleboard core is deliberately absent from that range. It is the cheapest cabinet in Malaysia and it is genuinely fine in a dry kitchen or a bedroom, but in a yard it is a false economy: the core is compressed wood chip, and once water gets past the edge banding it swells, loses its grip on the screws and never recovers. Pricing a yard run off a melamine rate produces a quote you cannot deliver against.

Two things are quoted separately and should be itemised in any quote you accept: the worktop (see the worktop section below) and any plumbing or electrical alterations. Moving a floor trap, adding a tap point or running a new socket is a different trade and belongs on its own line.

Why the yard destroys ordinary cabinets

A Malaysian service yard combines four things that no dry-kitchen cabinet was designed for, and they act together rather than one at a time:

  • Standing humidity. Wet clothes, a running washer and often a floor that is regularly hosed down keep relative humidity high for hours at a stretch, every day. Board does not need a flood to fail; sustained damp is enough.
  • Direct splashing. Water comes off the machine door, off the sink, off the floor when it is washed, and off laundry carried through dripping.
  • Weather. Most Malaysian yards are only partly enclosed. Wind-driven rain reaches the back wall and the lower cabinets, and afternoon sun heats the same surfaces to well above room temperature.
  • Vibration. A washing machine on spin is a mechanical load. A cabinet built tight around it takes that vibration through its joints thousands of times a year.

The failure sequence is nearly always the same, and it starts at an edge rather than a face. Water finds an unsealed edge — a cut-out, a screw hole, the bottom rail sitting on a wet floor — wicks into the core, and the panel swells. Once it swells, the door stops closing flush, the hinge screws lose their bite, and the swelling opens the joint further. The same logic applies to the room, not just the furniture. If the yard floor is not properly falling to the trap, or the wall behind is holding damp from an adjacent bathroom, new cabinets will fail on a schedule no matter what they are made of. Material selection for a permanently damp zone

The useful way to think about a yard cabinet is as three separate decisions, because they fail differently:

1. The carcass — the boxes. This is the decision that decides the lifespan, and it is the one most often downgraded quietly in a cheap quote. It has to tolerate humidity indefinitely and survive an occasional soaking.

2. The doors and drawer fronts — what gets splashed, handled and sun-warmed. These can be a different material from the carcass, and often should be.

3. The edges and the base — where water actually gets in. Every exposed board edge needs banding that holds under sustained moisture, and the base of the run should not sit directly on a floor that is regularly wet. A raised plinth, adjustable feet, or a wall-hung run that leaves the floor clear are all better than a carcass standing in water. On banding, PUR adhesive is the relevant upgrade: PUR gives very high resistance to moisture, water and water vapour, and is particularly suitable for use in damp conditions. One more decision that saves money later: leave the plumbing accessible. A cabinet built as a sealed box around a stop valve or a trap has to be cut open the first time something leaks. Removable back panels or a service gap cost nothing at build time.

A common and sensible compromise in a covered yard is an aluminium or PVC carcass at floor level, where the water is, with plywood-and-laminate wall units above where it is only humid. You get the durability where it is needed and pay the lower rate for the rest of the run. Housing a washer and dryer, including stacking

Getting the machine opening wrong is the single most common yard-cabinet failure, and it is entirely avoidable. Across makers the width and height are stable at roughly 597–600 mm W and 847–850 mm H; depth is the variable, running about 400–660 mm by capacity.

Notice that the Malaysian-market washer and dryer above are within about 10 mm of each other on every axis. That is not a coincidence — matched footprints are why a same-maker pair lines up in a stack or side by side. Mixing brands is where openings stop working.

The depth figure that catches people out is the door, not the carcase. On one manufacturer’s published installation drawing (a US model), 64 cm deep closed becomes 105.4 cm with the door open 90 degrees, and needs 33 cm side clearance at 160 degrees. For the Malaysian market the equivalent published guidance is Samsung Malaysia’s: allow at least 550 mm in front of the machine for the doors. If the machine sits in a niche with a wall or a door swing in front of it, measure that clearance before the cabinet is built.

Installation clearances are the other half of the sizing. Makers genuinely disagree here, so the honest presentation is the spread rather than a single number: Installation clearances differ by maker — rear 50–100 mm, sides 15–50 mm, top 25–160 mm. Samsung Malaysia: 50 mm rear, 25 mm sides. Bosch: 64 mm rear, 15 mm sides, 160 mm top, 61 mm front. LG: 100 mm rear, 20–50 mm sides.

Build the opening to the most generous of those, not the tightest. The rear gap is not wasted space — it is where the hoses and the connections live, and a machine pushed hard against a wall kinks its own drain hose.

Stacking: the safety point on this page. If you are stacking a dryer over a washer inside a cabinet run, three manufacturer statements matter and none of them should be softened:

  • Never stack without the proper stacking kit. The manufacturer states it plainly, and it is not worth softening: “A washer and dryer should never be stacked without using the proper stacking kit. Doing so is extremely dangerous, as the dryer may vibrate off of the washing machine during use.”
  • The dryer goes on top and the washer stays on the floor — never the other way round. The reason another maker gives is straightforward: a washing machine gets very heavy when full of water and spins at high speed, so it belongs on the floor.
  • Stacking kits are model-specific, not universal — one maker’s kit is stated for a single named washer + dryer pair. That is the practical trap for anyone buying a mismatched pair — buy the kit for your exact models, at the same time as the machines.

One thing we could not find, and will not invent: no manufacturer publishes a maximum weight for the machine underneath a stack. The rating is expressed as “use the approved kit for this named pair”, not as a kilogram figure. If a contractor offers you a bracket or a timber frame instead of the maker’s kit, that is not an equivalent, and no cabinet carcass should be carrying a dryer either.

Plumbing, drainage and hose access

Cabinetry and plumbing are decided together in a yard or they fight each other for the life of the room. What to settle before fabrication:

  • Where the drain goes. Manufacturer manuals specify a height band for the drain hose. To be clear about provenance: these are European and Middle East manual figures, not a Malaysian requirement — the drain hose must sit at least 60 cm and at most 90–100 cm above the floor — two makers agree on the 60 cm minimum; the maximum is 90 cm or 100 cm depending on maker.
  • The standpipe size. The same European manual states that the drain pipe internal diameter must be at least 38 mm (1.5 in) and larger than the hose’s outside diameter. Again, that is an EU model’s manual and not a Malaysian figure — check it against local plumbing practice and what your plumber actually installs.
  • Never seal in a stop valve or a trap. Every water connection should be reachable without removing a door or cutting a panel. A removable back or a service panel is the cheapest insurance in the room.
  • Keep the hose run short and unkinked. Cabinets built too tight to the wall crush the drain hose, which is a slow, intermittent fault that people usually blame on the machine.

  • Add a sink if you can. A yard sink is where hand-washing, mopping water and soaking actually happen, and retro-fitting one into a finished run means cutting a worktop that is already installed.

Ventilation and preventing mould

Mould in a yard cabinet is a symptom, and the cause is almost always trapped moist air rather than a leak. A closed cabinet in a humid yard with a damp cloth or a bag of laundry inside it becomes the wettest, stillest place in the house.

  • Ventilate the carcass, not just the room. Ventilation slots in the base or the back of the lower units let air move through instead of sitting.
  • Do not store wet things in a closed cabinet. Wet mops, damp cloths and unwashed laundry belong in an open basket, not behind a door.
  • Give a vented dryer a real duct. A vented dryer exhausting into an enclosed yard is dumping warm, saturated air into the room every cycle. Duct it outside, or use a condenser or heat-pump machine.
  • Leave the gap at the back. The rear clearance the makers specify is also what stops a cold damp pocket forming between the carcass and an external wall.
  • Watch the ceiling above. A yard directly under an upstairs bathroom is a common source of persistent damp that gets blamed on the laundry.

Worktop choice above a washer

A worktop over a front-load washer is genuinely useful — it is where laundry gets sorted and folded — but it takes standing water, detergent, sun and vibration, so the material choice is not the same as a dry kitchen’s. Three practical notes. First, laminate tops do not belong over a washer — the join around any cut-out is exactly where water gets in, and the substrate underneath is usually board. Second, if the yard gets direct sun, ask the supplier about colour stability before you choose; some engineered materials are specified for indoor use. Third, do not let the worktop rest on the machine. It must be carried by the carcass or by its own supports, with a clearance gap above the appliance, or the machine transmits spin vibration straight into the top and, in time, into the joints. A typical Klang Valley terrace-house yard: a 6-foot run of base cabinets along one wall, a washer bay in the middle, a worktop over the whole length and two wall units above. Working from the rates in the first table (market estimate 2026, indicative Klang Valley):

So a 6-foot yard run lands roughly between RM3,000 and RM6,300 for cabinets plus a solid-surface top, before any plumbing changes. The spread is genuinely that wide, and it is not padding: the bottom is an MR-plywood carcass in a covered yard with a modest top, the ceiling is a full aluminium build with a premium worktop in a yard that is half open to the weather. Swapping to a rendered concrete top brings the total down; granite pushes it up.

The washer bay itself does not add cabinetry cost — it removes a cabinet — but it does add design constraint. Size the opening off the published depth band above plus the maker’s rear clearance, not off a tape measure held against the machine you own today, because the next machine will not be identical.

Hardware that survives humidity

Hardware is where a yard run quietly fails even when the boxes are right, because plated steel in a permanently humid, occasionally salty environment corrodes on a schedule.

  • Hinges and runners: specify stainless steel or a properly rated corrosion-resistant finish. Cheap plated hinges in a yard develop surface rust and stiffen within a couple of years. Our hinge price and repair guide covers the tiers.
  • Screws and fixings: stainless throughout, including the wall fixings. One rusting screw stains a whole door front and loses its grip in the board around it.

  • Adjustable feet: plastic or stainless legs lift the carcass off a floor that gets washed, and let you level a run on a floor that falls to a trap. A yard cabinet should never be a fixed plinth sitting flat on wet tiles.
  • Door dampers on aluminium: metal doors slam hard. Dampeners are not a luxury on an aluminium run.

Common mistakes to avoid

  • Accepting a melamine quote for a yard. It is the cheapest line on the page and the shortest-lived thing in the room.
  • Sizing the machine opening off the machine you own. Use the published depth band and the maker’s clearances, so the next machine still fits.
  • Forgetting the door swing. The carcase depth is not the space the machine needs; a door open at 90 degrees can nearly double it.
  • Stacking without the maker’s kit. The manufacturer’s own word for it is “extremely dangerous”. And the dryer goes on top, never the washer.
  • Sealing the plumbing inside a box. The first leak then costs a cabinet as well as a plumber.
  • Building the base flat onto a wet floor. Use feet or a raised plinth, or hang the run.
  • Putting a laminate worktop over a washer. The cut-out edge is where it starts, and the substrate finishes it.
  • Venting a dryer into an enclosed yard. You are humidifying the room the cabinets live in.
  • Doing the cabinets before the floor. Waterproofing and falls come first; joinery goes in last.
  • Plated steel hardware. Stainless costs a little more once and saves the doors.
