The rows under it are the per-foot carcass and door rates the unit is actually built from, which is how a long double-basin vanity or a full run of bathroom storage gets priced. A narrow single-basin unit in a rigid PVC or moisture-resistant build sits near the bottom of the band; a wide unit with drawers, a stone top, a mirror cabinet and premium hardware sits at the top or above it. In a Malaysian bathroom, where the whole floor is regularly wet, wall-hung is the better engineering answer for the same money — the base of the cabinet never sits in water, which is exactly where floor-standing vanities rot from. The catch is the wall: a floating vanity carrying a stone top and a full basin needs a solid wall or proper backing behind the plasterboard, and that has to be decided before tiling, not after.
A bathroom is harsher on cabinetry than a wet kitchen. It is humid for hours after every shower, it rarely has real ventilation, and the cabinet sits directly under a basin that will eventually drip. Ordinary melamine on a particleboard core belongs nowhere near it.

Two details do more for vanity lifespan than the material label. First, edge banding: PUR banding cross-links with moisture and holds where the cheaper EVA hot-melt reactivates and lets the face peel. Second, the underside of the basin cut-out, which should be sealed rather than left as raw board — it is the single most common place a vanity begins to fail. Cabinet material compares the boards in general; the bathroom simply raises the stakes on every one of them.
This is the most common misunderstanding in a vanity quote. The cabinet price covers the carcass, doors or drawers, hardware, the top where one is included, the basin cut-out and installation. The basin, the tap, the bottle trap, the angle valves and any waste fittings are separate, and are usually either bought by the homeowner or supplied on a separate line. Sanitary ware spans an enormous range — a plain drop-in ceramic basin and a designer counter-top basin are not remotely the same purchase — so folding it into a single “vanity price” would make the quote meaningless.
What the cabinet maker does need from you before fabrication is the actual basin, or at least its exact model and dimensions, because the cut-out, the internal clearance and the drawer layout are all built around it. A vanity built for a generic cut-out and then met with a different basin is a rework. Related plumbing work — moving the water points or the waste — is a separate trade line again, and is covered under bathroom renovation cost.
The mirror cabinet is where most of the daily storage actually goes, and it is quoted separately from the vanity. The usual choices are a plain frameless mirror (cheapest, no storage), a shallow mirror cabinet 100–150 mm deep for toiletries, or a full mirror unit with integrated LED lighting, a demister pad and internal sockets. Depth is the trade-off: anything deeper than about 150 mm starts to feel like it is leaning over the basin.
Build it to the same wet-room standard as the vanity below it — the top of a mirror cabinet collects shower steam and the bottom edge catches splashes. If it carries lighting or a demister, an electrical point has to be planned inside the unit before tiling, which means the electrician and the cabinet maker need the drawing at the same time. Retro-fitting a socket behind a mounted mirror cabinet means opening a finished wall.

Because a vanity top is short, the difference between a mid-range and a premium material is often a couple of hundred ringgit rather than thousands — which makes it one of the few places in a renovation where upgrading is genuinely cheap. Solid surface is popular because the basin can be moulded in for a completely seamless, wipe-clean top with no silicone joint to go black. Quartz and sintered stone are harder and more stain-resistant, and pair with an undermount or counter-top basin. Granite is fine but wants sealing. Common custom widths run from about 600 mm for a compact powder room up to 1,200 mm for a main bathroom, with double-basin units from around 1,500 mm. Depth is usually 450–550 mm; anything deeper crowds a small Malaysian bathroom. Finished top height is conventionally around 800–850 mm, and it is worth setting deliberately — a taller household will thank you, a family with young children may not.
The real constraint is rarely the room; it is the plumbing. Existing water points and the waste outlet decide where the basin can sit, how the drawers have to be cut around the trap, and whether a wall-hung unit is even possible. This is why a custom vanity should be measured after the wet-room build is decided but before tiling: moving a waste outlet in a finished bathroom means lifting tiles and re-doing waterproofing. A vanity fails for one of two reasons: water from above (a dripping basin joint or a leaking trap) or water from below and behind (a bathroom that is not properly waterproofed and is holding damp in the wall and screed). The second is not a cabinet problem at all, and no amount of PVC board will fix it — a vanity fixed to a chronically damp wall will keep failing, and so will the paint around it.

Ready-made vanities are widely available and genuinely make sense in some situations: a standard-size powder room, a rental unit, a quick refresh where the plumbing is not moving. You get a fixed size, a fixed finish and a fast install. The limits are that the size will rarely be exactly right, the carcass material is whatever the manufacturer chose (frequently a board that does not belong in a bathroom), and the internal layout will not be cut around your trap.
Custom earns its premium when the width is awkward, when the plumbing forces a specific internal layout, when you want drawers rather than a cupboard (far more usable, and the thing ready-made units skimp on), when the carcass material has to be specified for a wet room, or when the vanity has to match other joinery in the house. For a small bathroom with an odd wall length, custom is often the only way to use the full width at all.
