What a home bar counter costs in KL and Selangor, and the published dimensions that decide whether it is comfortable — including the two figures most guides quote wrongly.

A bar counter is priced as two separate things, and quotes that blend them are the ones that surprise people. The carcass — the cabinet body, its doors, drawers and installation — is quoted per foot run, at about RM350 – RM600 per foot in 2026 Klang Valley terms. The worktop is quoted separately per foot run, because it is templated after the carcass is installed and fabricated off site.

The trade talks about “counter height” and “bar height” as if they were defined terms. They are not. The NKBA's kitchen planning guidelines — the pre-2023 edition, which is the one read for this page — publish the heights themselves and attach no labels to them at all. NKBA names three seating-surface heights: 30 in (762 mm), 36 in (914 mm) and 42 in (1067 mm).

Two things to take from that. The labels are vernacular: “counter height” and “bar height” appear nowhere in the document, so nobody can tell you what a “bar-height counter” is by reference to a standard. And NKBA never mentions stools at all — the word does not appear — so any stool dimension you are quoted is a manufacturer's or a shop's, not a published planning figure.
There is also a separate and more generous set of figures for accessible seating. Accessible seating allowance: 28–34 in (711–864 mm) high × 30–36 in (762–914 mm) wide × 17–25 in (432–635 mm) deep. Worth knowing if anyone in the household uses a mobility aid, because it changes the design rather than merely relaxing it.
The other number sometimes offered as “standard counter height” comes from US accessibility law. Accessible dining/work surfaces: 28 in (710 mm) minimum to 34 in (865 mm) maximum above the finish floor. That is a legal accessibility range with no force in Malaysia, and it is not evidence for what a standard counter height is. It is included here only so you can recognise it when someone quotes it at you.
Here is the figure that most bar-counter content on the internet gets wrong. The 18, 15 and 12 inch series in the table above is NKBA's knee space — a two-dimensional allowance of width by depth for each seated diner — and it is routinely reproduced as a worktop “overhang” specification. It is not one. The word “overhang” appears zero times in all 31 guidelines. NKBA specifies no overhang dimension anywhere.
The distinction is practical, not pedantic. Knee space is the void your legs occupy under the counter. It can be produced by a worktop that projects, by a recessed cabinet front, by a leg-free cantilevered section, or by any combination of those. Two designs with completely different worktop projections can both deliver the same knee space. If you brief a carpenter for “a 12-inch overhang” you have specified one solution and left the actual requirement unstated.
Note also that the deeper knee space belongs to the lower surface, which is the opposite of most people's intuition: 18 inches deep at a 30 in surface, 15 at 36 in, 12 at 42 in. The reason is posture — at a low surface you sit with your legs forward, at a high one you perch with them tucked back.
For comparison, US accessibility law defines the zone by height rather than per seat. Knee-clearance zone is 9–27 in (230–685 mm) above the floor; where required, 11 in (280 mm) deep min at 9 in, and 8 in (205 mm) deep min at 27 in; 25 in (635 mm) maximum depth. And immediately below it: Toe-clearance zone is floor to 9 in (230 mm); where required it extends 17 in (430 mm) minimum under the element; 25 in (635 mm) max depth; 30 in (760 mm) min width. Those are American legal requirements, not Malaysian ones, and they are a useful cross-check on a design rather than a rule to build to.
What to do with this. Brief the knee space, not the overhang: “24 inches of width and 15 inches of depth of clear knee space per seat, at a 36 inch surface.” Then let the carpenter tell you whether that comes from a projecting worktop, a recessed cabinet or a cantilever — which is the subject of the support section below.
The pre-2023 guidelines publish one width figure, and it does not change with the height of the counter. 24 in (610 mm) of width per seated diner — identical at all three surface heights. That is the width component of the knee space, not a standalone “allow 24 inches per stool” rule — but it is the number to plan seats against, because it is the only published one.
The arithmetic is straightforward. A 6-foot counter is 72 inches, which is three seats at 24 inches each. A 5-foot counter is 60 inches, which is two seats with room to spare rather than three cramped ones. An 8-foot counter is 96 inches, or four. Where people go wrong is counting seats by how many stools they can physically push under the counter, which is always one or two more than the counter can comfortably seat.
Two Malaysian realities to fold in. First, a bar counter that also serves as a worktop loses seating to whatever lives on it — a kettle, a rice cooker, a dish rack. Count the seats you will use, not the ones that fit. Second, stool height is a shopping decision rather than a planning one, because NKBA publishes no stool dimension at all. Measure from the finished floor to the underside of the worktop and buy a seat height that leaves comfortable thigh clearance under it — and buy the stools after the counter is installed, not before.
Three different clearances apply around a bar counter, they come from different guidelines, and merging them is the second common error on this subject. Keep them apart.
A walkway should be at least 36 in (914 mm) wide; 42 in (1067 mm) where two walkways meet perpendicular. That is Guideline 7 of the pre-2023 edition, and it is about circulation space generally — getting from one part of the room to another.
Behind seating a different guideline applies — again the pre-2023 edition — and it has three tiers rather than the two usually quoted. Where no traffic passes behind a seated diner, allow 32 in (813 mm) of clearance from the counter edge to any wall or obstruction behind the seating. If traffic edges past, allow at least 36 in (914 mm). If traffic walks past, allow at least 44 in (1118 mm).
The widely circulated pairing of “36 inches with no traffic and 44 inches for a walkway” is a misquote. The no-traffic figure is 32 inches. The 44 inch figure is not a walkway width at all — it is the clearance needed to walk past a seated diner. And the 36 inch no-traffic figure exists only in the separate accessible column, whose traffic figure is 60 inches rather than 44: Accessible version: 36 in (914 mm) where no traffic passes; 60 in (1524 mm) if traffic passes behind.
If the bar counter is an island in a working kitchen, a third figure applies. Work aisle at least 42 in (1067 mm) for one cook, at least 48 in (1219 mm) for multiple cooks, measured between counter frontage, tall cabinets and/or appliances. NKBA's own code line for that guideline reads only that state or local codes may apply — it is a recommendation, not a code requirement.

In a Malaysian condo this is usually the constraint that decides whether a bar counter is a good idea at all. Measure the real distance from where the counter edge would sit to the wall behind it, and check it against the row that matches how people will actually move through the room. For a bar counter specifically, the ranking is not the same as for a kitchen. A bar takes spills, ice, citrus, alcohol and hot glasses, and it is looked at closely because people sit at it. Quartz is the sensible default: consistent, non-porous and repairable by a fabricator. Sintered stone is the upgrade if hot pans or hot glasses will land on it. Granite is handsome and needs sealing on a schedule, which a bar counter's owner usually forgets. Laminate is fine for a dry drinks counter and poor anywhere wet. Concrete or a rendered top is a genuine Malaysian tradition and suits an outdoor or wet-area bar, but it stains and it is not a display surface.

Knee space and structure are the same problem seen from two sides. Every inch of knee space you create is an inch of worktop with nothing under it, and stone is strong in compression and weak in bending. There are three ways to solve it:
Here is the honest limitation: no manufacturer publishes a maximum unsupported projection for a stone or engineered worktop in a usable general form. It depends on the slab material, its thickness, the fabrication and the fixings. So do not accept a rule of thumb from a forum, and do not accept one from us either. Ask your stone fabricator, in writing, for the maximum unsupported projection they will warrant for the specific material and thickness you are buying, and design the support to that figure. A fabricator who will not state one is telling you something.
For the carcass itself, a moisture-resistant plywood body is the right call under a bar — there will be spills, and the cabinet under a sink or an ice bucket lives a wetter life than a living-room cabinet. Plywood cabinets and cabinet material cover the boards.
A bar with a sink is a plumbing job wearing a carpentry disguise, and in a Malaysian condo it is usually the plumbing that decides whether the design is possible.
If the answer to the waste question is no, a dry bar is not a consolation prize. A counter with an ice bucket, a drainer tray and a fridge below is more usable than a small bar sink for most households, and it removes the single biggest cost and risk. Swapping the worktop changes the total more than any other single decision: the same counter in laminate is RM360 – RM900 of worktop instead of RM1,500 – RM3,600, and in sintered stone RM2,400 – RM5,400. The hardware assumption behind the per-foot upgrade figure is stated plainly: hardware tier adds the per-hinge upgrade cost over a standard hinge, assuming about 1.3 hinges per foot run (one 18-inch door on two hinges).
The dimensions that go with it: 72 inches of counter is three seats at NKBA's 24 inches of width per seated diner. At a 36 inch surface each seat needs 24 inches wide by 15 inches deep of clear knee space, and the space behind the seats needs 32 inches if nobody passes behind, 36 to edge past or 44 to walk past. Check that last figure against the room before anything else, because it is the one that most often kills an island.
Not in the table and belonging on the quote as their own lines: any plumbing, the electrical points, the lighting, the stools, and the support method for whatever knee space the design creates.
