A modular kitchen looks cheaper on the screen and a custom one looks cheaper by the time it is installed — sometimes. Here is how to compare the two honestly for a Malaysian home, wet kitchen included.

IKEA kitchen cabinets are one of the highest-volume kitchen searches in Malaysia, and the comparison people actually want is not “which is better” but “which is cheaper once everything is counted”. The honest answer is that a modular system is genuinely cheaper on a straight, square, dry run in a condo, and genuinely more expensive by the time you have solved a Malaysian wet kitchen, a wall that bows, a structural beam across the ceiling and a service ledge under the window.
The reason is structural, not brand loyalty. Modular kitchens are a system of fixed-size boxes designed to be repeated; custom cabinetry is measured, drawn and built to the room you actually have. Where the room suits the system, the system wins on price. Where the room does not, every fix — filler panels, scribed ends, cut-down carcasses, a carpenter to make the corner work — is a cost that arrives after the showroom quote. A modular kitchen from IKEA is bought as parts, not as a kitchen, and this is where most budget surprises begin. You buy the frames (the boxes), then the fronts (doors and drawer faces) separately, then hinges and drawer mechanisms, then interior fittings, then the worktop, then the sink and tap, then the plinth, cover panels, deco strips and handles. Each is a line in the planner, and the total on the screen at the end is not the total of the project, because it excludes delivery, installation, plumbing, electrical and any tiling or waterproofing behind the units.
The system itself is well designed. Carcasses are dimensionally accurate, the hanging rail system makes wall units straightforward to level, and the range of interior fittings is deeper than most local suppliers offer. What you are buying is a well-engineered kit. What you are not buying is anyone taking responsibility for whether it fits your room — that is a separate purchase, and it is the one that decides the comparison.
Installation is where the modular route quietly converges with the custom one. Flat-pack carcasses have to be assembled, levelled, joined, fixed to the wall, scribed to any out-of-square surfaces, and then fitted out with doors and drawers that need adjusting. Worktops need cutting and, for stone, templating and a separate fabricator. Sinks and hobs need cutting in, plumbing and electrical connection. Very few households do all of that themselves, and the ones that try usually discover that levelling a base run on an uneven Malaysian floor screed is the step that eats a weekend.
So most people hire a third-party installer, and that is a real and separate cost line quoted per kitchen depending on the number of units, the worktop material and how much making-good the room needs. It is also the line most commonly left out of a mental comparison against a custom quotation — because a custom quotation is normally an installed price. When you compare, compare installed-to-installed, and make sure both numbers include the worktop, the plinth, the cover panels and the making good. That single correction changes the answer for a lot of kitchens.
Modular kitchen carcasses are generally particleboard with a foil or melamine facing — a perfectly sound material in a dry, temperate kitchen and a known weak point in a Malaysian wet one. The failure mode is not dramatic: a slow leak at a trap or a tap tail, or repeated splashing at an unsealed edge, and the core swells irreversibly. Once it swells, the panel does not recover, hinge screws lose their grip and the unit has to be replaced.

Malaysian homes are unkind to modular systems. Terrace and older condo walls are frequently out of plumb and bowed; ceilings carry beams and bulkheads at inconvenient heights; kitchens have service ledges, window reveals and pipe boxings that cut into a run; and floors are rarely flat enough to set a long base run without packing. A modular system meets all of that with filler panels — strips of material used to bridge the gap between a standard box and a non-standard wall.
Fillers work, but they cost money, they take carpentry time, and past a certain point they look like what they are. The classic pinch points are the internal corner (where two runs meet and the corner unit needs clearance to open), the run that ends at a slightly-not-square wall, the gap under a beam that is 40 mm too shallow for a wall unit, and the tall unit that will not fit because the ceiling drops. A custom maker measures the room, draws it, and builds boxes that fit — which is precisely what you are paying the premium for. Before you decide, measure your own kitchen properly and mark every obstruction; the answer is often obvious from the drawing.
The two markets even quote differently, which makes comparison harder than it should be. Modular systems are designed in metric module widths, and you assemble a kitchen by selecting boxes that add up. Malaysian custom cabinetry is quoted per foot run — the length of the cabinet run — with the specification (carcass, door finish, hardware) setting the rate. One is a shopping list, the other is a rate card.
To compare, convert both to the same thing: total installed cost for the actual length of cabinetry you need, including worktop. Measure your runs in feet, note where they must stop for a door or a window, and price both routes against that same length. It is also worth noting that standard modular heights and depths are set to European ergonomics, while Malaysian custom work is routinely adjusted to the household — counter height, wall-unit height and the clearance above a hob get set to the people using them. If anyone in the house is notably tall or short, that adjustability is worth real money in daily comfort.
Credit where it is due: the hinges and drawer runners in a major modular system are usually better than what a budget local quotation includes. Soft-close is standard rather than an upgrade, drawer boxes are rated for real loads, and the components are consistent across the whole kitchen. IKEA’s kitchen hardware is widely reported to be made to its specification by a major European manufacturer, which is consistent with how it performs, though the sensible position is to judge it by the published load ratings rather than by the story.
The comparison point is that a custom kitchen can match or beat that — but only if you specify it. Modular kitchen systems are usually sold with a long published limited warranty on the product, and that is a genuine advantage — check the current terms and, more importantly, the exclusions, because what such warranties typically cover is manufacturing defect in the product rather than water damage, misuse, or anything arising from how it was installed. Since installation is a separate purchase, the warranty on the box and the responsibility for the fit sit with different parties.
That split is the practical difference. With a single custom contractor, one party is responsible for measuring, building, installing and making it work, and a defect conversation has one address. With the modular route, a door that will not sit straight can be a product issue, an installer issue or a wall issue, and you are the one adjudicating. Neither model is inherently safer — a bad custom contractor is worse than a good modular installer — but the accountability structure is different and worth understanding before you choose. Whatever route you take, put the specification and payment stages in writing; the market norm on custom work is a deposit of around half up front with the balance on completion.
The third route in this market is online ready-made cabinet sections — flat-pack chipboard units sold per section, delivered to your door, assembled with an Allen key. They are cheap, and for the right job they are the correct answer: a rental unit that needs to look presentable for the next tenancy, a temporary kitchen, a laundry or store corner, a first apartment where the budget is genuinely the constraint.
What they are not is durable. The board is usually thin chipboard with foil facing, the hardware is basic, and the tolerance for water is close to zero — treat them as consumable items with a short life rather than a kitchen. They are also difficult to fix properly to a wall and rarely available in matched runs, so a long wall of them looks like a long wall of them. The modular side cannot be quoted from a single table, because it is assembled from frames, fronts, hardware, worktop and a separate installation charge that varies with the number of units and the state of the room. That is not evasion — it is the actual structure of the purchase, and it is why a screen total and a contractor quotation are not comparable documents. Build your own comparison by pricing the full modular basket in the planner, adding delivery, installation, worktop fabrication, plumbing and electrical, and then setting that against a custom quotation for the same run at the specification you want. Add the countertop to both sides at the same material, or the comparison is meaningless.
The approach that works best in Malaysian homes is not choosing a side. It is putting a modular system in the dry kitchen — the display run, the island, the coffee corner, the tall pantry — where the walls are usually squarer, the moisture is low, and the price advantage is real, and building the wet kitchen custom in moisture-resistant plywood, aluminium or stainless, where fitment and water resistance decide whether the cabinets survive.
It also splits the risk sensibly. The expensive, hard-to-replace part of a kitchen is the wet run: it carries the sink, the plumbing, the heat and the heavy use, and replacing it means disturbing services. The dry run is largely furniture. Spending custom money where failure is expensive and modular money where it is not is simply good allocation.
