Spinning, drooping or loose handle? What it costs to replace, and how to check it is not the door.

Replacing a door handle, knob or lever set in the Klang Valley is usually RM50 – RM120 in labour per door, with the hardware itself RM30 – RM150 on top depending on the grade you choose; a simple handle swap on a working latch is RM40 – RM100 (indicative 2026). Before you buy a new set, check the door: if it has dropped and the latch no longer meets the strike plate, the fix is the hinges, not the handle. A site visit is RM150, waived if you go ahead.
Handle jobs are small, so the price is mostly labour for the visit plus whatever hardware goes on the door. These are the published ClickBina indicative ranges for the jobs that usually come up together:
| Job | Indicative price | Notes |
|---|---|---|
| Replace a lockset or door knob set (labour) | RM50 – RM120 per door | Hardware is extra |
| Lockset or handle hardware | RM30 – RM150 | Depends on grade and finish |
| Swap a handle, door closer or stopper | RM40 – RM100 | Existing latch still works |
| Rehang a dropped door and adjust the strike plate | RM60 – RM200 | When the door, not the handle, is the fault |
| Replace or re-plug hinges | RM60 – RM150 per door | Stripped screw holes, worn hinges |
| Digital lock installation (lock supplied by you) | RM250 – RM350 | Standard timber or mortise door |

Emergency call-outs and doors that must be forced open are priced separately.
Knowing what is on the door now tells you what can replace it without new holes. The four common families on Malaysian doors are:
| Type | Where you find it | What to check before buying |
|---|---|---|
| Round knob set (cylindrical) | Bedroom and bathroom doors in older houses and condos | The hole through the door face and the latch hole in the edge |
| Lever on a round rose | Newer bedrooms and bathrooms | Same holes as a knob set; easier to use with wet or full hands |
| Lever on a long plate (mortise) | Main doors, kitchen and back doors | The mortise body inside the door edge and the screw positions |
| Pull handle or flush pull | Sliding doors, glass doors, cabinets | The fixing holes and the glass or panel thickness |
A knob or lever on a round rose is usually a cylindrical, or bored, lockset; a lever on a long plate usually sits over a mortise lock body. ClickBina's mortise vs cylindrical lock guide explains the difference and why it matters for security.
Most handle jobs go wrong at the shop, not at the door. Three measurements decide whether a new set drops straight into the old holes: the backset (the distance from the door edge to the centre of the handle), the door thickness, and the hole size through the face. Handing matters too: a lever that points the wrong way on a left-hand door has to be turned round, and some sets cannot be. On a mortise door, the new lever plate must cover the old screw holes and line up with the spindle of the lock body already in the door.
If the new set needs bigger holes, the contractor has to enlarge them neatly; if it needs smaller ones, the old holes show round the new rose. Taking the old set to the shop, or sending its brand and a clear description, avoids most of these problems.
A bathroom handle should be a privacy set: a turn button inside, and an emergency release outside that opens with a coin or a small key if a child locks the door. It lives in steam every day, so a stainless steel set lasts longer than a plated one. Bedroom doors usually take a keyed or privacy lever. On a hollow-core door the handle is fixed into a small solid block inside the door; if that block has split, the handle will keep working loose and the door, not the handle, needs attention. ClickBina's bathroom door types guide covers the doors these sets go on.
Many “broken handle” calls turn out to be a door that has dropped on its hinges. If you have to lift or push the door before the latch will catch, or the latch drags on the strike plate, a new handle will not fix it. ClickBina's broken-lock guide puts rehanging the door and adjusting the strike plate at RM60 – RM200, and the existing handle often works again. ClickBina's door hinges and closers guide covers hinge re-plugging and realignment.
If the main door handle has failed, this is the moment some owners move to a digital lock. Installation on a standard timber or mortise door is RM250 – RM350 in labour where you supply the lock. It suits the main door, not every bedroom. Check the door thickness and the space round the existing lock before buying, and keep a mechanical key backup. ClickBina's digital lock problems guide covers batteries, fingerprints and lockouts.
The hardware range of RM30 – RM150 follows the material and the mechanism. Cheap sets are usually plated zinc alloy with a light spring; they suit a store room but wear quickly on a busy door. Solid stainless steel or brass sets feel heavier, keep their finish in humid bathrooms and kitchens, and have stronger return springs. For a rental unit or a house with children, buy the stronger set once rather than a cheap set twice. Match the finish across the house so the doors look consistent.
A single bedroom handle is usually a short job on a sound door. The time goes up when holes have to be enlarged, the door edge is damaged or the strike plate has to be moved.
If a handle problem turns out to be a failing door, ClickBina's bedroom door replacement guide lists a hollow-core bedroom door at RM250 – RM600 supplied and installed.
Handles and hinges are among the most common small repairs between tenancies. Replacing tired sets across a unit in one visit is cheaper than one door at a time, and it is a sensible moment to change the main door cylinder so old keys stop working; ClickBina's key duplication and rekeying guide covers rekeying against a full lock change.
