A suspended deck is a roof with cars on it. What a trafficable coating system is actually made of, where polyurea earns its premium, and how a live car park gets coated zone by zone.

A car-park deck coating is asked to do two different things with one build-up, and most disputes about them come from a client buying one job and receiving the other. The first job is wear: taking tyre scuff, power steering turned on the spot, grit ground under wheels, dropped tools, spilled fuel and oil, and the point loading of a jack or a trolley. The second job is waterproofing: keeping rain, wash-down water and vehicle drip out of a structural slab that usually has parking, a lobby, a shop or a plant room directly underneath.
Those two jobs pull in different directions. A hard, abrasion-resistant film is good at wear and poor at bridging a crack that opens and closes; a soft, elastic membrane bridges movement beautifully and would be shredded by turning tyres within months. That is why a proper deck system is a stack rather than a single product: an elastic waterproofing layer taking the movement, and a tough, aggregate-filled wear layer above it taking the traffic. If a quotation names one product and one coat, ask which of the two jobs it is doing, because it is not doing both.
The most expensive misunderstanding in this market is treating a suspended car-park deck as a floor-coating job. A warehouse floor sits on the ground: if the coating is imperfect, water goes into the sub-base and nobody sees it. A suspended deck is a roof for whatever is beneath it, and every pinhole is a leak into somebody’s ceiling.

The single most useful question you can ask a deck contractor is which of those layers they have priced. A deck “coating” that is primer plus one coloured coat is a paint job on a structural roof.
Deck quotes in the Klang Valley name a small set of systems. These are what each is actually for — the priced rows are market bands (market estimate 2026, indicative Klang Valley), and the spray-applied and sheet systems are quoted per project because the price is driven by access, deck geometry and phasing rather than by area alone:

The system-level cost band for polyurea across all applications is already set out in our polyurea waterproofing guide. A car-park deck is quoted per project on top of that because the drivers are not square feet: how much of the deck is exposed to sun and rain, how many bays have to be released back each night, whether a spray rig can reach the level at all, the linear metres of upstand, kerb and joint detail, the amount of falls correction, and the extent of line marking to reinstate. Two decks of identical area routinely price very differently for those reasons.
Polyurea earns its premium in specific situations rather than as a default. It suits the top deck of a multi-storey car park, where UV and thermal cycling are relentless and the membrane has to keep moving. It suits a deck over occupied retail or a lobby, where the cost of a leak is a business interruption rather than a stained ceiling. It suits ramps and turning circles that take the hardest wear. And it suits a car park where downtime is the real constraint, because a fast-curing system returns bays to service sooner — ask the contractor to state the return-to-traffic times for the specific system in writing rather than relying on a general claim.
It is overkill on a small, sheltered basement deck with no exposure and light traffic, where a liquid membrane with a wear layer does the job for less. It is also the wrong answer anywhere the substrate has not been dealt with: a high-performance coating over a ponding, cracked, contaminated slab is an expensive way to reproduce the existing failure. And it is strictly an applicator-with-a-rig job — the equipment and the handling are specialist, so the contractor selection matters more than the product name.
Every deck coating failure we are asked to look at falls into one of four substrate problems that were not fixed before coating.
Add contamination to that list. Car-park slabs are soaked in oil, fuel and tyre rubber at the bays and ramps, and no coating bonds to any of it. Mechanical preparation plus degreasing at the contaminated areas is a line item, not an optional extra.
Slip resistance on a car-park deck is a safety requirement and a wear requirement at once, and it is delivered by the aggregate broadcast into the wear layer rather than by the colour of the topcoat. Specify it by area rather than uniformly: ramps, turning circles, the approach to barriers and the pedestrian routes across the deck need a coarser, more aggressive finish than a straight run of bays, while a heavy anti-skid texture everywhere makes the deck harder to sweep and wash.
Ramps deserve their own paragraph in the specification. They take the highest shear from tyres, they are where vehicles brake and accelerate, they collect water running down them from the deck above, and they are the first place a deck coating wears through. Expect a heavier build-up on ramps, and expect the ramp finish to be renewed on its own cycle before the flat bays need attention. Pedestrian crossings and stair thresholds are the other places worth a distinct finish, and both should be marked on the drawing rather than agreed verbally on site.
This is the line item that most often turns a competitive quote into an argument. Coating a deck destroys every line, arrow, bay number, disabled bay, hatched area, kerb stripe and directional marking on it, and all of it has to come back. Before you compare two prices, check that both include: a marked-up plan or photographic record of the existing layout taken before work starts; the number of bays to be re-marked; arrows, hatching, no-parking zones and speed markings; kerb and column painting; bay numbering and any unit or lot numbers; disabled and motorcycle bays; and the paint type for the markings, which has to be compatible with the deck system.
Two practical points. First, a re-coat is the natural moment to change a layout — if the bays are too tight or the circulation is awkward, decide before the deck is coated, not after. Second, agree who signs off the marking-out before the paint goes down, because moving a line afterwards means grinding into a brand-new deck.
Almost no Klang Valley car park can close for the duration of a deck job, so phasing is part of the technical scope. The pattern that works is a rolling programme by zone, with each zone taken through the whole sequence before the next one opens.

The two things that wreck a phased deck programme are weather and access. Rain on a freshly prepared or freshly coated zone can cost the whole zone, so agree in writing how weather delay is handled and who carries it. And a deck that can only be reached by a vehicle ramp with a low headroom limits what equipment can get up there — establish that before the tender, not on the first morning.
Return to traffic is the number every building manager wants and the one most often glossed over. Ask the contractor to state, in writing and for the specific system being used in the specific conditions on your deck, three separate times: when the surface can be walked on, when light vehicles may return, and when the coating has reached full properties. They are three different milestones and the gap between them is where damage happens — a car driven onto a deck that is walkable but not fully cured leaves tyre marks that cannot be polished out.
Humidity and slab temperature change these times, and Klang Valley afternoons deliver both. Build a margin into the reopening schedule rather than promising residents an exact hour, and keep the exclusion barriers up until the contractor confirms the zone is released. It is far cheaper to keep twenty bays closed for another evening than to re-do a zone that was driven on early.
A deck quote should be readable line by line: the deck area in square feet by level and by exposure; the preparation method and the standard of finish it will achieve; concrete repair and falls correction as provisional items with rates; outlet works; the linear metres of upstand, kerb and column-base detail; the movement joint detail as a separate item with its own system; the coating system named layer by layer with the number of coats; the anti-skid specification by area; line marking and reinstatement itemised as above; the phasing programme with zone sizes and reopening times; and how weather delay is handled commercially.
Then the closing items: what testing is carried out, who witnesses it, what photographic record is handed over, and what the warranty document covers, what voids it and who honours it. Those bands describe the waterproofing layer, not a finished trafficked deck — which also carries preparation, repair, falls correction, an aggregate wear layer, a topcoat, joint details and marking reinstatement. That is why a car-park deck is quoted per project after a site inspection, and why polyurea and single-ply systems are not sensibly reduced to a rate on this page. For a large deck it is worth asking for the tender to be priced in two parts: a fixed price for the known scope and a schedule of rates for the repair quantities that only appear once the slab is exposed.
One comparison worth making before you commit: what does the deck cost you when it leaks? A drip into a retail unit or a lobby, a claim from a resident whose car was marked, or a corroding slab that eventually needs structural repair all cost more than the difference between two coating quotes. Agree the completion checks before work starts, not at the end: a visual inspection of every detail — upstands, kerbs, outlets, joints, column bases — with the person who signs the deck off; a water test on each zone with somebody watching the soffit below where there is occupied space; a rain watch through the first heavy storm after completion, logged; and a handover pack with the system specification, the photographic record of each layer, the line-marking plan and the maintenance instructions.
Afterwards, maintenance is event-driven. Wash the deck down and clear the outlets before the monsoon and after any period of heavy leaf fall. Then act rather than monitor when you see: water ponding where it did not before; the aggregate texture worn smooth on a ramp or a turning circle; the topcoat chalking, fading or thinning to a different colour; a crack reappearing through the coating; sealant lifting at a joint; or a new stain on the ceiling below.
