Saw Fosroc on a waterproofing quote? Here is what each range is, where it fits, and what to check before you agree.

Fosroc is a specification-tier construction-chemicals brand that Malaysian homeowners usually meet on a contractor's quotation rather than a shop shelf. Its waterproofing ranges are Brushbond (cementitious and polymer-modified coatings), Nitoproof (liquid-applied coatings and membranes) and Proofex (sheet membranes), and each fits a different job. A Brushbond coating suits tanks and wet areas, a flexible Brushbond or Nitoproof membrane suits decks and roofs, and Proofex is mainly for new basements. Brushbond is the name most homeowners see. The basic Brushbond coating is a rigid cementitious barrier that Fosroc lists for water tanks, toilets and bathrooms, balconies and basements, and describes as breathable. Brushbond RFX adds an acrylic polymer, and Brushbond FLXIII is the elastomeric grade for surfaces that move, such as roof decks under protective finishes. The Nitoproof name covers more than one chemistry, so check the grade. Fosroc describes Nitoproof 10 as a brown or black liquid blend of bitumens emulsified with water, used as a protective coating and curing membrane. Nitoproof 600PF is described as a continuous, seamless water and vapour proof membrane for concrete, listed for roofs, podiums, balconies, planters and bathrooms among others. Proofex Engage is a pre-applied membrane: it is laid before the concrete is poured, and the poured concrete locks into its mesh to form a mechanical bond. That makes it a new-build product for basements and other below-ground structures, not something applied to an existing home. Our brand map notes that some Fosroc sets do reach retail in Malaysia, but most lines are quoted through contractors. The product pages on Fosroc's global site cover many markets, so ask the supplier which grades are actually stocked locally, and get the Malaysian datasheet for the grade you will use.
Most waterproofing failures come from the surface, the detailing and the curing, not the brand on the pail. Ask the contractor how the surface will be prepared, how corners, pipe penetrations and floor traps will be detailed, how many coats go on, and how long it cures before tiling or testing. A water test before tiling is worth insisting on in wet areas. If you already have a leak, find it first: leak detection pinpoints the source before anything is hacked.

A quotation that simply says "Fosroc waterproofing" with a lump sum is hard to compare. Asking for the grade and the method turns it into something you can check against the maker's datasheet, and against a second quote.
