The number 107 sits on two different Sika Malaysia products with different components, packs and coverage schedules — here is how to make sure the quotation names the one you need.

Ask around a Klang Valley hardware shop for “Sika 107” and you will be handed something. Ask two shops and you may be handed two different things, because the number on its own is not a product. Sika Malaysia’s published waterproofing-mortars range lists three products in that family — SikaTop Seal-107 (MY), SikaTop Seal-109 MY and Sikalastic-1 KMY — and the 107 designation also appears on a separate one-component product, SikaTop Seal-107 Fibre MY, listed under Sika Malaysia’s home-improvement range. Nothing is listed as plain “Sika-107”.
That matters far more than it sounds. The two products carrying 107 are not variants of one another in the way “same thing, one has fibre in it” suggests. One is a two-component set where a liquid polymer is mixed with a cement powder. The other is a single cement-based bag you add water to. They arrive in different pack weights, they are mixed by different people to different rules, and Sika lists different coverage schedules for them. If your quotation, your material order or your WhatsApp message to a supplier says only “Sika 107”, the decision about which one lands on your bathroom floor has been delegated to whoever picks the stock.
This page is only about that ordering confusion. 💬 Get Your Instant QuoteThe single most useful row is the first one: two components versus one. That difference decides who can mix it, what goes wrong when it is mixed badly, and what the finished coat is being asked to do.
Sika Malaysia describes SikaTop Seal-107 (MY) as a two part polymer modified cementitious waterproof mortar slurry, made up of a liquid polymer and a cement based mix incorporating special admixtures, applied to concrete and mortar to prevent water infiltration. It is supplied pre-batched — a 5 kg liquid can and a 20 kg powder bag making a 25 kg set — and Sika lists pre-batched components as one of the product’s advantages, because the correct ratio is in the box rather than in someone’s judgement.
That pre-batching is also where site practice goes astray. Sika’s own guidance is that mixing the full quantities of both components gives a slurry consistency, and that the consistency can be altered by reducing the amount of Part A used — for trowel application, to around 90 per cent of Part A, roughly 4.5 kg to a 20 kg bag of Part B. Note the direction of that instruction: it permits less liquid for a stiffer trowel mix. It is not an invitation to add water to make a thin coat go further. A crew that stretches the set by watering it down has changed the product, and no coverage figure on the datasheet applies any more.
Sika lists the uses as interior and exterior waterproofing and damp-proofing of concrete, cementitious rendering, brickwork and blockwork; exterior waterproofing of basement walls in new construction and refurbishment; and waterproofing of concrete surfaces including bathrooms, roofs, balconies, basements and water tanks. The stated advantages are pre-batched components that mix and apply easily, good adhesion to sound prepared substrates, non-toxic and suitable for contact with drinking water, and non-corrosive to steel or iron.
SikaTop Seal-107 Fibre MY is a different animal despite the shared number. Sika describes it as a one component waterproofing mortar, cement based, with selected aggregates, recycled material and admixture; it incorporates synthetic resins, and Sika describes the result as slightly more flexible than a normal mortar while remaining waterproofing but permeable to water vapour. Sika also states that it slows the progression of carbonation.
The listed uses overlap with the two-part product but are worded differently and are worth reading closely: rigid waterproofing of water tanks, bathrooms and toilets; interior and exterior waterproofing of concrete, rendering, brickwork and blockwork; exterior waterproofing of basement walls; sealing hairline cracks in concrete; and filling pores and blowholes. Two of those — crack sealing and blowhole filling — are repair and make-good jobs rather than membrane jobs, which tells you something about where this product sits in a system.
It comes as a 20 kg bag, not a set, and Sika’s stated application is a minimum of two coating layers, possibly three where leakage is extremely strong, at a minimum of 1 mm and a maximum of 2 mm per layer. If someone hands you a single 20 kg bag when your quotation said “Sika 107” and you were expecting a two-part set, that is not a substitution error you should wave through — it is a different specification, and it deserves a conversation before the bag is opened.
Here is the detail that trips up people who are trying to do the right thing. In Sika Malaysia’s waterproofing-mortars listing, the word flexible is attached to two products, and neither of them is 107. SikaTop Seal-109 MY is described as a polymer-modified, flexible, cementitious waterproofing coating. Sikalastic-1 KMY is described as a one component fibre reinforced, flexible cementitious waterproofing compound. Seal-107 (MY) is described as polymer modified; Seal-107 Fibre is described as slightly more flexible than a normal mortar.
So if the reason you are buying a cementitious product is that the substrate moves — a screed with hairline cracking, a balcony slab, a roof deck that heats and cools every day — the number you have written down may not be the number that carries the property you actually need. This page will not tell you that one product bridges cracks and another does not, because that is a datasheet claim and it belongs to Sika, not to us. What it will tell you is the question to ask: “what crack-bridging figure does the datasheet state for the exact product you are quoting, and at what thickness?” If the answer is a shrug, you do not yet have a specification. Coverage is the number that decides whether you got a membrane or a coloured wash, and it is the number most often quietly abandoned on site. Both Sika Malaysia product pages publish one, and they are not the same schedule — another reason the shared “107” is misleading.

Use those figures as arithmetic, not as trivia. Multiply the stated rate per coat by your floor and upstand area, multiply by the number of coats, and compare the answer with how much material actually turns up on site. A bathroom that should have consumed two full bags and consumed one did not get the specification you paid for, whatever the finished surface looks like. Sika Malaysia publishes the current figures on the product page for each item, and versions are revised — ask for the data sheet edition for the pack being delivered rather than relying on a number from a guide, this one included. That single habit is the difference between a specification and a hope, and it is the theme of why waterproofing fails.

Among the advantages Sika Malaysia lists for SikaTop Seal-107 (MY) is that it is non toxic and suitable for contact with drinking water, and the page names potable concrete water tanks among its uses. It also lists the product as non-corrosive to steel or iron. Those are meaningful statements for anyone lining a domestic tank, and they are exactly the sort of claim that must be read off the current data sheet for the product actually being supplied rather than assumed from a family name.
The practical rule for a potable tank is simple and worth following even when the paperwork looks fine. Confirm the drinking-water statement in writing for the exact product and pack. Confirm what the applicator will do about cleaning and flushing before the tank is returned to service. And confirm the waiting period the data sheet requires before the tank is filled, because a coat that is filled too early has not finished becoming what it is supposed to be. Nobody sets out to buy the wrong product. The substitution happens through a chain of small, reasonable-looking steps, and knowing the chain is how you break it.

A cementitious waterproofing coat is checkable for a short window and invisible afterwards, so the checks have to be booked rather than remembered.
Plenty of Malaysian leaks get a cementitious slurry thrown at them when the problem is not one a surface coat can solve. Three cases come up constantly.
Water is already coming through to the floor below. If a ceiling downstairs is wet, the water has found a path through the slab, and a coat applied to the top face of a tiled floor does not close it. That is injection or a full re-waterproof, and the choice between them is set out in injection versus membrane waterproofing and PU injection for a leaking ceiling.
The substrate moves. A rigid coat over a crack that opens and closes fails at the crack, and reapplying the same product produces the same result. That is the case for a flexible system, and it is a specification decision to make before ordering, not after the second failure.
The real problem is grout, not waterproofing. Water going through open grout joints into a sound slab is a re-grouting job with a completely different price. Grouting versus waterproofing separates the two, and it is worth reading before anyone hacks a floor.
