A spec-and-selection look at Dulux Aquatech Max — the published use list, the constant-immersion limit that rules out tanks and ponding decks, and how to hold an applicator to the coverage.

Dulux Malaysia describes Dulux Aquatech Max Waterproofing as a super durable, easy to apply, thick and elastomeric waterproof coating made with fine pigments and an extremely durable high bond polymer. Its stated HydroResist technology is described as forming a tough yet flexible barrier film over porous surfaces, to bridge cracks and to prevent water seepage and fungal attack, and Dulux states that it can bridge cracks up to 2 mm. The features Dulux lists on the product page are HydroResist technology, excellent waterproofing, advanced crack guard, foot trafficable and self-priming. It is sold in 5 kg and 20 kg packs.
Two words in that description do most of the work. Elastomeric means the cured film is meant to stretch rather than sit rigid, which is why a crack-bridging claim is attached to it at all. Coating means it is a liquid applied to a surface and built up in coats, so its performance is a function of how much material ends up on the substrate and how well that material is stuck down — not of what is written on the pail. Everything else on this page follows from those two words.
This page is about where this one product fits and how to hold an applicator to its own data sheet. Manufacturers publish a use list for a reason, and the useful discipline is to check your job against it before you check the price. Dulux Malaysia lists the following areas for Aquatech Max, and also describes it for exterior wall dampness protection and for interior walls and ceilings in areas of high water usage.

Dulux states plainly that Aquatech Max is not recommended for constant immersion in water, and that it should not be applied during rain or in wet conditions. The first of those two sentences settles more Malaysian arguments than anything else on the data sheet, because a very large share of the jobs people want to use a roof-and-wall coating on are immersion jobs in disguise.
The practical test is simple: after heavy rain, does water sit on this surface for more than a few hours? If yes, drainage is the first item on the quotation and the coating is the second. A coating applied over a ponding problem is being asked to do a job its own manufacturer says it is not for.
Malaysian quotations use “waterproofing” for two quite different things, and the blur is where most disappointment comes from. A coating is a liquid film built up in coats on a prepared surface. A membrane system is a specified build-up — primer, detailing at every junction, reinforcement at cracks and corners, a stated dry film thickness, sometimes a protection layer — designed as a whole. Aquatech Max is sold as a coating, and Dulux’s own instructions describe a coating job: a self-priming first coat, then further coats to a stated coverage.
The crack-bridging claim sits inside that frame. Dulux states the film can bridge cracks up to 2 mm, and that is a real property of a cured elastomeric film at its stated thickness. What it is not is a promise about a structural crack that is still moving, or about a crack in a substrate the film never bonded to properly, or about the film thickness you actually get when three coats become two on a Friday afternoon. Crack bridging is a property of a correctly built film, so it is a claim about the application as much as about the product. The question to put to a contractor is therefore not “is this a good product” but “what system are you warranting on this substrate, and what is in it besides the pails?” What a waterproofing warranty is actually worth covers how to read the answer.
Dulux Malaysia’s Aquatech range contains more than one product, and the two get ordered interchangeably because the range name is what people remember. They are not interchangeable, and the difference is precisely the immersion question above.

Read the two water-exposure rows next to each other and the ordering rule writes itself: if the surface holds water, the range has a different product for it. As with any brand family, put the full product name as printed on the pack into your quotation rather than the range name, and photograph the delivered pails before anything is opened.
A coating is only as good as what it is stuck to, and on a Malaysian roof or wall the substrate is rarely ready as found. Preparation is also the line most easily deleted from a cheap quotation, because it is invisible in the finished result and expensive in labour.
The substrate has to be sound, clean and dry. Sound means no friable render, no drummy screed, no loose old coating — anything that is already letting go takes the new film with it. Clean means the algae, moss, dirt and chalk that build up on an exposed Klang Valley surface have been removed rather than painted over; a film bonded to a layer of grime is bonded to grime. Dry matters twice over, because Dulux states the product is not to be applied during rain or in wet conditions, and because moisture trapped under a film is the standard cause of blistering and peeling. That failure pattern is set out in paint bubbling and peeling.
Cracks and joints are prepared before coating, not bridged by hope. A crack wider than the product’s stated bridging capability, a moving joint, or a junction between two different materials needs its own detail first. And the surface has to drain: falls, outlets and gutters are corrected before anything is coated, because no film cures a drainage defect.
Dulux Malaysia publishes a three-coat sequence for Aquatech Max, and it is worth stating precisely because it is the part most often shortened. The first coat is a self-priming coat, applied diluted with water by up to 30 per cent, and allowed to dry for four to six hours. That is followed by two to three coats of undiluted product applied by roller, each at right angles to the one before, with an overcoating time of four to six hours under normal conditions. Dulux also states a minimum drying time of 24 hours before the surface is put to full use.
Three things in that sequence deserve attention. The dilution belongs to the first coat only — it is there to let the primer coat soak into a porous surface, not to make the material go further, and diluting later coats quietly reduces the film you are paying for. The right-angle direction between coats is not decoration; it is how an applicator gets even coverage and how thin patches from one pass get covered by the next. And the four-to-six hour window collides directly with a Klang Valley afternoon: a coat applied at two o’clock has not achieved its recoat interval before the storm arrives.
Practically, that means roof and deck coating is morning work through the wet months, planned in sections that can be finished and left safe. A contractor who proposes to lay three coats on a large roof in one day is telling you the recoat intervals are not going to be honoured. Coverage is the single figure that separates a waterproof film from a thin decorative one, and it is the figure this page deliberately will not print. Dulux Malaysia publishes a forced coverage figure for Aquatech Max across the three-coat sequence including the priming coat, but the way that figure is expressed differs between Dulux’s own pages, and a coverage number quoted in the wrong orientation is worse than no number at all — it would let an applicator justify roughly half the material.
So do this instead, which is better practice anyway:
Contractors who work to a stated coverage will hand this over without hesitation, because it protects them too. The reverse is also true, and it is the most reliable single filter in the whole exercise.
Dulux lists interior floors under tile among the areas for Aquatech Max, so this is not a case of a product being used somewhere its maker never intended. But a Malaysian bathroom is a demanding version of that use, and two questions have to be answered before a shower floor is committed to any coating.
The first is whether the floor ponds. A shower floor with correct falls sheds water to the trap and dries; a floor with a flat spot or a reversed fall holds it. Given the constant-immersion limit, that distinction is not cosmetic. The second is what the rest of the system is: the upstand height at every wall, the detailing at the floor trap and pipe penetrations, the treatment at the wall-floor angle, and a ponding test before tiling. Those items decide whether a bathroom leaks far more often than the choice of tin does, and they are set out in bathroom waterproofing and bathroom waterproofing requirements.
If you are re-doing a bathroom, the sensible question to a contractor is which complete system they are proposing and warranting for a wet area — not which brand of pail is in the van. If the answer is a single product name and nothing else, the specification is incomplete regardless of whose name is on it.

Once the last coat is on there is very little to see, so the checks belong in the programme rather than at the end of it. Ask for a photograph of the prepared substrate before the first coat, so you can see what was removed. Ask for a photograph after each coat across the whole area, including the parapet upstands, the drain surrounds and the awkward corners that get missed. Count the empty pails against the calculated total and take a photograph of them together.
Then test it. On a roof or a deck, a hose test working from the low side upwards, run long enough to load the details, with someone underneath watching, is the minimum. On a floor that will be tiled, a ponding test before the tiles go down is the only honest proof, and it should be filled and read with you present. Afterwards, treat the coating as a maintained surface rather than a solved problem: keep outlets and gutters clear, look at it before each wet season, and deal with a small area of damage while it is still small.
