The cheapest termite protection a building will ever have is the one applied before there is a building. Here is how it is programmed, specified, priced and recorded on a Malaysian new build or extension.

Pre-construction anti-termite treatment is the treatment of the ground as a building’s foundation and slab go in, so that the finished structure sits on a protected zone from day one. The critical thing is the window. The treatment is applied to prepared ground at specific points in the build sequence, and once the concrete is down that opportunity is gone for the life of the building. On larger or higher-spec projects a reticulation (piping) system can be laid under the slab during construction so the zone can be replenished later without drilling — valuable precisely because it is impossible to retrofit. The work is licensed: pesticide applicators in Malaysia are licensed through the Pesticides Board (Lembaga Racun Makhluk Perosak, under the Pesticides Act 1974).

What pre-construction treatment actually is

Subterranean termites live in the soil and travel up into a building to reach timber. Pre-construction treatment works on that route rather than on the insects: the ground beneath and around the building is treated as the substructure goes in, so that a continuous protected zone exists between the colony’s territory and your structure from the day the building is finished. It is preventive work on an empty site, commissioned by whoever is building — a developer, a contractor, or a homeowner putting up a house or an extension.

It is worth being precise about what this page is and is not. This is the builder’s job, done in a window that opens and closes during construction. The two are so often confused in conversation that quotations get compared across them, which is how a builder ends up thinking pre-construction treatment is expensive when in fact it is the cheapest intervention available anywhere in the life of the building.

Why it happens before the slab, and never after

The logic is entirely about access. Before the concrete goes down, the ground the building will sit on is open, level and reachable — every square foot of it, plus the trench lines and the service penetrations. Once the slab is cast, that same ground is under a hundred millimetres or more of concrete, and reaching it again means drilling through a finished floor from inside a furnished house. That is why the corrective version of this work is both more disruptive and more expensive than the preventive version, and why the preventive window is worth planning around rather than fitting in.

Continuity is the other half of it. A treated zone protects only where it is continuous; a gap is simply a route. On open ground before the slab, continuity is achievable by design. Afterwards, it has to be reconstructed from outside and underneath, around whatever is in the way. This is the reason that, on this subject as on so much of pest work, coverage and correct application matter far more than the brand of chemical — and it is why this guide prints no product name, no active ingredient and no application rate. Those belong in the licensed applicator’s written specification for your site, not in a figure copied off the internet by a homeowner trying to check up on them. What you should be checking is that the treatment was continuous, that it was applied at the right stages, and that it was recorded.

Where it fits in the build programme

The single biggest cause of a new house going up without treatment is nobody owning the item in the programme. It falls between the main contractor, who thinks the specialist will call, and the specialist, who is waiting to be called. Put it on the programme as a named activity with a predecessor, and make it somebody’s job to book it.

Two programme realities to plan for. The applicator needs the ground in a particular condition and needs the following trade held off for a period afterwards — so it is a sequencing item, not a task that can be squeezed in around other work. And weather matters: heavy rain on open ground changes what is possible, which in the Klang Valley means the item should have float in the programme rather than sitting on the critical path with a day to spare. There are two things you can buy at this stage, and they are complements rather than alternatives. The choice is genuinely a budget and building-value decision, and it should be made at design stage because one of the options cannot be added later at any price.

The point people miss about reticulation is that it is worthless without its paperwork. A system laid under a slab whose layout nobody recorded is a system the next contractor cannot use, which makes it an expense rather than an asset. Make the as-laid drawing a condition of payment, and put it in the house’s document file alongside the drainage and electrical as-builts.

Who is allowed to carry it out

This is licensed work, not general labour. Malaysia licenses pesticide applicators through the Pesticides Board (Lembaga Racun Makhluk Perosak, under the Pesticides Act 1974), so the work should be carried out by a properly licensed operator with trained applicators — ask, and expect a straight answer with documents. A general contractor’s labourer with a drum and a pump is not the same thing, however confident he sounds, and on a job where the whole value is in correct and continuous application, the competence of the person applying it is not a detail.

Questions worth asking before you appoint: is the company licensed, and who are the trained applicators who will actually be on site; what written method will be used on this site, given its soil and its build-up; what records will be produced and when; what warranty is offered, in writing, and by whom; and what the operator requires of the main contractor in terms of ground condition and sequencing, so that a failure to meet it does not silently void the warranty. Three things move a quotation. Area and shape: a long thin footprint has more perimeter per square foot than a square one. Ground conditions and access: a tight site where the applicator has to work around plant costs more than an open one. Scope: whether the price covers the under-slab stage only or includes the return at backfill. Put the rate per square foot and the measured area on the quotation and check the multiplication — and treat any quotation that will not show the rate as a reason to ask another company. The certificate, the records and the handover pack

Treatment that happened but was not recorded is, for every practical purpose that matters later, treatment that did not happen. Nobody can see it. It is under a slab. The only evidence that will ever exist is the paperwork produced on the day, and the person who needs it — a buyer’s solicitor, a valuer, a future pest operator, or you in eight years’ time — will not be there to watch.

Require, as a condition of payment: a treatment certificate naming the site, the licensed company and the date; a statement of the areas and stages treated, and the measured area they correspond to; the written method used; photographs of the treated ground before the pour, which cost nothing and settle every later argument; the as-laid drawing if a reticulation system was installed; and the warranty document with its terms and its start date. File all of it with the building’s other completion documents rather than in the contractor’s van. The warranty: what it covers and when it lapses

Pre-construction treatment normally comes with a warranty from the applicator, and it is worth reading rather than filing. Two features catch people out. The first is that it is finite. A soil treatment warranty runs for a stated period and then ends, and the protection it warrants is itself not permanent — the trap, as our home maintenance checklist → puts it, is assuming that cover on a new home is permanent. It is not; it lapses, and a house that has quietly passed its warranty date is a house with no protection and no plan.

The second is that warranties carry conditions, and some of the conditions are things a homeowner does afterwards without thinking. Building a structure against the house, changing ground levels, planting heavily against the wall, or excavating and backfilling around the perimeter can all disturb a treated zone, and the warranty will usually say so. Read what is excluded before you landscape. Put the warranty expiry date in a calendar with a reminder a few months ahead, so the decision about what to do next is taken deliberately rather than after something has happened. And keep the warranty with the certificate — a warranty whose supporting records have been lost is difficult to claim against.

Extensions, rebuilds and the join to the old house

Extensions are where this subject is most often skipped, because it feels like a small job attached to an existing house rather than a new build. It is not: the extension has its own new ground under its own new slab, and that ground gets exactly one opportunity to be treated. Whether the original house was ever treated is irrelevant to the decision — if anything, an untreated old house makes the new work more worthwhile, because an extension adds a fresh route of exactly the kind termites use.

The detail that needs thinking about is the join. The interface between old structure and new is a discontinuity by definition, and a treated zone that stops at the edge of the new slab leaves the join unprotected. Raise it explicitly with the applicator and have the answer written into the method for your site. The same applies to a rebuild on an existing footprint, to a new porch or car porch slab, and to a detached structure such as a guard house or store built later in a garden. Mistakes that leave a new building unprotected

Leaving it out of the specification. If it is not written into the tender documents and the bill, it is not priced, and a verbal understanding with a contractor does not survive the day the pour is booked. Specify it with the rest of the substructure works.

Nobody owning the booking. The classic failure: everyone assumes someone else called the applicator, and the concrete arrives on schedule. Name the item on the programme and name the person responsible for it.

Buying the under-slab stage and assuming the perimeter is included. Read the scope. A return visit at backfill stage is a separate activity, and a treated footprint with an untreated perimeter is an incomplete zone.

Letting price alone choose the applicator. The entire value of this work is correct and continuous application by a competent person, and it is invisible the moment it is finished. The cheapest quotation on a job nobody will ever be able to inspect is a poor bet. Check the licensing, as above.

Not collecting the records. No certificate, no photographs, no as-laid drawing, no warranty — and in five years there is no evidence that anything was ever done. Make the pack a condition of payment, when you still have leverage.

Disturbing the zone afterwards.
