Small dark droppings piling up in one place, squeaking from the roof around dusk and dark rub marks at a gap under the roof tiles usually mean bats are roosting in the roof space. Do not seal them in or poison them: find the exits at dusk, let the bats leave, then close every gap and clean up the droppings safely. The signs of bats in the roof

Bats that live in houses in Malaysia are usually small, insect-eating species. They rest in the roof space by day and fly out to feed at dusk. Because they are small and quiet, many owners only notice them once the droppings build up.

  • Droppings in a heap: small, dark droppings collecting under one spot in the roof space, on a window sill or on the floor below a gap.
  • Squeaking at dusk: high-pitched chatter from the roof or the eaves, loudest just before the bats fly out.
  • Rub marks: dark, greasy smears around a gap under the tiles, at the fascia or at a vent, where the bats squeeze in and out.
  • Smell: a sharp, ammonia-like smell that grows as the droppings and urine build up.
  • Ceiling stains: brown patches on the ceiling board below the roost.

The simplest check is to stand outside at dusk and watch the roof line. Bats leaving one after another from the same gap confirm both the problem and the main exit.

People often mistake a bat roost for rats. The droppings are the easiest way to tell.

Why bats choose roof spaces

A roof space gives bats what they need by day: darkness, shelter from rain and a steady, warm temperature. They squeeze in through surprisingly small gaps: under the first row of roof tiles at the eaves, behind a loose fascia board, through an unscreened gable vent or the gap at a ridge. Houses near trees, open land or water, where insects are plentiful at night, are the most likely to have them.

Health and safety: handle the droppings with care

Droppings and urine soil the ceiling boards and insulation below a roost. Treat them as contaminated. Do not sweep them up dry, because that puts dust into the air. Never pick up a bat with bare hands, alive or dead. A frightened bat can bite. If one is inside a room, close the internal doors, open a window, switch off the lights and let it find its own way out at dusk.

Do not seal them in or poison them

Insect-eating bats are useful animals: they feed on insects at night. Killing them with poison or sealing the exits while they are inside leaves dead bats in the roof space, which brings a lasting smell and more cleaning, and trapped bats may find their way down into the house instead.

Bats are wild animals. Ask PERHILITAN or a pest-control operator for advice before anything is done to the bats themselves, especially for a large colony.

Finding the exits at dusk

  1. Pick a dry evening and watch each side of the roof from just before sunset until dark.
  2. Note every gap the bats leave from; there is often one main exit and a few smaller ones.
  3. Repeat on a second evening from the sides you could not see the first time.
  4. In daylight, check the same spots for rub marks and droppings, and look for other gaps of a similar size along the roof line.

Letting them out, then sealing

The idea is simple: the bats leave at dusk as usual, and cannot get back in. In practice it is done in stages, after advice from PERHILITAN or a pest-control operator:

  1. Close the smaller gaps first in daylight, leaving the main exits open.
  2. Fit the main exits so bats can drop out but not return, for example with a loose flap of netting hanging over the gap.
  3. Watch again at dusk for several evenings until no bats leave and none return.
  4. Seal the main exits permanently with mortar, a new closure piece, a repaired fascia or a strong mesh.
  5. Clean out the droppings and replace any soaked ceiling boards and insulation.

If you see young bats, or hear a lot of squeaking from the roof during the day, wait and ask for advice before closing anything, because young bats cannot fly out on their own.

Repairs after the bats have gone

The permanent fix is a tight roof edge. That can mean re-bedding the first row of roof tiles and their closures at the eaves, replacing cracked or slipped tiles, renewing a rotted fascia or a sagging soffit, and screening gable and roof vents. Inside, ceiling boards stained by droppings and urine are cut out and replaced, and soiled insulation is removed and renewed before the ceiling is repainted.
