A one-off visit suits a single problem that has a clear cause: ants trailing into the kitchen, a wasp nest under the eaves, cockroaches after a neighbour's renovation. A package or contract suits a problem that keeps returning, a landed house backing onto a drain or a field, and any business that has to show a pest record.

What moves the price

  • The pest. Crawling insects are the cheapest; termites and bed bugs are the most expensive because of the work and the follow-ups.
  • Size and layout. A studio condo and a corner bungalow with a garden are different jobs.
  • How bad it is. A long-standing infestation needs more product, more time and more visits.
  • Access. Roof voids, ceilings, high eaves and crawl spaces add time and equipment.
  • Follow-up visits. Bed bugs and termites need planned return visits; ask whether they are in the price.
  • The method. Baiting, spraying, heat and proofing are priced differently for the same pest.

Termites: the expensive one

Termite work is priced in the thousands because it protects the structure. Bed bugs are priced by the room because every room with a bed or sofa has to be treated. Pigeon spikes run RM25 – RM60 per metre and netting RM10 – RM30 per sq ft.

Comparing quotes: what should be written down

  1. The pest, the areas to be treated and the method (baiting, spraying, heat, proofing).
  2. How many visits are included, and when the follow-ups happen.
  3. What happens if the pest comes back within the agreed period, and who pays for the return visit.
  4. What you must do before and after: emptying cabinets, washing linen, keeping children and pets out.
  5. What is excluded, such as ceiling access, roof voids, drains or the garden.

A cheap quote that leaves out the follow-up visit is often the most expensive one by the time the problem is gone.

The building repairs that stop pests coming back

Treatment kills the pests that are there; the building decides whether more arrive. Gaps around pipes under the sink, open weep holes, broken ceiling boards, gaps at the roof eaves, missing door bottom seals and unsealed floor traps are the usual ways in.
