Sri Petaling is a residential township in the southern part of Kuala Lumpur, sitting roughly between Bukit Jalil to the north-west, Puchong to the south-west, and Old Klang Road to the north. The township spans approximately 620 acres and is entirely within the Federal Territory of Kuala Lumpur, placing it under DBKL (Dewan Bandaraya Kuala Lumpur) jurisdiction.
Sri Petaling's character comes from two distinct development eras. The original township, developed from the late 1970s through the 1990s, is anchored by landed terraces and low-rise flats along Jalan Radin Bagus and surrounding streets. The second wave, from around 2010 onwards, has brought a steady stream of condominiums and serviced apartments, particularly along Jalan Radin Anum and closer to the Bukit Jalil LRT station (Kelana Jaya Line). UOA Group's Aster Hill development and other high-rises have transformed parts of the township into a denser, more urban profile — while the original streets behind remain quietly residential.
For renovation purposes, this two-era history is the defining factor: an older Sri Petaling terrace has a very different scope and budget from a newly completed condo unit in the same postcode.
| Property type | Typical build era | Key renovation needs | Indicative full reno cost |
|---|---|---|---|
| Original single-storey terrace | 1978–1990 | Full rewiring, re-piping, kitchen & bathroom overhaul, roof inspection | RM55,000 – RM120,000 |
| Double-storey terrace | 1985–2000 | Rewiring, bathroom remodel, kitchen upgrade, flooring, painting | RM70,000 – RM150,000 |
| Condo / serviced apartment (mid-tier) | 2005–2015 | Kitchen, bathrooms, carpentry, flooring, painting | RM42,000 – RM85,000 |
| Newer high-rise | 2015 – present | Cosmetic upgrade, feature wall, built-in carpentry | RM30,000 – RM65,000 |
A significant number of Sri Petaling properties are leasehold (99-year titles), which can affect resale calculations but has no bearing on the renovation scope itself. Several newer parcels have been launched as freehold. Always check your land title before making investment-driven renovation decisions.
| Scope | Older landed terrace | Condo / serviced apartment | Key cost driver |
|---|---|---|---|
| Cosmetic refresh | RM20,000 – RM45,000 | RM15,000 – RM28,000 | Surface area, painting |
| Mid-range (kitchen + bathrooms + flooring) | RM55,000 – RM110,000 | RM35,000 – RM75,000 | Wet trades, cabinet spec |
| Full renovation incl. rewiring / re-pipe | RM80,000 – RM155,000 | RM50,000 – RM90,000 | Electrical + plumbing age |

The original Sri Petaling landed stock — single- and double-storey terraces along Jalan Radin Bagus, Jalan Radin Tengah and the surrounding streets — dates largely from the late 1970s to mid-1990s. These homes were built to standards of their era and many have had only superficial maintenance since. Key issues to check before fixing a renovation scope:
The good news: once the services are addressed, Sri Petaling terraces often have generous plot sizes relative to newer townships, allowing proper wet-dry kitchen layouts and covered car porches that are impossible in higher-density developments. The renovation investment is usually recoverable through higher rental yields or sale prices, given the area's proximity to Bukit Jalil Stadium, the LRT and the upcoming Bandar Malaysia development.
The newer condo belt along Jalan Radin Anum, Bukit Jalil and surrounding roads has become one of KL south's more active rental and investment markets. The Bukit Jalil LRT station provides direct connectivity into the city, and proximity to Bukit Jalil Sports City (home to national events and concerts) drives short-term and long-term rental demand alike.

An illustrative mid-range renovation budget for a 1,500 sq ft double-storey terrace in the original Sri Petaling township — a planning guide, not a quote:
| Item | Indicative cost | Notes |
|---|---|---|
| Electrical rewiring (full house) | RM14,000 | New consumer unit, earthing, all circuits |
| uPVC re-piping (full house) | RM9,000 | Replace galvanised steel supply pipes |
| Kitchen (wet & dry, MR plywood) | RM26,000 | ~50 sq ft, mid-range finishes |
| 2 bathrooms (full remodel) | RM26,000 | RM13k each, incl. waterproofing |
| Flooring (vinyl plank, downstairs) | RM7,000 | ~600 sq ft living & dining |
| Built-in carpentry (wardrobes + TV) | RM16,000 | 3 bedrooms + living feature wall |
| Painting (full house, 2 coats) | RM7,000 | Interior walls & ceilings |
| Contingency (10%) | RM10,500 | Roof, hidden leaks, surprises |
| Total | ~RM115,500 |
A cosmetic-only version (skip rewiring, re-piping and just do painting + kitchen surface refresh) could come in at RM35,000–RM55,000 — but this defers the services upgrade rather than eliminating it. A premium renovation with custom cabinetry, marble bathroom tiles and smart-home wiring could exceed RM180,000.
