For landed homes adding a tube well: pump types, filtering sand and iron, safe separate piping, and what to ask before drilling.
📍 We serve KL, Selangor & Putrajaya.

A well water system for a Malaysian landed home is three jobs: a specialist drills and lines the tube well, a pump lifts the water, and a filter takes out the sand, iron and sediment before the water goes into its own separate pipework for the garden, car washing and toilets. A submersible pump sits down the bore; a surface pump sits beside it. Treat well water as non-potable until a laboratory test says otherwise, and never connect it to the mains supply. For context, ClickBina's guides put an outdoor master filter at RM1,500 – RM3,500 and a standard automatic pump at RM800 – RM2,500, supply and install (indicative 2026, Klang Valley); a well setup is quoted on its own parts.
A tube well is a narrow bore drilled into the ground and lined with a pipe; Wikipedia describes the tube as 100–200 mm wide, with a strainer at the lower end and a pump that lifts the water. In a Klang Valley terrace, semi-D or bungalow the well usually sits in the garden or beside the car porch, and it feeds the jobs that use a lot of water but do not need drinking-quality water: watering plants, washing the car and the porch, flushing toilets and topping up a fish pond.
The household side of the job starts where the driller stops. Once the bore is drilled, cased and sealed, someone still has to choose and fit the pump, wire it safely, put a filter on the outlet, and run a separate set of pipes to the taps that will use the water. That part is what this guide covers.
| Part | What it does | Who usually handles it |
|---|---|---|
| Bore and casing | The drilled hole and the pipe lining that stops it collapsing | Specialist well driller |
| Screen or slotted casing | Lets water in while holding back most of the sand | Specialist well driller |
| Sanitary seal at the top | Stops surface water and dirt running down the outside of the casing | Specialist well driller |
| Pump | Lifts the water out of the bore | Plumbing and pump contractor |
| Pressure switch or controller | Starts and stops the pump as taps open and close | Plumbing and pump contractor |
| Filter | Removes sand, sediment, iron and smell | Plumbing contractor |
| Separate pipework and taps | Carries well water only to the points that use it | Plumbing contractor |
| Power supply | A dedicated, protected circuit to the pump | Electrician |
Most owners who ask about a well have lived through a long supply interruption. A full roof tank lasts a day or two; a garden, a car and a family's toilets get through it quickly. Our step-by-step guide to having no water in the house covers what to check when the taps run dry, and a well is one way to keep the outside jobs going while the mains is off.
Groundwater is a regulated water resource. In Selangor the state water-resources regulator is Lembaga Urus Air Selangor (LUAS), whose services include water-resource abstraction and which deals with both surface water and groundwater. Ask LUAS (or the equivalent authority in your state) what applies to a domestic well at your address before you pay anyone to drill, and check your title and any residents' association or strata rules as well.
Drilling is specialist work with its own rig, crew and geology knowledge, and the depth needed depends on how deep the water table is at your site. Ask the driller to tell you in writing the depth reached, the casing material, where the screen sits, and how the top of the well is sealed. Those details decide which pump fits and how much sand the filter will have to deal with.
Two kinds of pump are used on home wells. A submersible pump has a sealed motor joined to the pump body, and the whole unit is lowered into the water; Wikipedia notes that multi-stage submersibles are the type typically lowered down a borehole for residential water extraction. A surface (jet) pump stays above ground and draws the water up.
| Submersible pump | Surface (jet) pump | |
|---|---|---|
| Where it sits | Down the bore, under water | Beside the well, above ground |
| How it moves water | Pushes water up to the surface | Creates suction and draws water up |
| Suits | Deeper water levels | Shallow water levels |
| Noise | Very quiet, it is underground | Audible; needs a shelter or pump house |
| Servicing | Must be lifted out of the bore | Easy to reach |
| Sand | Wears if the bore delivers a lot of sand | Also wears; a strainer before it helps |
Whichever type is used, it should be sized by the driller's figures for water level and yield, not by guess. A pump that can draw faster than the well refills will run dry and burn out. The same pressure-control ideas used on the mains side apply here too; our transfer pump vs booster pump guide explains how pumps are switched on and off by pressure.
Well water is not the same as treated mains water. Wikipedia's tube well article explains that water drawn from soft ground often carries sand or silt that wears pump valves quickly, and that groundwater with little contact with air is low in oxygen, so metals in the surrounding ground can dissolve into it. In practice owners see three problems: grit in the water, orange or brown staining from iron, and sometimes a smell.
| What you see | Likely cause | Usual treatment |
|---|---|---|
| Sand or grit in the bucket | Fine sand passing the screen | Sediment or sand filter before anything else |
| Orange or brown stains on tiles and the car porch | Dissolved iron that turns to rust in air | Iron-removal media in a filter vessel |
| Cloudy water that clears when left standing | Fine silt | Sediment filter with backwashing |
| Rotten-egg smell | Dissolved gases in groundwater | Aeration or carbon media, after a test |
| White scale on taps and shower heads | Hard water | Softening media, if the test shows hardness |
The equipment is close to the outdoor master filter used on mains water. Our whole-house water filter guide explains how those backwashing vessels work, and the water softener guide covers hard water. The difference with a well is the load: well water may carry far more sand and iron, so the filter media is chosen from a test of your water rather than from a standard package. Get the water tested first; it is the only way to know which media to buy.
Treat well water as non-potable unless a laboratory test shows it is safe to drink. Wikipedia's tube well article stresses that water from tube wells should be tested for metals before long-term drinking, because a well gives direct access to groundwater. A sediment and iron filter makes the water clear; it does not make it drinking water.
A well pump is an electric motor working outdoors next to water, so the wiring matters as much as the pump. Suruhanjaya Tenaga's domestic wiring guideline says an electric motor above 373 W (0.5 HP) and up to 2,238 W (3.0 HP) must be connected permanently on its own circuit to a 20 A or 32 A circuit breaker or fuse, with an isolator and a motor starter. Smaller pumps still need a protected supply and weatherproof connections.
There is no ClickBina price for a complete well, because drilling is quoted by the specialist driller and depends on depth and ground. The pump-and-filter side uses the same kind of equipment as these published figures (indicative 2026, Klang Valley); a well pump and well-water filter are quoted on their own specification.

💬 WhatsApp for a quoteA quote for the pump-and-filter side should list the pump type and model, the controller, the filter vessel and media, the length of separate pipework and the number of taps, and whether the electrical circuit is included. The booster pump guide shows how a pump quote is broken down.
Rust-coloured water is not always a well problem; if the mains taps also run brown, our guide to rusty or brown tap water explains the usual causes.
