Rawang is the northern end of the Selayang council (MPS) area, not a council of its own, so house additions here go to MPS’s Building Department in Bandar Baru Selayang. The council has shown in Rawang that it enforces the details: it has pulled down construction hoarding built onto a road in Bandar Tasik Puteri and a guardhouse put up without permission in Bandar Country Homes. Rawang began as a tin-mining town and has grown into one of the residential centres of Greater Kuala Lumpur, with older estates around the town centre and newer landed and multi-unit townships around it. Mukim Rawang is the largest of MPS’s three mukims at 263 sq km, with 299,095 residents by the council’s count; the N.14 Rawang state seat recorded 146,997 in Census 2020. North of the mukim, the neighbouring council is Hulu Selangor.

Three of the eight main towns MPS names in its area are Rawang townships: Bandar Baru Rawang, Bandar Tasik Puteri and Bandar Country Homes. Kota Emerald has since joined them, and the old coal town of Batu Arang, which MPS describes as a mining town from before the Second World War to the 1960s, is now kept as a heritage town with its tunnels and chimney remains. Rawang railway station, on the KTM Komuter and ETS lines, serves the town.

MPS routes for Rawang homes

MPS’s Building Department runs two routes that most Rawang homeowners will meet. Its permit section processes plans for additions to an existing house as built on site, and plans for building a single detached house on an individual lot — the route for owners of kampung or larger lots who rebuild rather than extend. The same department monitors the Borang B notices it receives for those jobs: under the Uniform Building By-Laws 1984, Borang B tells the council that approved work will begin four days after it is received.

Temporary structures are a separate matter. The department also processes annual permits for temporary buildings and structures, and it enforces conditions on them. On 7 November 2023 MPS demolished construction hoarding that a developer had built onto the road at Jalan 7A/3, Bandar Tasik Puteri, in breach of its conditions, and gave the owner seven days to clear the rest. On 18 June 2025 it demolished a guardhouse built without permission on Jalan 12/2, Bandar Country Homes. Both were done under the Street, Drainage and Building Act 1974.

For a homeowner the practical reading is simple: a site hoarding, a skip on the road or a residents’ guardhouse is council business, just like the extension behind it. Budget for the approvals alongside the building work.

Rawang housing by generation

  • Older estates near the town centre. Houses from Rawang’s first housing phases are now old enough that roofs, rear kitchens and bathrooms are due for renewal, and many will have been extended before — confirm what is on record before adding more.
  • The big townships — Bandar Country Homes, Bandar Tasik Puteri, Kota Emerald. For a landed home here, the usual briefs are a kitchen extension, a car-porch roof, grilles and fencing, and floors that have started to crack or lift.
  • Newer strata homes: interior fit-outs under the management’s rules.

Old mining ground and new townships

Rawang’s history is written in its ground. Tin mining shaped the town, and nearby Batu Arang was a coal-mining town until the 1960s. Where a house stands on former mining land, settlement can show up as cracks in yard slabs, porch floors that drop away from the house, or tiles that pop indoors. For anything heavier than a light rear extension, it is sensible to have an engineer look at the ground and foundations first rather than rely on the original house’s behaviour.

The townships bring the opposite problem: rows of near-identical houses, where the same detail fails in the same way along a whole row — a porch roof that leaks where it meets the house wall, or a yard slab that sends water towards the kitchen. Neighbours comparing notes is often the fastest way to diagnose a defect in Rawang’s newer estates.
