Rooftop solar on a commercial building is a roof project, an electrical project and a utility application at the same time. Here is how the three fit together in the Klang Valley — and what your tender has to itemise before you can compare two bids.

A commercial rooftop solar installation puts generation on a factory, warehouse, shoplot, office or strata roof to offset what the business draws from the grid during the working day. Unlike a home system, the sizing question is set by your daytime load profile, the structural and waterproofing condition of a large roof, and an electrical installation big enough to need proper supervision. We do not publish a commercial price — a business system is quoted after a roof survey, a load study and a grid-connection check, and any number offered before those three is a guess. What a commercial rooftop solar project actually is

Three projects run at once and any one of them can sink the other two.

It is a roof project: several hundred to several thousand square metres of existing roof has to carry new load, keep water out around every new fixing, and stay accessible for maintenance afterwards. It is an electrical project: an installation of a size that has to be designed, protected, earthed and connected properly, by people the law recognises. And it is a utility project: an application, an approval and a meter change that happen on somebody else’s timetable, not yours.

The commercial logic is different from a home too. A factory or an office consumes most of its electricity in daylight hours, which is exactly when a roof array generates — so the business case usually rests on self-consumption, offsetting units you would otherwise buy, rather than on exporting. That is why the first thing a serious installer asks for is not your roof plan but twelve months of bills and, ideally, your interval consumption data.

How commercial solar differs from a home system

Business owners often arrive having read a residential guide — ours included — and the numbers do not transfer. Here is where the two jobs actually part company:

The last row is the one we see most. Solar has a working life measured in decades; a tenancy or a tired metal roof may not. Sort out which of the three is shortest before you tender.

Can your roof carry it? The structural and waterproofing question

The panels are the cheap part of the risk. The expensive part is what happens to a large roof once you have fixed thousands of components to it and made it difficult to reach:

  • Structural capacity. The array is dead load on a structure designed years ago for something else, and wind uplift on a large tilted surface is a real force. This is an engineering assessment, not a supplier’s opinion — ask who is doing it and what they will sign.
  • Remaining roof life. If the sheeting or membrane has under a decade left, you are about to bury a maintenance problem under an asset that will have to come off to fix it. Re-sheet or re-waterproof first. See warehouse metal roof sheeting repair → and factory & warehouse roof waterproofing →.
  • Every fixing is a penetration. Each one is a potential leak for the next twenty years. The detailing at the fixing, and who warrants it, is the single most important line in the contract — and the reason we wrote solar panel roof leak repair →.
  • Existing leaks. Fix them first. Chasing a leak under a panel array is dramatically harder and more expensive than chasing it on an open roof — see metal roof leak repair →.
  • Access and safety afterwards. Walkways, anchor points and a route to every inverter and combiner. If cleaning and inspection are awkward, they will not happen, and generation will quietly decline.
  • Drainage. Gutters and outlets have to keep working with an array above them, and they still need clearing.

Roof types and how the array is mounted

The mounting method follows the roof, and each type brings its own thing to check before design starts:

Whatever the roof, insist the mounting system, the fixing detail and the sealing method appear in the quotation by name and manufacturer. “Standard mounting” is not a specification.

Grid connection, metering and the application

How your system talks to the grid is a scheme question, and the schemes change. Here is what we can state, and where you must go for the current position:

  • Net Energy Metering (NEM) credits exported units against the units you draw, on a one-to-one kWh basis, so your bill reflects the net. NEM is quota-based and administered through the relevant energy authority.
  • The application is normally the installer’s job. They submit to TNB and the relevant authority on your behalf; when approval comes through, TNB replaces the meter with a bidirectional one and the system is commissioned.
  • Confirm the current scheme, quota status and eligibility before you budget. We deliberately do not print scheme names, caps or quota figures here that may have moved — check the position with your installer and the relevant authority at the time you apply, and make the installer state in writing which scheme they are applying under and what happens to your programme if quota is not available.
  • Self-consumption is usually the commercial case anyway. A business that runs its plant in daylight consumes most of what it generates, so the value comes from units not bought rather than units exported.

Who is allowed to do the work

This is the part of a commercial solar project where cutting corners is both illegal and expensive, so we will state only what is settled and already on our electrical pages.

In Malaysia, wiring and electrical installation work must be carried out by a wireman registered with Suruhanjaya Tenaga (the Energy Commission) under the Electricity Supply Act 1990, and larger or higher-capacity installations fall under the supervision of a registered chargeman. A commercial rooftop array is not a plug-in appliance; it is an installation that connects into your switchboard and must be designed, protected and certified accordingly. Only a registered contractor can issue the electrical certification the utility needs.

Unregistered electrical work is illegal, will not pass the utility, and can void your insurance if a fault causes a fire. Ask your solar bidder, in writing, who holds the registration for the electrical scope — the solar company itself, or a subcontractor — and get the name. What drives a commercial solar price

No number, but no mystery either. These are the items that make one quotation differ from another:

  • System size, set by your daytime load rather than by available roof area.
  • Roof type and mounting system — a clamped seam roof and a ballasted concrete deck are different jobs with different materials.
  • Roof remedial work needed before installation: re-sheeting, re-waterproofing, gutter repairs. Frequently the largest surprise in the whole project.
  • Inverter strategy — central, string, or module-level electronics — and where the inverters are mounted.
  • Cable runs and the connection point: distance from the array to the switchboard, containment, and any switchgear work at the board.
  • Protection, earthing and surge for an installation now spread across a large roof.
  • Access, height and working over live operations, including night or weekend work to avoid production downtime.
  • Monitoring and metering beyond the utility meter.
  • Application handling and the professional input behind it.
  • O&M after handover — cleaning, inspection, inverter attention.

Two quotations that differ by a wide margin usually differ because one of them has priced the roof remedial work and the other has assumed you will do it.

Warranties, monitoring and O&M

Three separate warranties matter and they are usually confused with each other:

  • Panel performance warranty — typically a 25-year linear power-output guarantee. It covers degradation of output, not breakage or workmanship.
  • Inverter warranty — typically five years as standard, ten or extendable from better manufacturers. The inverter is the component most likely to need replacing within the system’s life, so this term is worth paying for.
  • Workmanship warranty — and specifically one that covers roof penetrations and mounting integrity, ideally at least five years. This is the warranty that pays when water gets in, and it is the one most often missing.

Then insist on monitoring you can actually see. A commercial array that silently loses a string can run for months at a fraction of its yield, and nobody notices because the bill is still lower than it used to be. Agree who watches the monitoring, how often, and what they do when output falls — that is a maintenance arrangement, not a hope, and it belongs in a planned preventive maintenance schedule → alongside the rest of your building services.

Mistakes that turn a good solar case bad

  • Installing over a roof that needed replacing. The single most expensive mistake in commercial solar. Removing and reinstalling an array to re-sheet underneath can cost a serious fraction of the original install.
  • Sizing to the roof instead of to the load. Roof area is not a business case. Size to what the operation consumes in daylight.
  • Ignoring the lease term. A tenant funding an array on a landlord’s roof needs the lease, the payback and the removal terms to line up in writing before signing.
  • Treating the electrical scope as an afterthought. Ask who holds the registration before award, not after.
  • Accepting a yield figure with no stated assumptions. If it cannot be explained, it cannot be relied on.
  • No maintenance access. An array laid wall-to-wall with no walkway is cheaper to install and much more expensive to own.
  • Nobody watching the monitoring. Underperformance hides behind a bill that is still lower than last year’s.
